Bakes & Kropp remodeled this former showhouse kitchen to reflect the personalities of its owners—and with 450 square feet to work with, the team had plenty of space to be creative. The kitchen now includes two sinks, two dishwashers, two fridges, and a large French Top stove to support the owner’s preferred cooking style. The space is elegant but comfortable and carefully blends a mixture of walnut, painted cabinetry, stone, and metal accents. Just a few standout design details include the walnut ceiling patterning, the metal mesh overlay on the cabinet doors sourced from Armac Martin, and a custom range hood unlike any the Bakes & Kropp team had created before.

Our clients wanted their home to be host to charity functions, community events, and their family and friends, as well as a showcase for their eclectic and colorful art collection featuring works by local Oakland artists. Oh, and when they moved in, they did the work to register the house as an Oakland Historical Landmark. The fact that the couple was looking to upgrade their living room in the Hollywood Regency style (which is known for bold colors, shiny metallics, luxe fabrics, and an eye to mixing opulence with comfort while holding true to the glamor of 1930s Hollywood) made this project all the more inspiring and fun for me and my team. John recalls, “We wanted a place that was glamorous, and compelling, so that people who visit would be excited and inspired by it!” Our mission was to bring the very grand living room with its high ceilings and leaded glass bay windows to the next level for the family (including grown children Tom and Mandela) and their guests — ranging in number from 6 to 60 or more, on any given day or night. The Hollywood Regency aesthetic was a perfect canvas for mixing and matching with the couple’s significant and hyper-local pop art collection, including pieces by famed Oakland artists Mel Ramos and K-Dub. Kim and John’s personal views and aesthetics, together with their vibrant art collection, called for a bold design that is more funky and eclectic overall than many owners of historic homes like this tend to prefer. I mean, don’t get me wrong; many of our clients like to do something a little daring, and often they opt for elements of glam. However, John and Kim agreeing to our specification of a pair of peacock blue sofas — that is no small commitment to audacious color! Another furnishing element I love from this project is the custom-designed birds-eye-maple and antique glass inset bar — on wheels, which allows flexibility: a bartender can serve a large party from behind it or it can be turned around for use as self-service for a more intimate gathering. My team and I couldn’t be more proud to have created a design that inspires and supports this family so that they may continue to make significant contributions to their causes and community.

With overwhelming support by the community who dug deep and donated, the 2018 Central Valley St. Jude Dream Home Giveaway successfully raised $957,100 for St. Jude Children’s Research Hospital! Since 2007, De Young Properties has been a major donor and builder of 12 St. Jude Dream Homes, helping to raise $11,628,545 to help the kids of St. Jude fight cancer and other life-threatening childhood diseases. Project Goal: Utilize an unfinished story and a half-space to give each daughter a bedroom on the second floor along with a new full bath. Challenge 1: The sloped ceilings in the area presented a challenge to how we could most cost-effectively add a bathroom within building code limits. Solution 1: We’ve come across this challenge often when trying to fit a bathroom in sloped ceiling spaces and the budget or roof doesn't support adding a dormer. In these cases, we built out what we call a "vanity soffit", a tall soffit spanning from higher on the angled portion down to a comfortable height above the faucet bringing the upper portion of the flat wall forward. Its width typically depends on lighting needs and other considerations in the space. The vanity soffit allows the vanity to drop back to the original wall maintaining floor space and clearances while also providing just enough additional height for a practical mirror. For further flexibility, we typically recommend a pivoting mirror. Challenge 2: Homeowners were told the floor structure was sound to finish for living space. Due to the spans, the first-floor ceiling joists did not meet the requirements to be second-floor floor joists. Solution 2: In order to provide a solid base for the new living space, we consulted our engineer. The existing 2x6 members spanned beyond the distance they could while still structurally supporting the new living space floor. We determined throughout most of the space we needed to add in (“sister”) 2 additional 2x6 joists between the existing joists. This additional work also took place during an unseasonably warm spell in June yet we persevered. So proud of our hard-working team.

