A hip young family moving from Boston tackled an enormous makeover of an antique colonial revival home in downtown Larchmont. The kitchen area was quite spacious but benefitted from a small bump out for a banquette and additional windows. Navy blue island and tall cabinetry matched to Benjamin Moore’s Van Deusen blue is balanced by crisp white (Benjamin Moore’s Chantilly Lace) cabinetry on the perimeter. The mid-century inspired suspended fireplace adds warmth and style to the kitchen. A tile covered range hood blends the ventilation into the walls. Brushed brass hardware by Lewis Dolan in a contemporary T-bar shape offer clean lines in a warm metallic tone. Inspiration for a contemporary living room remodel in Melbourne

The master bath was dressed up with a new capiz shell chandelier over the tub, custom drapes with a patterned black and gold drapery trim and a remote controlled woven window shade. The bathroom was further enhanced with antique gold plumbing fixtures and cabinet hardware, which contrast beautifully against the dark cabinets. Custom mirror frames were added to fill the space over the vanity, while black and gold wall sconces add a touch of sophistication.

A new second story was added with a home office/ loft space. The new structural ceiling beams were all exposed and painted. New arched windows look out over the pool. In the Blackhawk neighborhood of Danville, a home’s interior changes dramatically with a modern renovation that opens up the spaces, adds natural light, and highlights the outside world. Removing walls, adding more windows including skylights, and using a white and dark brown base-palette evokes a light, airy, but grounded experience to take in the beautiful landscapes of Danville.

This award-winning and intimate cottage was rebuilt on the site of a deteriorating outbuilding. Doubling as a custom jewelry studio and guest retreat, the cottage’s timeless design was inspired by old National Parks rough-stone shelters that the owners had fallen in love with. A single living space boasts custom built-ins for jewelry work, a Murphy bed for overnight guests, and a stone fireplace for warmth and relaxation. The design takes advantage of city and mountain views while gathering around a private urban park and garden. The genesis of the project creates a community within the neighborhood. This project is designed for LEED Gold certification, is solar ready, and utilizes a district geothermal (ground source) heat-pump system for mechanical heating and cooling .

Photos by Francis and Francis Photography The Anderson Residence is ‘practically’ a new home in one of Las Vegas midcentury modern neighborhoods McNeil. The house is the current home of Ian Anderson the local Herman Miller dealer and Shanna Anderson of Leeland furniture family. When Ian first introduced CSPA studio to the project it was burned down house. Turns out that the house is a 1960 midcentury modern sister of two homes that was destroyed by arson in a dispute between landlord and tenant. Once inside the burned walls it was quite clear what a wonderful house it once was. Great care was taken to try and restore the house to a similar splendor. The reality is the remodel didn’t involve much of the original house, by the time the fire damage was remediated there wasn’t much left. The renovation includes an additional 1000 SF of office, guest bedroom, laundry, mudroom, guest toilet outdoor shower and a garage. The roof line was raised in order to accommodate a forced air mechanical system, but care was taken to keep the lines long and low (appearing) to match the midcentury modern style. The House is an H-shape. Typically houses of this time period would have small rooms with long narrow hallways. However in this case with the walls burned out one can see from one side of the house to other creating a huge feeling space. It was decided to totally open the East side of the house and make the kitchen which gently spills into the living room and wood burning fireplace the public side. New windows and a huge 16’ sliding door were added all the way around the courtyard so that one can see out and across into the private side. On the west side of the house the long thin hallway is opened up by the windows to the courtyard and the long wall offers an opportunity for a gallery style art display. The long hallway opens to two bedrooms, shared bathroom and master bedroom. The end of the hallway opens to a casual living room and the swimming pool area. The house has no formal dining room but a 15’ custom crafted table by Ian’s sculptor father that is an extension of the kitchen island. The H-shape creates two covered areas, one is the front entry courtyard, fenced in by a Brazilian walnut enclosure and crowned by a steel art installation by Ian’s father. The rear covered courtyard is a breezy spot for chilling out on a hot desert day. The pool was re-finished and a shallow soaking deck added. A new barbeque and covered patio added. Some of the large plant material was salvaged and nursed back to health and a complete new desert landscape was re-installed to bring the exterior to life.

The Watermill House is a beautiful example of a classic Hamptons wood shingle style home. The design and renovation would maintain the character of the exterior while transforming the interiors to create an open and airy getaway for a busy and active family. The house comfortably sits within its one acre lot surrounded by tall hedges, old growth trees, and beautiful hydrangeas. The landscape influenced the design approach of the main floor interiors. Walls were removed and the kitchen was relocated to the front of the house to create an open plan for better flow and views to both the front and rear yards. The kitchen was designed to be both practical and beautiful. The u-shape design features modern appliances, white cabinetry and Corian countertops, and is anchored by a beautiful island with a knife-edge marble countertop. The island and the dining room table create a strong axis to the living room at the rear of the house. To further strengthen the connection to the outdoor decks and pool area of the rear yard, a full height sliding glass window system was installed. The clean lines and modern profiles of the window frames create unobstructed views and virtually remove the barrier between the interior and exterior spaces. The open plan allowed a new sitting area to be created between the dining room and stair. A screen, comprised of vertical fins, allows for a degree of openness, while creating enough separation to make the sitting area feel comfortable and nestled in its own area. The stair at the entry of the house was redesigned to match the new elegant and sophisticated spaces connected to it. New treads were installed to articulate and contrast the soft palette of finishes of the floors, walls, and ceilings. Modernism and traditionalism are just steps away from each other at this Vienna Virginia pool house. The main house, built by a national homebuilder, draws upon tradition, but the pool house, speaks the language of contemporary minimalism. It presents clean lines and a soaring roofline overhanging tall glass doors and clerestory windows. Great design, careful attention to detail, first-rate materials and impeccable craftsmanship have yielded a spectacular solution for outdoor entertaining. With a fireplace and every conceivable convenience under roof, this pool house might just be the perfect escape for inclement weather as well.
