A busy family moves to a new home stuck in the 90's in metro Boston and requests a full refresh and renovation. Lots of family friendly materials and finishes are used. Some areas feel more modern, others have more of a transitional flair. Elegance is not impossible in a family home, as this project illustrates. Spaces are designed and used for adults and kids. For example the family room doubles as a kids craft room, but also houses a piano and guitars, a library and a sitting area for parents to hang out with their children. The living room is family friendly with a stain resistant sectional sofa, large TV screen but also houses refined decor, a wet bar, and sophisticated seating. The entry foyer offers bins to throw shoes in, and the dining room has an indoor outdoor rug that can be hosed down as needed! The master bedroom is a romantic, transitional space. These clients knew exactly what they wanted for their home, which like many of the homes in Davis, was stuck in the 1970s. One of the main reasons they purchased the home was the lovely sparkling pool in the backyard. As anyone who lives in the Central Valley knows, a pool is a serious blessing during our long and scorching summers. The homeowners wanted to transform their space so that the indoors effortlessly would flow into the outdoors and the interior would be newly functional to fit their lifestyle and express their awesome Palm Springs Midcentury style. By completing the project in two phases, we were able to touch essentially every surface in the house. We gave them a kitchen which is now much more functional than their old galley kitchen, updated two bathrooms, filled almost all of their wall space to the backyard with sliding glass doors, and updated the paint, windows, doors, and electrical throughout the interior. By choosing a palate of white, black, greys, and light woods, we were able to let our client’s spectacular collection of art and furniture shine. JLP Photography

Sustainable Design Meets Smart Technology This home featured a request from the client to use as many environmentally friendly materials and fabrics as possible. Many common shade manufacturers use materials with PVC plastic, which is known for off-gassing hazardous chemicals that linger in the air in the home for years. The main floor roller shades met the client’s request for an eco-friendly fabric by utilizing motorized shades with GreenScreen fabric. In other rooms, the designer and client wanted the classic look and soft fabrics with roman shades and drapery tracks on several windows in the house. By partnering with the interior designer and fabric workroom, we were able to provide a custom solution for motorization of roman shades and drapery. Lighting Control The client is able control all of the lighting and window treatments in the house with a single control system. This eliminates the need for extra devices on the wall or remote controls that clutter up the space and get lost. By utilizing the custom window treatments, the house is able to conserve energy by keeping the house warmer in the winter, and cooler in the summer by providing insulation and blocking sunlight. The lighting control system further helps to conserve energy by beautifully dimming LED lights as well as using quick buttons that turn off all of the lights in the house, or un-occupied rooms, with the press of a single button. Motorized Window Treatments Motorized window treatments add a high level of convenience to any project, especially those with many windows in hard to reach places. The challenge with many manufacturers is a limitation of style and fabric selection, some may be a s basic as only roller shades. Often times these come with un-reliable, wireless controls. On this Birmingham, MI project completed in March 2019, we partnered with the interior designer and drapery workroom to provide a truly unique solution. The homeowner and designer’s requests included many different styles of window treatments including rollers shades, roman shades and motorized draperies. Typically, this would result in a collection of various shade manufacturers with unsightly remotes scattered across each room or stuck to the wall for control. Utilizing standard offerings, coupled with an incredible team effort by the designer and drapery workroom, we provided all of the requested styles of window treatments, and were able to control them all on a single system. This means that each room has a single, elegant keypad built into the wall that controls not only the window treatments, but the lighting as well. When leaving/entering the home, all of the window coverings can be raised or lowered with a single button press. Shades and draperies can also be set to operate based on the time of day for automatic day-to-day operation using sunlight as a guide. In the end, we achieved convenience, function and sophisticated style.