An expressive family home in Clapham. The Brief The brief was to create a new ground floor. It needed to be a flexible home capable of accommodating guests of all ages whilst maintaining purpose and separation between spaces. The Solution We proposed re-routing the hallway to become a central corridor through the ground floor plan. This would connect the rear and front halves of the property across a series of staggered level changes. We also wanted to create an enlarged rear space for entertainment that linked to the garden space. The removal of an existing courtyard allowed for the insertion of a boot room and relocated WC central to the plan. Separating the distinctly classical detailing of the front reception and dining room, which emphasises our clients’ favoured style and family backgrounds, from the sleek contemporary rear kitchen and entertainment space was successfully enhanced by the varied format of the timber flooring from Trunk. Maintaining visual connectivity was achieved by way of two sizeable glazed pocket doors that enable the two halves of the plan to be differentiated from each other. At the same time, the use of internal glazing supports views through the property to the remodelled rear garden. The bespoke designed kitchen from Eclectic Interiors introduces the user to the modernised rear extension, which features sharp detailing and a splash of colour from the feature media unit designed by our interiors team. The symmetrical rear elevation carries through to the garden making for an interconnected, seamless transition through the property. The Result The combination of classical and contemporary elements marry together well to support flexible family living and entertaining. Compact wine cellars are gorgeous and such a fantastic addition to any home. This glass front wine cellar / glass wine cellar in Solana Beach, San Diego, California, is a perfect example of turning that under-utilized closet or niche space. Located directly off of the dining room, this modern wine cellar blends style and utility, incorporating features such as triple deep wine racking with glass, stone, wood, and stainless steel. A contemporary look melding perfectly with this more traditional style home. Design Build team at Vintage Cellars was also commissioned to create a unique and stylish wooden backing, to ensure that the metal wine pegs really popped. Custom walnut stain was placed on Alder wood paneling, custom fit with metal wine rack pegs from floor to ceiling. We worked directly with Noe Design Co to create a one of a kind entrance into this cellar. The highest quality stainless steel framing and double pane thermally insulated glass were placed on the front wall to not only maintain a beautiful look, but to also ensure that this wine room kept a perfect 55 degree temperature with constant relative humidity. From our Go Fund me Page Feb. 2016 Princess Kaylee is only two and a half years old and was recently diagnosed with cancer. We need your generosity so that we can give her the enchanted room of her dreams as she endures 2.5 years of treatments. We're breaking out our magic wands and designing a gorgeous room for this sweet little girl. With your assistance, we can create a fairy tale space for Kaylee and her family to rest and recover. Kaylee's story hits especially close to home in our tight-knit community. Her mother, Kelly, is an oncology nurse at Rady Children's Hospital. Yes, you read that correctly - her mother has spent the last 8 years compassionately caring after children who have been diagnosed with cancer. In fact, she was one of the dedicated nurses who so wonderfully cared for Savvy Giving by Design's very first recipient, Kasey Harvey. And Kelly is not the only hero in this family. Their son Drew is 5 years-old and daughter Kaylee will turn 3 in August. Kaylee's diagnosis, Acute Lymphoblastic Leukemia, turned this family's world upside down. While her prognosis is, thankfully, very good (with a 93% cure rate), the treatment will be incredibly arduous. Kaylee is facing 2.5 years of ongoing treatment with periods of intense chemotherapy followed by "maintenance" chemo. As hard as it is to believe, Kaylee's treatment will not be complete until she is 5 years-old and preparing to enter kindergarten. Given the ongoing and onerous treatment regimen that Kaylee faces, Savvy Giving by Design knows that she will need a beautiful and comfortable room where she can rest and be visited by family and friends. Kaylee is currently transitioning out of her crib and we have big intentions for this princess-loving little girl. Our plan is to combine fun and functionality with details and personal touches that will show Kaylee that there is an entire community rallying behind her. We will incorporate Kaylee's favorite colors (pink and purple) and turn her fantasies into reality by installing a built-in castle bed that makes her room feel magical and shows this little girl that anything is possible. This room will have some very personal special touches incorporated into it to pay tribute to Kaylee's fairy godmother. When Kelly was 13, she lost her very best friend, Jessica, to cancer. Kelly paid tribute to her dear friend by naming her daughter Kaylee Jessica and she wholeheartedly believes that Jessica will be watching over her little girl as she travels this difficult road. With sufficient funding, we will also be able to do a little makeover for Kaylee's knight in shining armor, her big brother Drew. We recognize and appreciate that Drew faces a struggle all his own as his little sister battles this disease. Savvy Giving by Design is a the philanthropic arm of Savvy Interiors, Inc. We are registered with the state of California as a nonprofit and awaiting our "formal" 501(c)(3) designation by the IRS. Your donations are tax-deductible. Set in a quiet neighborhood