Blanchard Mountain Farm, a small certified organic vegetable farm, sits in an idyllic location; where the Chuckanut Mountains come down to meet the Samish river basin. The owners found and fell in love with the land, knew it was the right place to start their farm, but realized the existing farmhouse was riddled with water damage, poor energy efficiency, and ill-conceived additions. Our remodel team focused their efforts on returning the farmhouse to its craftsman roots, while addressing the structure’s issues, salvaging building materials, and upgrading the home’s performance. Despite removing the roof and taking the entire home down to the studs, we were able to preserve the original fir floors and repurpose much of the original roof framing as rustic wainscoting and paneling. The indoor air quality and heating efficiency were vastly improved with the additions of a heat recovery ventilator and ductless heat pump. The building envelope was upgraded with focused air-sealing, new insulation, and the installation of a ventilation cavity behind the cedar siding. All of these details work together to create an efficient, highly durable home that preserves all the charms a century old farmhouse. LiLu Interiors joined a team of industry professionals to pioneer a net zero energy consumption home in Minnesota. And together, they have made efficiency and sustainability feel right at home. The stunning creation of this client’s dream into reality harnesses more than enough electricity to sustain an entire residence, while also powering two vehicles. On this ultra-custom pool hall design, we had the pleasure of working with Lonnie Unger, currently with Stones Throw Interiors. Our team worked closely with Lonnie to come up with the custom design for the wall paneling, custom cabinetry, as well as the wine cellar door. This project allowed us to showcase our many different design skills and expertise. Our collaborative design work created this beautiful speak-easy style pool room and lounge. From sleek and classic shaker style paneling, to dramatic 3-step crown molding, this project makes a theatrical statement that is sure to impress all guests. Custom Design Application A modern design element that we utilized, was carrying over the wall paneling design to the cabinetry. This design element creates a continuous appearance that ties together the entire room, making the pool table and accessories stand out. The same paint for the walls and cabinets was also used for the custom wine cellar door. One special feature that is important to notice, is the wood threshold at the bottom of the wine cellar door. This piece is crucial for maintaining a temperature-controlled wine cellar. Without this piece, there would be a dramatic increase in temperature within the wine cellar. Wine cellars are recommended to be kept at a strict 55 degrees to ensure wine preservation. The threshold stops the air from escaping. Wooden Classicism Nesbitt House – Seaside, Florida Architect: Robert A. M. Stern Builder: O.B. Laurent Construction E. F. San Juan produced all of the interior and exterior millwork for this elegantly designed residence in the influential New Urban town of Seaside, Florida. Challenges: The beachfront residence required adherence to the area’s strict building code requirements, creating a unique profile for the compact layout of each room. Each room was also designed with all-wood walls and ceilings, which meant there was a lot of custom millwork! Solution: Unlike many homes where the same molding and paneling profiles are repeated throughout each room, this home featured a unique profile for each space. The effort was laborious—our team at E. F. San Juan created tools for each of these specific jobs. “The project required over four hundred man-hours of knife-grinding just to produce the tools,” says Edward San Juan. “Organization and scheduling were critical in this project because so many parts were required to complete each room.” The long hours and hard work allowed us to take the compacted plan and create the feel of an open, airy American beach house with the influence of 1930s Swedish classicism. The ceiling and walls in each room are paneled, giving them an elongated look to open up the space. I’ve always hired the best people who work together as a team while respecting our customers. These are real professionals who work together and get the job done. Sean, our project leader, has been with me since 1995, and my electrician has been with me even longer. Many of my current staff have been with me for over 15 years. I am fortunate to have these skilled professionals working with me. The addition is coming along. There’s a hole in the kitchen where there used to be a supporting wall. Framing’s done in the basement, and a gas fireplace is ready to be installed. The second-floor dormers are framed, and all of our windows have been delivered. Now that it’s taking shape, looks like one of our new favorite spaces will be the new second-floor bedroom. Because it’s adjacent to the master suite it could make an ideal nursery and add value to my home. Paying for things you can’t see is hard. For example, putting on a new roof is expensive, and because you can’t see it this seems like an even bigger expense. What you can’t see on this addition is how much effort is made in securely tying the addition to the existing home – originally built in 1936. We needed to support part of the old roof and all the new roof with stacked support posts. To do that we installed 3 stacked posts to carry the load from new footings in the basement to the beam three stories up. The red marked beam in the photo at the top of the page is supported by footings three stories below, halfway into the existing home. We also physically connected the new addition with beams that extend halfway into the current home.

