For this Upper West Side apartment, Bilotta senior designer Randy O’Kane worked closely with Weil Friedman Architects to not only showcase the breathtaking views outside the kitchen, but to keep true to the architect’s plan while creating a functional, and beautiful, kitchen. The color palette for the hand-crafted Rutt cabinetry is clean and soft – “Chantilly Lace” paint for the perimeter and “Thunder” grey for the island. Both have a special glistening sheen creating a bright and welcoming space surrounded by the backdrop of the Manhattan skyline. The breakfast nook is bright and airy with views of Central Park. To be able to have that full wall of windows and still have ample space for all their dishes, gadgets, cutlery etc., Randy helped refine the 11’ island with as much storage as possible. The frameless construction of the cabinetry was also used to allow the greatest amount of interior space for the most storage. As far as finishes, the perimeter has crisp white Glassos countertops while the island is in Calcatta Marble. The backsplash is from Mosaic House’s Nejarine collection, an all-white mosaic tile with a nod to classic Moroccan zellij design. The appliances are a mix of Sub-Zero and Wolf, with fully integrated cabinet panels where possible. The bridge faucet is from Kallista’s “One” collection in polished chrome; the sink is a stainless steel undermount from Julien’s “Classic” collection. This MandiCasa project exemplifies the art of making the most of petite kitchens, showing it is possible to fulfill the user’s every wish in both style and function, regardless of square footage. For their apartment on New York’s Upper East Side, our client wanted their kitchen re-design to include a high-counter island that would open to the living room, providing a convenient area for preparing and enjoying meals. Aesthetically, they desired a more urban yet warm feel that would enhance the interior of their home. Set in the garden beside a traditional Dutch Colonial home in Wellesley, Flavin conceived this boldly modern retreat, built of steel, wood and concrete. The building is designed to engage the client’s passions for gardening, entertaining and restoring vintage Vespa scooters. The Vespa repair shop and garage are on the first floor. The second floor houses a home office and veranda. On top is a roof deck with space for lounging and outdoor dining, surrounded by a vegetable garden in raised planters. The structural steel frame of the building is left exposed; and the side facing the public side is draped with a mahogany screen that creates privacy in the building and diffuses the dappled light filtered through the trees. The large angled garage, double entry door, bay window and arches are the welcoming visuals to this exposed ranch. Exterior thin veneer stone, the James Hardie Timberbark siding and the Weather Wood shingles accented by the medium bronze metal roof and white trim windows are an eye appealing color combination. Plenty of room for entertaining in this 24 foot wide townhome. Focal point of the great room is a 2-Sided Indoor/Outdoor Fireplace with slate surround. Wall color is Sherwin Williams SW7043 'Worldly Gray', flooring is Quickstep Envique Laminate 7-1/2 Inch in Chateau Oak.

Lagoon-side property in the Bel Marin Keys, Novato, CA. Entertaining and enjoying the views were a primary design goal for this project. The project includes a large camaru deck with built-in seating. The concrete steps and pavers lead down to the water's edge. I included a sunken patio on one side and a beautiful Buddha statue on the other, surrounded by succulents and other low-water, contemporary plantings. I also used Dymondia ground cover to create a natural pathways within the garden. This project was just completed. More photos will be included in Spring when the plantings fill in. About these photos: The cabinetry is Mastro Rosolino- our private line of cabinets. The cabinets on the perimeter are painted white, the island is walnut with a stain & glaze. The tops are Honed Dandy Marble by Stone Surfaces in East Rutherford, NJ. The backsplash is "MOS" pattern "Manilla" in marble, the butler's pantry is "art" antiqued mirror in diamond pattern with brushed nickel rosettes overlaid at the corners. The mosaic rug above the stove is calacatta oro, timber grey & lagos blue. Tile by Stratta Tile in Wyckoff, NJ. The flooring was handled by the home owner, it is a hardwood with a medium/dark stain. The appliances are: Sub-Zero BI36R/O & BI36F/O, Wolf 48" Range DF486G, Wolf 30" DO30F/S, Miele DW, GE ZEM200SF microwave, Wolf 30" warming drawer, Sub-Zero 27" warming drawers. The main sink is a 30" Rohl Farm Sink. All lighting fixtures, chairs, other items in the kitchen were purchased separately by the home owner so we have no information on file!