The existing kitchen was in a word, "stuck" between the family room, mudroom and the rest of the house. The client has renovated most of the home but did not know what to do with the kitchen. The space was visually cut off from the family room, had underwhelming storage capabilities, and could not accommodate family gatherings at the table. Access to the recently redesigned backyard was down a step and through the mud room. We began by relocating the access to the yard into the kitchen with a French door. The remaining space was converted into a walk-in pantry accessible from the kitchen. Next, we opened a window to the family room, so the children were visible from the kitchen side. The old peninsula plan was replaced with a beautiful blue painted island with seating for 4. The outdated appliances received a major upgrade with Sub Zero Wolf cooking and food preservation products. The visual beauty of the vaulted ceiling is enhanced by long pendants and oversized crown molding. A hard-working wood tile floor grounds the blue and white colorway. The colors are repeated in a lovely blue and white screened marble tile. White porcelain subway tiles frame the feature. The biggest and possibly the most appreciated change to the space was when we opened the wall from the kitchen into the dining room to connect the disjointed spaces. Now the family has experienced a new appreciation for their home. Rooms which were previously storage areas and now integrated into the family lifestyle. The open space is so conducive to entertaining visitors frequently just "drop in”. In the dining area, we designed custom cabinets complete with a window seat, the perfect spot for additional diners or a perch for the family cat. The tall cabinets store all the china and crystal once stored in a back closet. Now it is always ready to be used. The last repurposed space is now home to a refreshment center. Cocktails and coffee are easily stored and served convenient to the kitchen but out of the main cooking area. How do they feel about their new space? It has changed the way they live and use their home. The remodel has created a new environment to live, work and play at home. They could not be happier.

Awning windows open out from the kitchen and a cedar wood accent panel is added for good looks. There are bubble windows extruding from the sidewall adding playful character. The round circular windows tie into the round window on display on the other side of the building. This tropical modern coastal Tiny Home is built on a trailer and is 8x24x14 feet. The blue exterior paint color is called cabana blue. The large circular window is quite the statement focal point for this how adding a ton of curb appeal. The round window is actually two round half-moon windows stuck together to form a circle. There is an indoor bar between the two windows to make the space more interactive and useful- important in a tiny home. There is also another interactive pass-through bar window on the deck leading to the kitchen making it essentially a wet bar. This window is mirrored with a second on the other side of the kitchen and the are actually repurposed french doors turned sideways. Even the front door is glass allowing for the maximum amount of light to brighten up this tiny home and make it feel spacious and open. This tiny home features a unique architectural design with curved ceiling beams and roofing, high vaulted ceilings, a tiled in shower with a skylight that points out over the tongue of the trailer saving space in the bathroom, and of course, the large bump-out circle window and awning window that provides dining spaces.

We had the pleasure of working with a wonderful photography studio called Portraits by Ryan. Through our thoughtful designs, we created an open, light space for Ryan to work in with a contrasting white interior and black furniture that oozes class. In the reception area, we wanted to display his beautiful logo above the counter to make it a big statement when you enter. Beautiful pendant lighting against warm wood creates a stylish appeal. Inside, we stuck to the monochrome look throughout the studio, including using this grey wire to hang parts of Ryan’s amazing portfolio.

Many families ponder the idea of adding extra living space for a few years before they are actually ready to remodel. Then, all-of-the sudden, something will happen that makes them realize that they can’t wait any longer. In the case of this remodeling story, it was the snowstorm of 2016 that spurred the homeowners into action. As the family was stuck in the house with nowhere to go, they longed for more space. The parents longed for a getaway spot for themselves that could also double as a hangout area for the kids and their friends. As they considered their options, there was one clear choice…to renovate the detached garage. The detached garage previously functioned as a workshop and storage room and offered plenty of square footage to create a family room, kitchenette, and full bath. It’s location right beside the outdoor kitchen made it an ideal spot for entertaining and provided an easily accessible bathroom during the summertime. Even the canine family members get to enjoy it as they have their own personal entrance, through a bathroom doggie door. Our design team listened carefully to our client’s wishes to create a space that had a modern rustic feel and found selections that fit their aesthetic perfectly. To set the tone, Blackstone Oak luxury vinyl plank flooring was installed throughout. The kitchenette area features Maple Shaker style cabinets in a pecan shell stain, Uba Tuba granite countertops, and an eye-catching amber glass and antique bronze pulley sconce. Rather than use just an ordinary door for the bathroom entry, a gorgeous Knotty Alder barn door creates a stunning focal point of the room. The fantastic selections continue in the full bath. A reclaimed wood double vanity with a gray washed pine finish anchors the room. White, semi-recessed sinks with chrome faucets add some contemporary accents, while the glass and oil-rubbed bronze mini pendant lights are a balance between both rustic and modern. The design called for taking the shower tile to the ceiling and it really paid off. A sliced pebble tile floor in the shower is curbed with Uba Tuba granite, creating a clean line and another accent detail. The new multi-functional space looks like a natural extension of their home, with its matching exterior lights, new windows, doors, and sliders. And with winter approaching and snow on the way, this family is ready to hunker down and ride out the storm in comfort and warmth. When summer arrives, they have a designated bathroom for outdoor entertaining and a wonderful area for guests to hang out. It was a pleasure to create this beautiful remodel for our clients and we hope that they continue to enjoy it for many years to come.

