While adding support and structure to the deck this concrete wall also allows our clients to simply have a seat on the to remove your shoes at the door. The historical society has approved this remodel. As part of that distinction we had to honor the original look of the home; keeping the façade updated but intact. For example the doors and windows are new but they were made as replicas to the originals. The homeowners were relocating from the Inland Empire to be closer to their daughter and grandchildren. One of their requests was additional living space. In order to achieve this we added a second story to the home while ensuring that it was in character with the original structure. The interior of the home is all new. It features all new plumbing, electrical and HVAC. Although the home is a Spanish Revival the homeowners style on the interior of the home is very traditional. The project features a home gym as it is important to the homeowners to stay healthy and fit. The kitchen / great room was designed so that the homewoners could spend time with their daughter and her children. The home features two master bedroom suites. One is upstairs and the other one is down stairs. The homeowners prefer to use the downstairs version as they are not forced to use the stairs. Our clients Bill and Tammy approached us to construct a bonus room above the garage for their exercise equipment with an additional bedroom and bathroom for guests. This project has a few unique challenges including installing a 2 hour fire rated wall so that their home can be considered two separate structures for the Philomath fire marshal (so we don’t need to install a residential sprinkler system). We are also keeping their existing home operational during construction including their furnace and electrical panel which are directly underneath the new addition!

Photo by Mike Force. A first time residential developer approa-ched Kinney & Associates to help him design an addition and remodel to an existing 1100-square-foot residence in East Austin. The program was simple -- he wanted a 3 bedroom, 2.5 bath house that could be sold easily or lived in should he decide to keep it for a while. Kinney & Associates endeavored to keep as much of the existing structure as feasible while delivering a very marketable product that would appeal to a wide range of potential buyers. The final product included a Game/Media Room adjacent a courtyard space that can be used for entertaining or for kids. The Master Bedroom atop the Game/Media lends itself to privacy and seclusion so that the owners can use it as a retreat. The final product is a 2400-square-foot residence that appears to be a small bungalow from the street, but lends itself to downtown views in the rear.

This very large corner site was shrouded in tired and thirsty conventional lawn. Really a bland, uninteresting monoculture—impossible to maintain especially in light of our dwindling resources and our growing understanding about sustainable practices. We chose to approach this project not with the idea that existing lawn is bad, but with respect for what lawn has historically represented: a socially connective tissue. Instead of conventional grass requiring endlessly large amounts of water, chemicals and mowing, this lawn conversion shifts to a naturalistic native meadow mix splashed with wildflowers and drought tolerant native shrubs. It was the clients’ desire to be wrapped by a garden attracting native pollinators and beneficial insects. A wildlife photographer, they wanted the opportunity to open windows and doors and feel immediately connected to a coastal native environment. The handsome new stone walls, stairs and massive boulders became the structural framework containing the loose, coastal sage scrub plant community, holding the landscape together during the dormant months. As we continue to grow our acceptance of and appreciation for climate appropriate California gardens, and embrace the paradigm shift, let us graciously bid adieu to our home’s unsustainable velvet robe.

Infused with elements of serenity and modernity, this living space exudes a sense of tranquility. The room seamlessly integrates natural elements, like the central bonsai tree, with high-tech features for a harmonious living experience. Our clients, a couple in their 40’s, approached us to remodel their Kitchen, which felt cramped and closed off from the rest of the Main Floor. They felt especially isolated when entertaining guests. They love to cook and entertain, but the lack of space made both of those things difficult for them to do. We removed the walls surrounding the Kitchen, opening it up to the rest of the Main Floor. We expanded the Kitchen across the new open area, allowing for a lot more counter space for preparing and serving food. This also gave room for an enormous island, which is perfect for guests to gather around while entertaining. During the planning stage, it was discovered that beams and posts needed to remain in the space for structural support. Our talented designer, Chantal, was able to incorporate the beams and posts in the design of the Kitchen, so they served a logical purpose, rather than feeling like they were in the way. Featured in the new Kitchen are classic black and white cabinets, complemented by brass fixtures and accents. Ample task and ambient lighting was installed in order to brighten up this new space and allow for better visibility when cooking in the Kitchen. We also installed luxury vinyl flooring throughout the space, which is not only stylish,but incredibly durable. From the beginning of the project, our Clients shared with us their concerns about the project staying within the budget, and the accuracy of the timeline for construction. Ultimately, we were able to ease those concerns, as we finished the renovation on time, and within the allotted budget without compromising on the quality or design wishes of our clients. In Seattle's Fremont neighborhood SCJ Studio designed a new landscape to surround and set off a contemporary home by Coates Design Architects. The narrow spaces around the tall home needed structure and organization, and a thoughtful approach to layout and space programming. A concrete patio was installed with a Paloform Bento gas fire feature surrounded by lush, northwest planting. A horizontal board cedar fence provides privacy from the street and creates the cozy feeling of an outdoor room among the trees. LED low-voltage lighting by Kichler Lighting adds night-time warmth. camilleriparismode projects and design team were approached to rethink a previously unused double height room in a wonderful villa. the lower part of the room was planned as a sitting and dining area, the sub level above as a tv den and games room. as the occupants enjoy their time together as a family, as well as their shared love of books, a floor-to-ceiling library was an ideal way of using and linking the large volume. the large library covers one wall of the room spilling into the den area above. it is given a sense of movement by the differing sizes of the verticals and shelves, broken up by randomly placed closed cupboards. the floating marble fireplace at the base of the library unit helps achieve a feeling of lightness despite it being a complex structure, while offering a cosy atmosphere to the family area below. the split-level den is reached via a solid oak staircase, below which is a custom made wine room. the staircase is concealed from the dining area by a high wall, painted in a bold colour on which a collection of paintings is displayed. photos by: brian grech
