This Club house was designed by KDS Interiors. Tall drapes require extra care with proportions and fullness. Here we have two and a half widths of fabric for each drapery panel, plus the tassel fringe on the edges. That quantity of fabric creates richness.

Gut renovation of 1880's townhouse. New vertical circulation and dramatic rooftop skylight bring light deep in to the middle of the house. A new stair to roof and roof deck complete the light-filled vertical volume. Programmatically, the house was flipped: private spaces and bedrooms are on lower floors, and the open plan Living Room, Dining Room, and Kitchen is located on the 3rd floor to take advantage of the high ceiling and beautiful views. A new oversized front window on 3rd floor provides stunning views across New York Harbor to Lower Manhattan. The renovation also included many sustainable and resilient features, such as the mechanical systems were moved to the roof, radiant floor heating, triple glazed windows, reclaimed timber framing, and lots of daylighting. This stately townhouse underwent a full renovation from both the DHD Architecture and Interiors team to provide a young family with rooms to grow into. Spaces were updated with contemporary furnishings and refined architectural details, while still honoring the classic, formal elements of the historic home. The expansive outdoor space is framed by the dining area’s floor to ceiling windows and bold window treatment. DHD’s interiors team aimed to transform the room into an inviting and livable space for the family, designing a custom kitchen banquette and using playfully bright, warm color tones. While the master bedroom keeps to a soft, muted palette incorporating deep shades of purples, the children’s rooms are extravagantly fun, complete with fuchsia bedding and oversized Lucite table lamps. Tucked away in the backwoods of Torch Lake, this home marries “rustic” with the sleek elegance of modern. The combination of wood, stone and metal textures embrace the charm of a classic farmhouse. Although this is not your average farmhouse. The home is outfitted with a high performing system that seamlessly works with the design and architecture. The tall ceilings and windows allow ample natural light into the main room. Spire Integrated Systems installed Lutron QS Wireless motorized shades paired with Hartmann & Forbes windowcovers to offer privacy and block harsh light. The custom 18′ windowcover’s woven natural fabric complements the organic esthetics of the room. The shades are artfully concealed in the millwork when not in use. Spire installed B&W in-ceiling speakers and Sonance invisible in-wall speakers to deliver ambient music that emanates throughout the space with no visual footprint. Spire also installed a Sonance Landscape Audio System so the homeowner can enjoy music outside. Each system is easily controlled using Savant. Spire personalized the settings to the homeowner’s preference making controlling the home efficient and convenient. This Master Bathroom was created with light, ambiance and functionality in mind. The basketweave marble tile flooring is a classic tile bordered in a white thassos rectangular tile. The Thassos Beveled Brick is used for the tall wainscoting and shower walls with two rows of a thin grey tile accent. The dark wood tone of the cabinet and face of the tub create a rich offset to the carrara marble countertop and tub top. The vaulted ceiling helps to create the light open feeling. The Horchow Mirrored Vanity is the focal point of the bathroom as it it perfectly centered underneath the window, boxed ridge beam, three crystal pendants and double door opening into the bathroom. The sink cabinet was designed to look like a furniture piece with the custom feet at the toekick, pop out of the middle area and crystal hardware.

This is a great house. Perched high on a private, heavily wooded site, it has a rustic contemporary aesthetic. Vaulted ceilings, sky lights, large windows and natural materials punctuate the main spaces. The existing large format mosaic slate floor grabs your attention upon entering the home extending throughout the foyer, kitchen, and family room. Specific requirements included a larger island with workspace for each of the homeowners featuring a homemade pasta station which requires small appliances on lift-up mechanisms as well as a custom-designed pasta drying rack. Both chefs wanted their own prep sink on the island complete with a garbage “shoot” which we concealed below sliding cutting boards. A second and overwhelming requirement was storage for a large collection of dishes, serving platters, specialty utensils, cooking equipment and such. To meet those needs we took the opportunity to get creative with storage: sliding doors were designed for a coffee station adjacent to the main sink; hid the steam oven, microwave and toaster oven within a stainless steel niche hidden behind pantry doors; added a narrow base cabinet adjacent to the range for their large spice collection; concealed a small broom closet behind the refrigerator; and filled the only available wall with full-height storage complete with a small niche for charging phones and organizing mail. We added 48” high base cabinets behind the main sink to function as a bar/buffet counter as well as overflow for kitchen items. The client’s existing vintage commercial grade Wolf stove and hood commands attention with a tall backdrop of exposed brick from the fireplace in the adjacent living room. We loved the rustic appeal of the brick along with the existing wood beams, and complimented those elements with wired brushed white oak cabinets. The grayish stain ties in the floor color while the slab door style brings a modern element to the space. We lightened the color scheme with a mix of white marble and quartz countertops. The waterfall countertop adjacent to the dining table shows off the amazing veining of the marble while adding contrast to the floor. Special materials are used throughout, featured on the textured leather-wrapped pantry doors, patina zinc bar countertop, and hand-stitched leather cabinet hardware. We took advantage of the tall ceilings by adding two walnut linear pendants over the island that create a sculptural effect and coordinated them with the new dining pendant and three wall sconces on the beam over the main sink.

Other features include a reinforced concrete structure, multi-layered slate roof, a natural garden with granite and stone patio leading to a lawn overlooking the San Francisco Bay. Completing the home is a spacious master suite with a granite bath, an office / second bedroom featuring a granite bath, a third guest bedroom suite and a den / 4th bedroom with bath. Other features include an electronic controlled gate with a stone driveway to the two car garage and a dumb waiter from the garage to the granite kitchen.