When our client bought this house, it was stuck in limbo between the traditional interior and a 90's modern structure. The direction we took was a combination of calm beige color scheme with clean lines and smooth surfaces. The continuation of the same materials throughout the house finally bonded all the different spaces into a singular home. The two guest bathrooms were made with Cloe zellige style tiles and custom floating vanities made from white oak. The same oak was used also for the built-in TV wall as floating shelves and base cabinets with a large, tiled center piece for the recessed TV and the electric fireplace. The kitchen also received some of the white oak love in the form of the Island and the recessed cooking area. The biggest issue with the kitchen space was the lack of proportions between the width and its length vs. the extreme height of the vaulted ceiling. The solution I came up with was a secondary line of wall cabinets to be the same depth as the full height units to create a wrap around and make the space more proportionate. Continuing to the master bathroom, here we have a true walk-in master bath suite, no door needed with this size of space. All the walls received porcelain semi slab treatment. (72x36 porcelain tile) a lot of work went into selecting the correct tile pieces to give it the effect of a single slab installation but without the added cost. All fixtures are by Kohler with their fantastic modern gold finish. The result was a perfect flow of calm beige colors and warmth of natural wood throughout.

When I met this 4 year old little girl: who was my newly acquainted client; she had on silver spandex tights, a cheetah headband: and was prancing all over her mom’s neat living room… as I was designing her room I had the song “wild thing you make my heart sing” : by The Troggs; stuck in my head. Their Kitchen Remodel Siene & Kentay’s tired kitchen needed some attention. The large and heavy stone covered hood vent paired with the dark stained cabinets sucked the life and light out of the room. One thing that struggled was lighting. Even with the walls of windows the dark features just absorbed the light. We started by using a soft white shaker cabinet called Dove White as the main cabinet color in the kitchen. We removed the stone from the hood and the dark slate from the backsplash. We also removed the dated shape of the peninsula by squaring it off. By doing this, the new walking area improved and allows for transitioning between rooms. The oddly shaped island in the center struggled to give them the storage they needed. They were large cabinets, but items usually got stuck or lost. After determining that Siene wanted to prepare food here, we opted to do deep drawer cabinets to store a lot of her prep items at arm’s reach. The Island and bar cabinets are in a natural stain called Fawn. This color complimented the existing slate flooring. We also lined the hood in trim that matches the island. The island is also waterfalled on both sides with quartz from Arizona Tile called Ivory White Honed. We decided that we would move the bar to a more prominent place in the home, and the existing would be turned into an appliance pantry. A place for the coffee maker, microwave, and other smaller appliance storage. We finished the kitchen with a simple backsplash in a lantern white mosaic with a natural tan grout. The door hardware, faucet from Delta and the new pendant lighting are all in the stainless family allowing for depth and consistency. The new bar features a Sub-Zero wine column with refrigerated storage below. The upper lit glass cabinets offer a chance to showcase stemware and spirits. This custom cabinet install allows the wood to shine and offers storage. Lastly, the additional lighting installed in all areas now is controllable. Siene and Kentay have full control and can direct the light and how much is used. When they want a night in, they can turn down the lights and relax. In their new updated family room in front of a newly integrated modern fireplace. Kitchen getting renovated before and after photo Laundry Room Remodeling Jokingly, Siene called her Laundry Room the Christmas Box. We traded the red and green wallpaper for paint called Drift of Mist from Sherwin Williams. The new white cabinetry offers a lot of storage they are , and a dedicated folding station was integrated for easy transitioning between loads of laundry.

