The steep hillside lot had been developed with a single-family residence (1965), which was at the maximum area for local zoning; therefore, the only way to enlarge the residence was to add a basement. During the cost analysis process, it became clear that supporting the house while creating a basement – and then substantially remodeling the remaining structure – would require far more effort and treasure than to replace the house entirely.
Located just over one mile from the San Andreas Fault, the Owners tasked the design team to find a superior solution to the “Life Safety” standard required by Code. The team combined advances in seismic analysis and building technology to create for the owners one of the most seismically resilient houses built in the US.
The newly designed house takes full advantage of the potential of this beautiful site. The home centers on large public rooms opening to outdoor spaces and the use of natural light. On the top level, the kitchen and family room sit side-by-side creating a shared space, with an expansive floor-to-ceiling folding door system allowing the rooms to open completely to the south-facing upper terrace and garage roof deck. An outdoor cooking area supports both family dinners as well as large gatherings of friends and family. Also on the top level, a living room and lounge area open to a large deck cantilevered high above the ground and oriented to the northern views. The feeling of being “in the trees” enhances the connection to the impressive landscape.

A handy, empty-nester couple, nearing retirement, sold their mansion, and purchased a fixer-upper on a sunlit hillside that features the spectacular ocean view of the Channel Islands.
ENRarchitects was hired to assist with making minor enhancements to the plan, integrating the lower level parking court, and adding a patio deck. The owner, a retiring engineer, took on the responsibilities of general contracting during construction.
Our collaboration included opening the kitchen to the Living-Dining space, so all can enjoy the ocean view. A balcony was added to second floor Master Study, with a new laundry room below it. Both bathrooms were modestly enlarged to provide more spacious showers. Lastly, the Entry Foyer was opened to ceiling height into the Living Room.
In California, ocean views inherently include relentless west sunshine, and formidable interior heat gain. Multiple design studies explored various means to incorporate shading and solar screening measures to permit the view, and to reduce heat gain. Additional studies featured more substantial proposed additions, including a lower level guest suite, and a detached office.
A key feature, is the addition of a raised, covered entry porch, where passengers and goods can be offloaded, prior to parking on the lower level. The new porch also provides a secondary transition around the structure to the ocean view, split-level patio.
A 2nd phase included the suggestion of rebuilding the lower covered parking to include a roof deck, rooftop guest suite, and solar electricity, which was successfully completed. The property is now mildly reminiscent of the Sea Ranch community.
With the blessing of year-round comfortable weather, and ever-changing, dynamic views, the successfully remodeled home takes full advantage for a new generation of colorful living. (photo by owner)

Yard opened up. Views and usage of space substantially enhanced. Some bamboo was allowed to remain, providing a helpful screen of neighboring property. A root barrier, 3' HT was installed to keep the bamboo from returning to the backyard spaces.

The living room is gracefully positioned between a pair of modern archways that define the transition from the central hallways running the length of the home. Natural wood–framed windows bring the outdoors in, infusing the space with warmth and filtered light. At its center, a striking fireplace clad in muted Spanish‑style tiles anchors the room with understated elegance. Built‑in cabinetry on either side—crafted from natural wood—offers both display and storage, enhancing the room’s functionality. In a mere week, the once dreary and outdated kitchen, typical of contractor-grade designs, underwent a remarkable transformation, turning from dull to dazzling. The original 1995 oak cabinets, sporting a dated roman arched style, were replaced with sleek, bright white modern shaker cabinets adorned with striking brushed gold accents. To enhance functionality, roll-out shelves were incorporated, complemented by all-new dove-tailed drawers featuring full-extension soft-close slides.
An empty expanse of wall was ingeniously converted into a chic beverage station, complete with elegant glass doors.
