With a deep respect for the home’s original architecture, Klopf Architecture reimagined the house to better meet the needs of its owners—introducing functional improvements while preserving the spirit and character of its mid-century roots.
The clients approached Klopf Architecture with a clear vision: refresh their home while seamlessly integrating new programmatic elements. Key goals included clarifying and enhancing the entry sequence; connecting the detached garage to the main house with a practical yet architecturally intentional intervention; adding functional spaces such as a mudroom and laundry room; expanding and remodeling the primary suite’s bathroom and closet; and creating a more engaging outdoor space that capitalized on the site’s impressive views, featuring a fire pit and outdoor kitchen.
As a couple with distinct yet complementary perspectives—one focused on modern functionality and technology, and the other dedicated to preserving the home’s architectural integrity—their collaboration with Klopf Architecture resulted in a solution that harmonized both ideals. Designing within the constraints of the sloped site posed one of the project’s central challenges. The detached garage sat at a higher elevation than the main house, requiring a solution that ensured architectural and geometric compatibility between the two structures. Rather than create a purely utilitarian link, Klopf Architecture introduced an intentional connection that contributes to the overall architectural language. A notable pinch point in the plan—where differing geometries converged—was treated as a hinge point, turning a potentially awkward juncture into an architectural feature. This area now functions as both a transition and a moment of design interest that unifies the overall plan.
The design also addressed the underutilized outdoor area, which was located in a shadowed portion of the site with geometrical limitations. A new connection to the rear deck was created in this same area, making the outdoor space more useful and inviting. Klopf Architecture introduced carefully positioned openings and spatial improvements that forged a strong visual and functional connection between indoor and outdoor spaces. The outdoor area now reads as a deliberate extension of the home, embracing natural light and emphasizing the dramatic views.
Working through multiple design iterations, Klopf Architecture crafted a solution that preserved the architectural language of the original home while supporting the functional needs of modern life. The garage-to-house connection became more than a passage—it evolved into an architectural moment of transition. A new mudroom and laundry space enhanced convenience without compromising the clean lines of the design. The primary suite was expanded to create a private, serene retreat. The reimagined backyard, complete with fire pit and kitchen, now plays a vital role in the family’s daily routine and social life.

The kitchen footprint was expanded to accommodate a generously sized island designed for gathering. A two-tone cabinetry palette establishes subtle zoning: Farrow & Ball Stiffkey Blue anchors the island and refrigerator surround, while White Tie brightens the perimeter cabinetry. Paneled appliances conceal the dishwasher and trash, while a stainless refrigerator adds balance and contrast. Antique brass hardware and oversized statement pendants layer in warmth and charm. Inside the cabinetry, custom storage solutions — from built-in spice racks and pull-out trays to a dedicated Tupperware drawer with lid dividers — ensure everything has its place.

Hammer & HandThis commercial-to-residential remodel took an abandoned commercial building in southeast Portland and transformed it into an open, light-filled celebration of simplicity. Architect Elizabeth Williams of Pencil Work Studio designed the remodel of the building, which in its hundred-year life had served as nickelodeon, school, place of worship, and dance hall. The loft living space occupies the second floor, while music and rehearsal space occupies the first. After converting the building into a livable loft space, Hammer & Hand returned to remodel the existing kitchen with design by Risa Boyer Architecture.

The direction was to obtain a contemporary look but to preserve the warmth of a ranch home.

The fireplace was completely redone with classic materials but in a contemporary layout.

The bamboo flooring is continues throughout the house for a combining effect, tying together all the different spaces of the house.