Advice on interior design is available everywhere—from TV shows and websites to books, magazines and apps. The goal is to find that unique combination of design elements that gives you comfort, support and balance. In one home, that perfect balance was struck through the use of symmetry. A pair of comfortable swivel chairs sit beneath matching indigo patterned paintings. Matching bookcases below the paintings contain similar, but not identical, arrangements of books, vases and bowls. Woods and bronzes help warm up the simple white bookcase shelving. Two matching poufs in front of the fireplace provide additional seating. The sofa is accented with a pair of pillows with a blue pattern that echoes the artwork. The effect of the symmetry is to achieve order and simplicity, which I promote at every opportunity. After all, your home interiors should be the setting or the backdrop of your life—not center stage. Antique bronze and blue are complementary colors. Together, they offer a rich palette of richness and depth, which brings out the beauty of wood and stone. In the home office, a unique, whitewash-stained wooden desk rests on metal, Sawhorse-inspired legs for a warm, rustic look. The black leather chair features a contemporary silhouette with an antique brass frame. An adjustable desk lamp has bronze accents. The bookcase combines a sleek, black metal frame with concrete shelves, for another unusual pairing. It’s kept uncluttered for an orderly, peaceful look. Items on the shelves include a bronze-accented lamp and a pair of high gloss-finished wooden bookends. The elegant artwork behind the desk is a simple midnight-blue and bronze with mottled white. Deep blues are again picked up in the rug, which adds a stately vibe with a modern pattern and satisfying texture. Within the framework of symmetry, the living room repeats the blue-and-bronze color scheme. A large midcentury brass clock above the fireplace keeps the natural stone visible, rather than hidden behind a painting or television, while its straight lines and color create a beautiful contrast. The sofa is a soft, neutral blue. The pattern on the round brass side table features echoes the darker blue-patterned rug, as well as the rug in the office, tying the rooms together. Indigo blue books adjacent to bronze vases on the shelves repeat the color scheme. The soapstone-topped coffee table echoes the shape of the fireplace. A pair of tall, matching floor lamps with long wooden bases, brass pulls and simple linen shades combine both the colors and symmetry found throughout the home.

This master bathroom was stuck in the 1980's and was in need of major help. We reworked the space, replacing the dated and unused whirlpool tub with a tiled walk-in shower. The old fiberglass shower was removed to accommodate a separate water closet. New vanities, linen closet, counter tops, fixtures, lighting and mirrors complete the update.

Miami fam ?—just got back from South Beach, sand still stuck in my flip-flops? No stress—this 20-minute “fake clean” hack is made for our beachy chaos: 1. Beach Shoe Rescue: Lay a coconut fiber doormat (10 bucks at Publix!) at the entrance—half the sand drops before you step inside. Wipe soles with a damp towel (faster than a brush!).

The wide space is broken into half by a storage unit finished with walnut veneer and in contrast to that a white painted designer MDF board is stuck on the front facia. The table is a minimalistic design of cube chairs broken from a cuboid table.

This client contacted us when she got stuck after purchasing a sofa and dining set for formal living/dining areas of her Port Moody home. She hired us to finish the rooms and asked us to do so with a touch of glamour. We were happy to oblige! We continued with the dramatic dark wood tones of the dining set and added some bling in the form of oversized mercury glass lamps as well as lots of crystal and chrome. Luxury materials like velvet and faux crocodile skin complete the look. Those tiles which are not leveled with others should be removed and repeat the leveling procedure in step 4.Genetally,the space between two tiles should be 2mm for water evaporation and normal expansion.
