This project was a special one for us. We had the pleasure of working with a lovely retired couple in their early 70s who were returning clients! It's always a testament to our work when clients come back for more. This time, they were ready to tackle a full bathroom and basement renovation to truly make their Mississauga home a haven for their golden years. Before: Outdated and Cramped Both bathrooms were stuck in a time warp, sporting outdated fixtures and cramped layouts. Limited storage and bulky linen towers that blocked natural light added to the feeling of confinement. Downstairs, the basement was a sea of belongings with only one closet for storage. Peeling linoleum tiles and remnants of an acoustic ceiling definitely didn't create an inviting atmosphere. The Vision: Functionality, Light, and Style Our clients desired bathrooms that were both functional and stylish, with ample storage and a spa-like ambiance. In the basement, their dream was to create a space where they could relax, pursue hobbies, and entertain, all while keeping their belongings organized. The Transformation: Custom Solutions for a Perfect Fit ●Bathrooms: We banished the bulky linen towers and designed custom vanities withdrawers and shallow countertop towers to maximize storage without sacrificing light.Frameless glass shower enclosures added a modern touch and further enhanced thefeeling of spaciousness. Each bathroom, though similar in shape, boasts a distinctpersonality. The lower level bathroom has a contemporary spa-like feel with off-whitetextured tiles and a sleek white oak vanity, while the upper bathroom exudes elegancewith polished marble-look tiles, a richly stained oak vanity, and a luxurious showerbench. ●Basement: Forget basic drywall closets! We maximized the basement's potential withtwo large closets for storage, a custom media unit, and a clever cabinet designed tohouse the clients' roll-in sewing machine table and piano. Challenges and Triumphs During the renovation, we encountered some unexpected ductwork that threatened to interfere with a planned shower niche. Our team quickly adapted, shifting the niche and maximizing its width to maintain both functionality and design. Life After Renovation: A New Chapter The transformation is remarkable. The bathrooms are now bright, spacious, and functional oases. The basement has been reborn as a haven for relaxation and hobbies, with ample storage to keep everything organized. Our clients can now enjoy movie nights, play the piano, and indulge in their crafting passions in a space that truly reflects their lifestyle. Blanchard Mountain Farm, a small certified organic vegetable farm, sits in an idyllic location; where the Chuckanut Mountains come down to meet the Samish river basin. The owners found and fell in love with the land, knew it was the right place to start their farm, but realized the existing farmhouse was riddled with water damage, poor energy efficiency, and ill-conceived additions. Our remodel team focused their efforts on returning the farmhouse to its craftsman roots, while addressing the structure’s issues, salvaging building materials, and upgrading the home’s performance. Despite removing the roof and taking the entire home down to the studs, we were able to preserve the original fir floors and repurpose much of the original roof framing as rustic wainscoting and paneling. The indoor air quality and heating efficiency were vastly improved with the additions of a heat recovery ventilator and ductless heat pump. The building envelope was upgraded with focused air-sealing, new insulation, and the installation of a ventilation cavity behind the cedar siding. All of these details work together to create an efficient, highly durable home that preserves all the charms a century old farmhouse. Times have changed and so has the kitchen. Some houses just demand a style and a presence, and this home is certainly one of those houses. It had an old out of date kitchen from the 1970’s misplaced in a grand stone house from the 1920s. There was a traditional servant’s kitchen with back entrance that did not look grand, as was the case in those days. We recreated the front entry’s cased opening with leaded stained glass, matched ribbon Mahogany on the cabinets and trim just like the original dining room, and tied in leaded stained glass at the cabinets. The backsplash was designed to keep that servant’s kitchen feel, but with grandeur, reclaiming marble pavers from the property. Coupling a tedious unrelenting effort and a painstaking design with the convenience of modern appliances and functionality of new cabinets give us a timeless kitchen. It is hard to discern what is old and what is new. It is a seamless integration of style from another era into the practical functionality from today’s ever-changing environment. The final result from this incredible kitchen renovation is a spacious and modern kitchen that looks like it could have been designed and built by the original team from 1920.