and framed by mature trees, this residence presented a unique opportunity: to thoughtfully evolve a custom mid-century modern home into a space that supports the everyday rhythms of a growing family. With a deep respect for the home’s original architecture, Klopf Architecture reimagined the house to better meet the needs of its owners—introducing functional improvements while preserving the spirit and character of its mid-century roots. The clients approached Klopf Architecture with a clear vision: refresh their home while seamlessly integrating new programmatic elements. Key goals included clarifying and enhancing the entry sequence; connecting the detached garage to the main house with a practical yet architecturally intentional intervention; adding functional spaces such as a mudroom and laundry room; expanding and remodeling the primary suite’s bathroom and closet; and creating a more engaging outdoor space that capitalized on the site’s impressive views, featuring a fire pit and outdoor kitchen. As a couple with distinct yet complementary perspectives—one focused on modern functionality and technology, and the other dedicated to preserving the home’s architectural integrity—their collaboration with Klopf Architecture resulted in a solution that harmonized both ideals. Their shared commitment to improving the livability of their home led to a design dialogue rooted in balance. This dynamic partnership shaped the direction of the renovation, ensuring that every decision honored the spirit of the original home while aligning with the practical needs of their growing family. Designing within the constraints of the sloped site posed one of the project’s central challenges. The detached garage sat at a higher elevation than the main house, requiring a solution that ensured architectural and geometric compatibility between the two structures. Rather than create a purely utilitarian link, Klopf Architecture introduced an intentional connection that contributes to the overall architectural language. A notable pinch point in the plan—where differing geometries converged—was treated as a hinge point, turning a potentially awkward juncture into an architectural feature. This area now functions as both a transition and a moment of design interest that unifies the overall plan. The design also addressed the underutilized outdoor area, which was located in a shadowed portion of the site with geometrical limitations. A new connection to the rear deck was created in this same area, making the outdoor space more useful and inviting. Klopf Architecture introduced carefully positioned openings and spatial improvements that forged a strong visual and functional connection between indoor and outdoor spaces. The outdoor area now reads as a deliberate extension of the home, embracing natural light and emphasizing the dramatic views. Working through multiple design iterations, Klopf Architecture crafted a solution that preserved the architectural language of the original home while supporting the functional needs of modern life. The garage-to-house connection became more than a passage—it evolved into an architectural moment of transition. A new mudroom and laundry space enhanced convenience without compromising the clean lines of the design. The primary suite was expanded to create a private, serene retreat. The reimagined backyard, complete with fire pit and kitchen, now plays a vital role in the family’s daily routine and social life. Outcomes and Lasting Impact The result is a home that balances heritage with contemporary design, technical precision with design sensibility. The redesign not only met the clients’ initial goals but also exceeded expectations in its ability to seamlessly blend past and present, function and beauty, making the outdoor kitchen a favorite gathering place. As you gather you smell dinner cooking in the kitchen and music playing in the background, as joyful conversation and laughter fill the room. I feel so grateful that we are inching our way back to these days. How about you? The project I’m sharing with you today has beautiful moments like these at its heart. Spaces that invite people in, foster connection, and make everyday living so simple that it’s impossible not to enjoy... Meet our Delightful Clients: The family behind this 1950s North Vancouver home transformation enjoy entertaining friends just as much as cosying up to watch a movie together. A professional couple (I'll call them Jon and Anna) with two elementary school-aged sons, Anna and Jon approached us with the task of furnishing the main floor living spaces and the basement of their family home. Anna is a busy lawyer who is now working almost full time from home, and Jon works in the film industry. With full careers, two active boys, and a love of gathering, they craved a home that could support their everyday lifestyle. Design and Lifestyle Goals: Our central goal for this project was simple: to uncover the hidden potential in their home and create a family-friendly space that functioned well and flowed seamlessly. On the main floor, our clients tasked us with creating an area for the family to relax and entertain, along with crafting a work and play space for the boys. They also dreamed of a more functional and bright basement, which they envisioned as a dual purpose family room and home office for Anna. Reveal: Comfortable and Welcoming Entryway & Living Room: Imagine you are coming home, and you walk through a bright, sunny front door like this one. You are met by this entryway of calming earth and sea tones, paired with warm, natural wood flooring. You feel instantly welcomed and eager to venture further inside... The same is now true for our clients! The simple details in their entryway are thoughtfully arranged with clean lines and colourful art as the focal point, achieving a