During the design process it grew to having a living space above the studio, which grew to having a small house attached to the studio forming a compound. At this point it became clear to the client; the project was outgrowing the neighborhood. After re-evaluating the project, the live / work compound is currently sited in a natural protected nest with post card views of Mount Sopris & the Roaring Fork Valley. The courtyard compound consist of the central south facing piece being the studio flanked by a simple 2500 sq ft 2 bedroom, 2 story house one the west side, and a multi purpose guest wing /studio on the east side. The evolution of this compound came to include the desire to have the building blend into the surrounding landscape, and at the same time become the backdrop to create and display his sculpture. “Jess has been our architect on several projects over the past ten years. He is easy to work with, and his designs are interesting and thoughtful. He always carefully listens to our ideas and is able to create a plan that meets our needs both as individuals and as a family. All Weather teamed up with the Property Brothers and Queen of Broadway Idina Menzel on this week’s episode of HGTV’s hit show CELEBRTIY IOU. In the Idina Menzel’s Slam Dunk Reno episode, Idina pivots from her award-winning stage, film and music success to give back and surprise her good friend and son’s basketball coach James, by transforming his detached garage into a dedicated office and athletic retreat. James Hunt founded Culture Run, a youth basketball program that gives kids the skills to succeed in both basketball and life. With IDINA MENZEL’S surprise renovation, James is one step closer to running a centralized training facility and headquarters where kids can drop by for counseling, basketball tips, and more. When the PROPERTY BROTHERS meet up with Idina to demo the garage, they involve her in every step. Menzel gets her hands dirty by swinging a sledgehammer, operating an electric hand saw and removing storage bins. “I didn’t know they get as down and dirty as they do,” Menzel commented. “I also didn’t know they were gonna have me do so much!” Menzel also helped choose the tile, cabinets, hardware, flooring and the overall color palette. All the effort was worthwhile because Menzel was able to surprise James with the basketball hangout and showstopping of his dreams. The newly dedicated office and athletic retreat features All Weather SERIES 7000 French Swing Doors and SERIES 5000 casement and fixed windows to allow natural light and fresh air in; a sleek kitchenette with an induction cooktop; a modern bathroom with a 7 1/2′ tall shower head for basketball players; a comfortable seating area for James to review film, meet with his players or simply relax; and a unique basketball themed wall mural. This Bellevue landscape renovation is just finishing up this week. Penn Bluestone walks were installed with granite boulder accents and paver patios built in Belgard 'Lafitt rustic slab' Toscana color - with an adjacent 'Tandem' modular seatwall. Pots, extensive plantings and a beefy Columbia basalt column water feature round out the effort. Really great clients that will be missed. This natural edge wood end table features a mid-century modern style, with steel tri-legs. Contour designs cannot be duplicated because each piece features a different cut from an exotic tree, only found on location in East Africa. Each exotic tree is sustainably sourced and goes through a careful drying and cleaning process, before moving on to the next phase of the project. Designed by award-winning artist Jamar Simien, the character of this composition is conveyed with photos, but it's even more impressive in person. The design calls on historical elements of Mid Century Modern, but it fearlessly carves it's own path in the world of premium furniture design. All of the materials are indigenous to East Africa and have all been repurposed. After a collaborative effort with our team in Malawi, we developed a prototype for the design. After carefully refining every aspect of the idea, our dream became a reality. DIMENSIONS: 21” H x 25” L x 21” W x 2” T

These repeat clients were looking for a relaxing getaway for their family of five young kids and themselves to enjoy. Upon finding the perfect vacation destination, they turned once again to JRP’s team of experts for their full home remodel. They knew JRP would provide them with the quality and attention to detail they expected. The vision was to give the home a clean, bright, and coastal look. It also needed to have the functionality a large family requires. This home previously lacked the light and bright feel they wanted in their vacation home. With small windows and balcony in the master bedroom, it also failed to take advantage of the beautiful harbor views. The carpet was yet another major problem for the family. With young kids, these clients were looking for a lower maintenance option that met their design vision. To fix these issues, JRP removed the carpet and tile throughout and replaced with a beautiful seven-inch engineered oak hardwood flooring. Ceiling fans were installed to meet the needs of the coastal climate. They also gave the home a whole new cohesive design and pallet by using blue and white colors throughout. From there, efforts were focused on giving the master bedroom a major reconfiguration. The balcony was expanded, and a larger glass panel and metal handrail was installed leading to their private outdoor space. Now they could really enjoy all the harbor views. The bedroom and bathroom were also expanded by moving the closet and removing an extra vanity from the hallway. By the end, the bedroom truly became a couples’ retreat while the rest of the home became just the relaxing getaway the family needed.

The extensive remodeling done on this project brought as a result a classy and welcoming perfectly U-Shape layout kitchen Pantry. The combination of green and brown colors and the selected textures along with the long rectangular kitchen island perfectly positioned in the center, creates an inviting atmosphere and the sensation of a much bigger space. During the renovation process, the D9 team focused their efforts on removing the existing kitchen island and replacing the existing kitchen island cabinets with new kraft made cabinets producing a visual contrast to the rest of the kitchen. The beautiful Quartz color river rock countertops used for this projects were fabricated and installed bringing a much relevant accent to the cabinets and matching the brown metal tile backsplash. The old sink was replaced for a new farmhouse sink, giving the homeowners more space and adding a very particular touch to the rest of the kitchen.

This dining room brings the outdoors in as much as possible in this listed property. The owners are keen travellers and use this space for work as well as entertainment.