The extensive remodeling done on this project brought as a result a classy and welcoming perfectly layout kitchen. The combination of colors and textures along with the long rectangular kitchen island perfectly positioned in the center, creates an inviting atmosphere and the sensation of a much bigger space. During the renovation process, the D9 team focused their efforts on removing the existing kitchen island and replacing the existing kitchen island cabinets with new kraft made cabinets producing a visual contrast to the rest of the kitchen. The beautiful Quartz color river rock countertops used for this projects were fabricated and installed bringing a much relevant accent to the cabinets and matching the backsplash style. The old sink was replaced for a new farmhouse sink, giving the homeowners more space and adding a very particular touch to the rest of the kitchen.

These repeat clients were looking for a relaxing getaway for their family of five young kids and themselves to enjoy. Upon finding the perfect vacation destination, they turned once again to JRP’s team of experts for their full home remodel. They knew JRP would provide them with the quality and attention to detail they expected. The vision was to give the home a clean, bright, and coastal look. It also needed to have the functionality a large family requires. This home previously lacked the light and bright feel they wanted in their vacation home. With small windows and balcony in the master bedroom, it also failed to take advantage of the beautiful harbor views. The carpet was yet another major problem for the family. With young kids, these clients were looking for a lower maintenance option that met their design vision. To fix these issues, JRP removed the carpet and tile throughout and replaced with a beautiful seven-inch engineered oak hardwood flooring. Ceiling fans were installed to meet the needs of the coastal climate. They also gave the home a whole new cohesive design and pallet by using blue and white colors throughout. From there, efforts were focused on giving the master bedroom a major reconfiguration. The balcony was expanded, and a larger glass panel and metal handrail was installed leading to their private outdoor space. Now they could really enjoy all the harbor views. The bedroom and bathroom were also expanded by moving the closet and removing an extra vanity from the hallway. By the end, the bedroom truly became a couples’ retreat while the rest of the home became just the relaxing getaway the family needed.

The Smith’s hired us to do several home improvement projects to the exterior of their house, which were inspired by two other homes in the neighborhood. To start, they were looking to add a front porch with a more prominent entrance, as well as a garage eyebrow. In addition, since they were also not happy with the color of their home’s stucco or brick, we were asked to design a new color palette which would utilize the new window color, while also reducing the focus of the stucco. With that, since the homeowners were concerned about efficiency and making sure the house was properly maintained, they requested new windows, as well as new gutters, downspouts, and covers. Their siding was also an issue since a large portion of it had started to rot and since the rear sunroom and deck had sunk 4+ inches, structural issues were also a problem. Our Process: In an effort to create the pleasing exterior that was requested, we reached out to an architectural team member who helped us envision a four color paint palette. We installed a rustic cedar porch post, craftsman-style shutters, and metal roof details for a very pleasing result. As requested, we also installed all-new windows throughout the home and replaced their gutters, downspouts, and covers, as well as the siding that had rotted away. Since their deck was improperly installed, we removed the old sun room and deck footings, and poured new ones. However, I was not comfortable fixing the issue without knowing the cause, so upon closer inspection, we discovered that water from the neighbor’s house, the driveway, and the Smith’s roof was causing drainage issues. To fix the problem, we installed two main underground drainage lines which would divert water away from the home. From there, we were able to bring both structures to level heights where they could be properly secured and as a finishing touch, we added new tile to the sunroom to give it a more rustic feel. As a result of the drainage issues, a large section of the driveway had sunk as well, so we removed the concrete and poured it with proper underlayment, rebar, stronger concrete, and a proper pitch. Extras: While working at the home, the owners asked us to install a new wood-burning fireplace, as well as a new front door and an exhaust fan in the master bathroom. In addition, since we overheard the homeowner say that they wanted to be able to park their car in the garage, we made a point to organize it for them so there was adequate space for a vehicle. Result: The Smith’s had originally found us on Houzz.com and were incredibly pleased with our quality of work, as well as our ability to stay within their budget and stick to a set timeline. Not only did they give us an excellent review, but hugs were given upon our final goodbye as well. It was a great day.

As the design contract came to its completion, the client preferred Valerius for the execution of the project. Valerius commenced working on the project, demonstrating its architectural and construction prowess by executing and delivering, ahead of schedule, a spectacular swimming pool for an upmarket luxury project in South Mumbai, during the pandemic. Valerius acknowledges and appreciates the efforts taken by the client for taking all the necessary precautionary measures and creating a secured work environment for the site team to prevent the risk of COVID-19.