timeless and friendly aesthetic. Dried wheat brings movement into the space and plays up the beauty of nature, while the vibrant yet warm colours and textures evoke feelings of comfort and homecoming. The entry flows seamlessly into this connected living area, which is adorned with ample seating strategically arranged to host and accommodate joyful conversations. With the fireplace and wood mantel as the focal point, these natural elements and hues warm up the room to make it feel beautifully lived-in (not like an untouchable museum). Another colourful work of art graces the space above Jon’s and Anna’s sofa, and we used decorative pillows and a throw blanket to tempt those colours into the rest of the room. A simply styled coffee table keeps the space feeling open and engaged. Reading material, anyone? Just beyond this living area, you get a glimpse of the second space our clients requested on their main floor... A Collected Space for Children to Work + Play: When Jon and Anna realised that their formal dining area wasn’t being used to its full potential, they imagined creating a work and play space for their boys instead. We came up with a plan to create a shared desk area with plentiful storage. This timeless natural wood desk was the perfect way to maximise surface area and give the boys plenty of space to do homework during the school year, or spend time crafting or building LEGOs during the summers. The drawers provide storage for all the wonderful items that fuel their productivity or creativity. Or both. I also love how the white floating shelves display a collection of nostalgic toys, providing just the right amount of childhood endearment to this sophisticated and functional space. This workspace now has endless possibilities for the boys, and it helps Jon and Anna keep their minds and spaces clear, too. Which brings us to... Basement Family Room & Home Office: In general, we knew we had to maximise surface area in this ‘50s home, and this was especially true for our clients’ basement. I’m happy to say that we designed an effortlessly comfortable space that focuses on family and makes it simple to settle in and work… or leave the workday behind. Welcome to this dual-function office and family room. Toward the back of the room, we strategically positioned Anna’s wraparound desk facing out into the room and gave her a wallpaper-and-art backdrop for stunning Zoom calls (she has already received glowing compliments). There is plenty of storage for easy organization including a space to store the family’s shared printer near the door… so they don’t have to interrupt “Mom” to get to it. Anna also wanted the freedom to be able to relax in this space with her family and turn her back on the work day — quite literally! The sofa is perfectly positioned backing onto the desk allowing her to do just that. We relocated an existing mustard yellow chair and used pops of the same colour to integrate it into the overall scheme. The wood armrests on this modular sectional provide surfaces for snacks and drinks where there was no room for an end table. The walnut finish carries the theme of natural comfort from the upstairs spaces down into the family room. The view from the sectional is less business and more pleasure, featuring cosy seating and throw pillows in cheerful colours and patterns. The highlight of this space? A wallpapered accent wall where we were able to achieve the high-end feel of custom built-in shelving with a simple IKEA hack. The shelves and cabinetry around the television offer plenty of much needed storage space to house family games and movies at a budget price point. This fun room is the perfect balance of work and play, accommodating and supporting our clients’ daily family adventures. What Our Clients Had to Say... Bakes & Kropp remodeled this former showhouse kitchen to reflect the personalities of its owners—and with 450 square feet to work with, the team had plenty of space to be creative. The kitchen now includes two sinks, two dishwashers, two fridges, and a large French Top stove to support the owner’s preferred cooking style. The space is elegant but comfortable and carefully blends a mixture of walnut, painted cabinetry, stone, and metal accents. Gulf-Front Grandeur Private Residence / Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: Hufham Farris Construction --- This one-of-a-kind Gulf-front residence in the New Urbanism community of Alys Beach, Florida, is truly a stunning piece of architecture matched only by its views. E. F. San Juan worked with the Alys Beach Town Planners at Khoury & Vogt Architects and the building team at Hufham Farris Construction on this challenging and fulfilling project. We supplied character white oak interior boxed beams and stair parts. We also furnished all of the interior trim and paneling. The exterior products we created include ipe shutters, gates, fascia and soffit, handrails, and newels (balcony), ceilings, and wall paneling, as well as custom columns and arched cased openings on the balconies. In addition, we worked with our trusted partners at Loewen to provide windows and Loewen LiftSlide doors. Challenges: This was the homeowners’ third residence in the area for which we supplied products, and it was indeed a unique challenge. The client wanted as much of the exterior as possible to be weathered wood. This included the shutters, gates, fascia, soffit, handrails, balcony newels, massive columns, and arched openings mentioned above. The home’s Gulf-front location makes rot and weather damage genuine threats. Knowing that this home was to be built to last through the ages, we needed to select a wood species that was up for the task. It needed to not only look beautiful but also stand up to those elements over time. Solution: The E. F. San Juan team and the talented architects at KVA settled upon