Our client came to us after purchasing a 2,500 square foot, 2-bedroom 2 1/2 bath unit in Chicago's hot West Loop neighborhood. The unit had great space and was in a great location, but there was a lot of wasted space and it looked like a 1990s Las Vegas hotel suite (complete with floor to ceiling water feature). We tore out all of the finishes and re-configured the floor plan to allow better flow. We even found space for an additional bedroom, taking the unit from a two bedroom to a three bedroom and greatly increasing it's value. Coconut Grove is Southwest of Miami beach near coral gables and south of downtown. It’s a very lush and charming neighborhood. It’s one of the oldest neighborhoods and is protected historically. It hugs the shoreline of Biscayne Bay. The 10,000sft project was originally built 17 years ago and was purchased as a vacation home. Prior to the renovation the owners could not get past all the brown. He sails and they have a big extended family with 6 kids in between them. The clients wanted a comfortable and causal vibe where nothing is too precious. They wanted to be able to sit on anything in a bathing suit. KitchenLab interiors used lots of linen and indoor/outdoor fabrics to ensure durability. Much of the house is outside with a covered logia. The design doctor ordered the 1st prescription for the house- retooling but not gutting. The clients wanted to be living and functioning in the home by November 1st with permits the construction began in August. The KitchenLab Interiors (KLI) team began design in May so it was a tight timeline! KLI phased the project and did a partial renovation on all guest baths. They waited to do the master bath until May. The home includes 7 bathrooms + the master. All existing plumbing fixtures were Waterworks so KLI kept those along with some tile but brought in Tabarka tile. The designers wanted to bring in vintage hacienda Spanish with a small European influence- the opposite of Miami modern. One of the ways they were able to accomplish this was with terracotta flooring that has patina. KLI set out to create a boutique hotel where each bath is similar but different. Every detail was designed with the guest in mind- they even designed a place for suitcases.

With the large addition, we designed a 2nd floor laundry room at the start of the main suite. Located in between all the bedrooms and bathrooms, this room's function is a 10 out of 10. We added a sink and plenty of cabinet storage. Not seen is a closet on the other wall that holds the iron and other larger items.

Renovation of a master bath suite, dressing room and laundry room in a log cabin farm house. The laundry room has a fabulous white enamel and iron trough sink with double goose neck faucets - ideal for scrubbing dirty farmer's clothing. The cabinet and shelving were custom made using the reclaimed wood from the farm. A quartz counter for folding laundry is set above the washer and dryer. A ribbed glass panel was installed in the door to the laundry room, which was retrieved from a wood pile, so that the light from the room's window would flow through to the dressing room and vestibule, while still providing privacy between the spaces. This brownstone, located in Harlem, consists of five stories which had been duplexed to create a two story rental unit and a 3 story home for the owners. The owner hired us to do a modern renovation of their home and rear garden. The garden was under utilized, barely visible from the interior and could only be accessed via a small steel stair at the rear of the second floor. We enlarged the owner’s home to include the rear third of the floor below which had walk out access to the garden. The additional square footage became a new family room connected to the living room and kitchen on the floor above via a double height space and a new sculptural stair. The rear facade was completely restructured to allow us to install a wall to wall two story window and door system within the new double height space creating a connection not only between the two floors but with the outside. The garden itself was terraced into two levels, the bottom level of which is directly accessed from the new family room space, the upper level accessed via a few stone clad steps. The upper level of the garden features a playful interplay of stone pavers with wood decking adjacent to a large seating area and a new planting bed. Wet bar cabinetry at the family room level is mirrored by an outside cabinetry/grill configuration as another way to visually tie inside to out. The second floor features the dining room, kitchen and living room in a large open space. Wall to wall builtins from the front to the rear transition from storage to dining display to kitchen; ending at an open shelf display with a fireplace feature in the base. The third floor serves as the children’s floor with two bedrooms and two ensuite baths. The fourth floor is a master suite with a large bedroom and a large bathroom bridged by a walnut clad hall that conceals a closet system and features a built in desk. The master bath consists of a tiled partition wall dividing the space to create a large walkthrough shower for two on one side and showcasing a free standing tub on the other. The house is full of custom modern details such as the recessed, lit handrail at the house’s main stair, floor to ceiling glass partitions separating the halls from the stairs and a whimsical builtin bench in the entry.

The owner’s suite closet provides direct, and convenient, access to the laundry room. We love how the matte black Whirlpool washer and dryer along with the white oak cabinetry contrast the warm white and gray tones of the Cambria “Torquay” countertops. This 1930's Barrington Hills farmhouse was in need of some TLC when it was purchased by this southern family of five who planned to make it their new home. The renovation taken on by Advance Design Studio's designer Scott Christensen and master carpenter Justin Davis included a custom porch, custom built in cabinetry in the living room and children's bedrooms, 2 children's on-suite baths, a guest powder room, a fabulous new master bath with custom closet and makeup area, a new upstairs laundry room, a workout basement, a mud room, new flooring and custom wainscot stairs with planked walls and ceilings throughout the home. The home's original mechanicals were in dire need of updating, so HVAC, plumbing and electrical were all replaced with newer materials and equipment. A dramatic change to the exterior took place with the addition of a quaint standing seam metal roofed farmhouse porch perfect for sipping lemonade on a lazy hot summer day. In addition to the changes to the home, a guest house on the property underwent a major transformation as well. Newly outfitted with updated gas and electric, a new stacking washer/dryer space was created along with an updated bath complete with a glass enclosed shower, something the bath did not previously have. A beautiful kitchenette with ample cabinetry space, refrigeration and a sink was transformed as well to provide all the comforts of home for guests visiting at the classic cottage retreat. The biggest design challenge was to keep in line with the charm the old home possessed, all the while giving the family all the convenience and efficiency of modern functioning amenities. One of the most interesting uses of material was the porcelain "wood-looking" tile used in all the baths and most of the home's common areas. All the efficiency of porcelain tile, with the nostalgic look and feel of worn and weathered hardwood floors. The home’s casual entry has an 8" rustic antique barn wood look porcelain tile in a rich brown to create a warm and welcoming first impression. Painted distressed cabinetry in muted shades of gray/green was used in the powder room to bring out the rustic feel of the space which was accentuated with wood planked walls and ceilings. Fresh white painted shaker cabinetry was used throughout the rest of the rooms, accentuated by bright chrome fixtures and muted pastel tones to create a calm and relaxing feeling throughout the home. Custom cabinetry was designed and built by Advance Design specifically for a large 70” TV in the living room, for each of the children’s bedroom’s built in storage, custom closets, and book shelves, and for a mudroom fit with custom niches for each family member by name. The ample master bath was fitted with double vanity areas in white. A generous shower with a bench features classic white subway tiles and light blue/green glass accents, as well as a large free standing soaking tub nestled under a window with double sconces to dim while relaxing in a luxurious bath. A custom classic white bookcase for plush towels greets you as you enter the sanctuary bath.