Curtis and Peggy had been thinking of a kitchen remodel for quite some time, but they knew their house would have a unique set of challenges. Their older Victorian house was built in 1891. The kitchen cabinetry was original, and they wanted to keep the authenticity of their period home while adding modern comforts that would improve their quality of life. A friend recommended Advance Design Studio for their exceptional experience and quality of work. After meeting with designer Michelle Lecinski at Advance Design, they were confident they could partner with Advance to accomplish the unique kitchen renovation they’d been talking about for years. “We wanted to do the kitchen for a long, long time,” Curtis said. “(We asked ourselves) what are we actually going to do? How are we going to do this? And who are we going to find to do exactly what we want?” The goal for the project was to keep the home renovation and new kitchen feeling authentic to the time in which it was built. They desperately wanted the modern comforts that come with a larger refrigerator and the dishwasher that they never had! The old home was also a bit drafty so adding a fireplace, wall insulation and new windows became a priority. They very much wanted to create a comfortable hearth room adjacent to the kitchen, complete with old world brick. The original cabinetry had to go to make way for beautiful new kitchen cabinetry that appears as if it was a hundred years old, but with all the benefits of cutting-edge storage, self-closing drawers, and a brand-new look. “We just wanted to keep it old looking, but with some modern updates,” Peggy said. Dura Supreme Highland Cabinets with a Heritage Old World Painted Finish replaced the original 1891 cabinets. The hand-applied careful rubbed-off detailing makes these exquisite cabinets look as if they came from a far-gone era. Despite the small size of the kitchen, Peggy, Curtis and Michelle utilized every inch with custom cabinet sizes to increase storage capacity. The custom cabinets allowed for the addition of a 24” Fisher Paykel dishwasher with a concealing Dura Supreme door panel. Michelle was also able to work into the new design a larger 30” Fisher Paykel French refrigerator. “We made every ¼ inch count in this small space,” designer Michelle said. “Having the ability to custom size the cabinetry was the only way to achieve this.” “The kitchen essentially was designed around the Heartland Vintage range and oven,” says Michelle. A classic appliance that combines nostalgic beauty and craftsmanship for modern cooking, with nickel plated trim and elegantly shaped handles and legs; the not to miss range is a striking focal point of the entire room and an engaging conversation piece. Granite countertops in Kodiak Satin with subtle veining kept with the old-world style. The delicate porcelain La Vie Crackle Sonoma tile kitchen backsplash compliments the home’s style perfectly. A handcrafted passthrough designed to show off Peggy’s fine china was custom built by project carpenters Justin Davis and Jeff Dallain to physically and visually open the space. Additional storage was created in the custom panty room with Latte Edinburg cabinets, hand-made weathered wood shelving with authentic black iron brackets, and an intricate tin copper ceiling. Peggy and Curtis loved the idea of adding a Vermont stove to make the hearth-room not only functional, but a truly beckoning place to be. A stunning Bordeaux red Vermont Castings Stove with crisp black ventilation was chosen and combined with the authentic reclaimed Chicago brick wall. Advance’s talented carpenters custom-built elegant weathered shelves to house family memorabilia, installed carefully chosen barn sconces, and made the hearth room an inviting place to relax with a cup of coffee and a good book. “Peggy and Curtis’ project was so much fun to work on. Creating a space that looks and feels like it always belonged in this beautiful old Victorian home is a designer’s dream. To see the delight in their faces when they saw the design details coming together truly made it worth the time and effort that went into making the very compact kitchen space work”, said Michelle. “The result is an amazing custom kitchen, packed with functionality in every inch, nook and cranny!” exclaims Michelle. The renovation didn’t end with the kitchen. New Pella windows were added to help lessen the drafts. The removal of the original windows and trim necessitated the re-creation of hand-made corbels and trim details no longer available today. The talented carpenter team came to the rescue, crafting new pieces and masterfully finishing them as if they were always there. New custom gutters were formed and installed with a front entry rework necessary to accommodate the changes. The whole house functions better, but it still feels like the original 1891 home. “From start to finish it’s just a much better space than we used to have,” Peggy said. “Jeff and Justin were amazing.” Curtis added; “We were lucky to find Advance Design, because they really came through for us. Not only is the home energy efficient, all finish and furnishing selections—along with plumbing, lighting, and hardware—were chosen with a conscious effort toward conservation, aging in place, and providing a healthy living environment.