ipe (pronounced “eepay”) for this project. It is one of the only woods that will sink when placed in water (you would not want to make a boat out of ipe!). This species is also commonly known as ironwood because it is so dense, making it virtually rot-resistant, and therefore an excellent choice for the substantial pieces of millwork needed for this project. However, ipe comes with its own challenges; its weight and density make it difficult to put through machines and glue. These factors also come into play for hinging when using ipe for a gate or door, which we did here. We used innovative joining methods to ensure that the gates and shutters had secondary and tertiary means of support with regard to the joinery. These Hanover, MA clients came to Renovisions as they wanted a local design-build company to rework and expand their small and outdated 1980’s colonial kitchen. We collaborated and created an expanded 12’x15’ addition space to accommodate a newly designed kitchen which is now 21’x15’. Before we began with the construction process, proper structural engineering presented a challenge as the property was built on ledge. As expected, we determined that several concrete supports were necessary and needed to be built to support the expanded structure. Our plan included both creative aesthetic and functional layout modifications to transform this ordinary kitchen into a spacious, well-lit, highly functional, stylish and welcoming space to cook, gather and entertain. The bump-out allowed for more functional cabinetry and a dining table which before was placed in a corner of the previous cramped kitchen. Now, there is a wide open space from the adjacent living room and a clear path to a 5’ French door opening to the pool deck. The homeowners also elected for us to extend a new roof over their existing deck creating a nice shaded space to entertain guests. The island, which serves as the central gathering spot. is eye catching with contrasting dark cocoa colored cabinets and stunning natural looking Cambria quartz countertops. Large, easily accessible deep drawers provide much needed storage for pots, pans and lids as well as expansive countertop space for everyday prep and family get-togethers. Overall, the clients were thrilled with their Renovision and cannot wait to throw a party to show off their stunning kitchen. “There is not a single choice we aren’t happy with; it is so us! I love all of the storage and I have a feeling we are going to do a lot of entertaining this summer.” “Dear Cathy and Ed, We are abundantly grateful for the entire Renovisions Team that have provided us with a beautiful kitchen and porch to enjoy. This 2022 project for Sovereign Grace Music was a full-scale, purpose-built recording and production facility designed to support songwriting, live tracking, mixing, and video content creation. Working alongside the extraordinary Sovereign Grace team—and in collaboration with Authentic Carpentry—NILES handled sound reduction, audio integration, and all acoustic treatment design and installation. The facility features a full Control Room, a spacious Live Room, and a large Isolation Booth engineered for dry drum capture or vocal tracking during full-band sessions. Each space was crafted for accuracy, clarity, and intuitive workflow, ensuring that engineers and artists can move seamlessly between rooms without breaking creative momentum. Clear sightlines, generous lighting, and intentional layout choices make the studio equally suited for recording and video production. Every room is wired for a plug-and-play workflow, supporting multi-camera shoots, ensemble tracking, and efficient session flow. Behind the aesthetic, the acoustic infrastructure is highly robust. The Control Room, Live Room, and ISO Booth sit on independent floor systems with tailored sound-reducing wall assemblies and strategic treatments throughout. No suite is mechanically bonded, allowing simultaneous use of all rooms with minimal sound transmission. Monitoring in the Control Room centers around PMC 6-2 loudspeakers, precisely tuned to ensure accurate translation from mix position to the final master. The result is a balanced, inviting, and technically exact environment—built to serve the diverse creative needs of Sovereign Grace Music for years to come.

These clients enjoy cooking and entertaining, so their vision was to open and connect three separate rooms—the kitchen, sitting, and formal dining rooms—to create a single open and modern space where everyone could engage and participate in the activities. Opening these spaces required complex structural engineering. The wall removals required supporting the loads from the second floor and meeting the engineering requirements for shear wall and lateral support. These beams and their connections to the posts they sit on were a challenge to install because of the complex nature of the home's original framed. All these loads had to be carried through the finished basement below and rest on new footings below the basement floor. The center kitchen island was expansive, with a single slab countertop that would provide both workspace and counter seating. This slab, at 64x120 and 789 lbs., required careful planning for on-site labor, transfer routing, and precision installation. Natural daylight now floods the space from all directions. Recessed can lighting runs throughout the space, all on dimmers for maximum control of ambiance. The Better Builders design team guided the selection of hardwoods, staircase details, cabinetry, countertops, tile, and color. The muted palette and clean lines work well with our couple’s eclectic furnishings and artworks. Now, traffic and activities flow better, and every inch of the previously divided space is utilized and enjoyed. The outcome is exactly as our homeowners envisioned…and as we intended.