Ron and Kathy Chaisson have lived in many homes throughout Orange County, including three homes on the Balboa Peninsula and one at Pelican Crest. But when the “kind of retired” couple, as they describe their current status, decided to finally build their ultimate dream house in the flower streets of Corona del Mar, they opted not to skimp on the amenities. “We wanted this house to have the features of a resort,” says Ron. “So we designed it to have a pool on the roof, five patios, a spa, a gym, water walls in the courtyard, fire-pits and steam showers.”
To bring that five-star level of luxury to their newly constructed home, the couple enlisted Orange County’s top talent, including our very own rock star design consultant Richard Bustos, who worked alongside interior designer Trish Steel and Patterson Custom Homes as well as Brandon Architects. Together the team created a 4,500 square-foot, five-bedroom, seven-and-a-half-bathroom contemporary house where R&R get top billing in almost every room. Two stories tall and with lots of open spaces, it manages to feel spacious despite its narrow location. And from its third floor patio, it boasts panoramic ocean views.
“Overall we wanted this to be contemporary, but we also wanted it to feel warm,” says Ron. Key to creating that look was Richard, who selected the primary pieces from our extensive portfolio of top-quality furnishings. Richard also focused on clean lines and neutral colors to achieve the couple’s modern aesthetic, while allowing both the home’s gorgeous views and Kathy’s art to take center stage.
As for that mahogany-lined elevator? “It’s a requirement,” states Ron. “With three levels, and lots of entertaining, we need that elevator for keeping the bar stocked up at the cabana, and for our big barbecue parties.” He adds, “my wife wears high heels a lot of the time, so riding the elevator instead of taking the stairs makes life that much better for her.”

The homeowners came to us looking to update the kitchen in their historic 1897 home. The home had gone through an extensive renovation several years earlier that added a master bedroom suite and updates to the front façade. The kitchen however was not part of that update and a prior 1990’s update had left much to be desired. The client is an avid cook, and it was just not very functional for the family.
The original kitchen was very choppy and included a large eat in area that took up more than its fair share of the space. On the wish list was a place where the family could comfortably congregate, that was easy and to cook in, that feels lived in and in check with the rest of the home’s décor. They also wanted a space that was not cluttered and dark – a happy, light and airy room. A small powder room off the space also needed some attention so we set out to include that in the remodel as well.
See that arch in the neighboring dining room? The homeowner really wanted to make the opening to the dining room an arch to match, so we incorporated that into the design.
Another unfortunate eyesore was the state of the ceiling and soffits. Turns out it was just a series of shortcuts from the prior renovation, and we were surprised and delighted that we were easily able to flatten out almost the entire ceiling with a couple of little reworks.
Other changes we made were to add new windows that were appropriate to the new design, which included moving the sink window over slightly to give the work zone more breathing room. We also adjusted the height of the windows in what was previously the eat-in area that were too low for a countertop to work. We tried to keep an old island in the plan since it was a well-loved vintage find, but the tradeoff for the function of the new island was not worth it in the end. We hope the old found a new home, perhaps as a potting table.

Nar Design GroupThis home remodel is a celebration of curves and light. Starting from humble beginnings as a basic builder ranch style house, the design challenge was maximizing natural light throughout and providing the unique contemporary style the client’s craved.
The Entry offers a spectacular first impression and sets the tone with a large skylight and an illuminated curved wall covered in a wavy pattern Porcelanosa tile.
The chic entertaining kitchen was designed to celebrate a public lifestyle and plenty of entertaining. Celebrating height with a robust amount of interior architectural details, this dynamic kitchen still gives one that cozy feeling of home sweet home. The large “L” shaped island accommodates 7 for seating. Large pendants over the kitchen table and sink provide additional task lighting and whimsy. The Dekton “puzzle” countertop connection was designed to aid the transition between the two color countertops and is one of the homeowner’s favorite details. The built-in bistro table provides additional seating and flows easily into the Living Room.
A curved wall in the Living Room showcases a contemporary linear fireplace and tv which is tucked away in a niche. Placing the fireplace and furniture arrangement at an angle allowed for more natural walkway areas that communicated with the exterior doors and the kitchen working areas.
The dining room’s open plan is perfect for small groups and expands easily for larger events. Raising the ceiling created visual interest and bringing the pop of teal from the Kitchen cabinets ties the space together. A built-in buffet provides ample storage and display.
The Sitting Room (also called the Piano room for its previous life as such) is adjacent to the Kitchen and allows for easy conversation between chef and guests. It captures the homeowner’s chic sense of style and joie de vivre.

See in a very natural 17 acre estate, we had to work hard to blend the husband's affinity with nature and the wife's love of little spots to sit and visit with friends or sip coffee in the morning. What emerged was a functional, small flagstone patio (see the seat in the back); some colorful pots placed around the garden. The space tended to be more functional, with large patios and walks closer to the home and more natural with the landscaping becoming more lush the further away from the home. This is the spot where the two meet.
