Terri and Jim loved many things about their home, but the outdated, poorly designed kitchen, laundry room that was shoved into the corner of the kitchen, and loft that was annexed from other living spaces needed a complete makeover. The house is nestled on a large lot filled with mature trees that offer filtered morning and afternoon light. Establishing a strong visual link from the front yard through the house and into the back yard was a high design priority, as well as connecting the living spaces with an open floor plan, all without increasing the overall footprint of the home. Agate Architecture's completed remodel includes a full kitchen and dining room renovation, a new mud/laundry room, renovation of the second-floor loft, a new staircase, and exterior improvements. The use of Douglas Fir as a main unifying material and simple clean lines lends a bright Pacific Northwest style, with natural light in abundance. Terri and Jim’s home is now a truly exceptional space for everyday use and family entertaining.

This master bathroom is an oasis of clean, bright design with an abundance of natural light. Our Miami clients wanted a contemporary space, and we gave them hyper modernism with custom materials imported from Italy. A glass walk-in shower with sleek fixtures is a subtle touch to balance the dramatic artwork. Our favorite feature in this master bath is the hand-made mosaic micro tile wall. --- Project designed by Miami interior designer Margarita Bravo. She serves Miami as well as surrounding areas such as Coconut Grove, Key Biscayne, Miami Beach, North Miami Beach, and Hallandale Beach. Exterior forms are emphasized with glass and fiber-cement panels at the top level, soaring over and sheltering containers clad in tougher, leathery Corten Steel at the ground level. Exposed concrete walls and rock-filled gabion retaining was selected to anchor the partially day-lighted basement level and garages to the land. Materials were chosen to be low-maintenance, relatively inexpensive, and to contrast the volumes that express the interior spaces.

Large Experimental Abstract Art Piece Titled: "Out of Line" In a chic contemporary loft space with dark grey concrete walls is a large unique, abstract artwork titled, "Out of Line". The artwork is alive with fluid yet chaotic black lines that seem to be in motion. Blends and blurs of deep turquoise, vibrant orange, and seductive purple are mixed thought the piece. You might imagine this feeling as a 'clean messiness', or a ' luxe grunge style'. It's a eye-catching creative atmosphere for the multicultural urbanite. Art is mounted to an elegant, matte acrylic glass. Art arrives ready to hang. The great room incorporates a living and dining and is open to the kitchen as well as a luxurious back patio. It is the perfect place for entertaining. In this space we used rich wood furniture, including a custom exotic wood scroll bench. Cream and white leather upholstery is predominant with hammered silver nail head trim as accents. An antiqued silver leafed custom bar cabinet in an alcove in the back of the space was custom made just for the client. A floor lamp with crystal accents highlights the gorgeous crystal lamp that rests on the sofa table. A large contemporary art piece on the wall brings in some color and interest. We refinished the walnut strip wood flooring in a darker color for more contrast and placed a custom pony hair area rug to the living room floor for added dimension and luxury. Lots of metal and glass furniture accents are seen throughout. A metallic drapery rod and custom horizontally striped drapery panels over motorized roman shades add a glamorous feel to the space. For an upscale look we used grass cloth and mica wall coverings on the dining room wall. An inlaid walnut sunburst table is surrounded by custom upholstered dining chairs and the focal point is the custom chandelier made with quartz crystal clusters in varied lengths over the dining room table. A player piano in the corner of the room adds to the entertainment ambiance of this new condo. Photography by Erika Bierman
