Project Playhouse - 10 Teams: 10 Architects, 10 Builders, 10 Interior Designers and their teams of artisans and craftsman And loads of fun.... The Wild Bunch Hideout An annual fall tradition. Project Playhouse is dedicated to creating magical playhouses and bringing together teams of professionals and volunteers who work in concert to enrich the lives of those in need. This special event benefits HomeAid Orange County’s mission of building homes for those in need. We have been greatly honored to participate in Project Playhouse as volunteer artists to help bring life to dreams of the archtitect's; from blueprint to design of fantacy ideas which all translates through out paintbrushes as one fun project. Everything you see about The Wild Bunch Hideout in the form of paints, stains, faux finishes & color design/palette choices where designed and performed by Jacqueline Coburn and her Interior Art team; with only one exception - the exterior rocks were created and painted by a rock company for pools & spas. The interior stone fireplace was faux finished by Interior Art. All other surfaces, interior & exterior were treated by Jacqueline Coburn's Interior Art. What fun. If you look closely, all of the reclaimed wood exterior, the upper decking and interior wood surfaces including the ladder where actually singed using a creme brulee torch for authentic again. The map wallpaper were actual antique nautical maps, torn, installed and antiqued by Interior Art. We even added darling little stenciled arrows which we stained into the wooden ladder steps for added cuteness. The details in this totally hip little kids room was off the hook. The painting on the stone fireplace? A very suave teeny little version of "Vision Art" which is a remote controlled roll-down of artwork to cover up the plasma screen tv. Imagine! I could live here. Patio - scandinavian patio idea in Phoenix

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. This 1960 house was in need of updating from both design and performance standpoints, and the project turned into a comprehensive deep energy retrofit, with thorough airtightness and insulation, new space conditioning and energy-recovery-ventilation, triple glazed windows, and an interior of incredible elegance. While we maintained the foundation and overall massing, this is essentially a new house, well equipped for a new generation of use and enjoyment.

A major aspect of the project included an extensive kitchen remodel, as the previous kitchen was disconnected from the main living area. Our clients wanted a bright and cohesive space to enjoy with their family and friends. New contemporary style, oak cabinets complement the sleek, walnut upper cabinets and island. Teak wood slats found behind a section of floating upper cabinets elegantly hide the staircase leading to the first floor.

The homeowners enjoy the complete control of their home, from lighting and shading to entertainment and security, through the Savant Control System. Homeowners and guests can easily create “scenes” to manage their days and social gatherings. Lutron shades help maintain light, climate and privacy to balance the inside and outside views. Outdoor entertaining is easy with the Sonance Landscape Audio System, Lutron light controls for pools and fountains and Savant control of outdoor fire pits. The fully managed Whyreboot network allows for uninterrupted system control. To maintain security, Holovision doors and gates are equipped with Doorbird system to notify residents of visitors and to give control to open and close doors and gates. Music lovers can enjoy the highest level in audio from Meridian 7200 speakers in the lower level, as well as, Sonance in wall and in ceiling speakers throughout the home. In order for the homeowners to enjoy different music and entertainment in various rooms, 14 zones of video and 26 zones of audio were necessary. Spire added many special touches to this amazing home. The master bathroom boasts a MirrorTV so owners can enjoy some entertainment while preparing for the day. A floor lift in the kitchen and dining room allows for entertainment, but can be tucked away when distractions are not wanted. A floor lift in the bedroom makes watching TV convenient, but can be put away when not in use. A fingerprint lock was placed at the bar for peace of mind. Spire’s expertise and commitment to detail were key to the intricate design concepts throughout the home. Spire worked closely with design teams to ensure under cabinet lighting was just right.

The Watermill House is a beautiful example of a classic Hamptons wood shingle style home. The design and renovation would maintain the character of the exterior while transforming the interiors to create an open and airy getaway for a busy and active family. The house comfortably sits within its one acre lot surrounded by tall hedges, old growth trees, and beautiful hydrangeas. The landscape influenced the design approach of the main floor interiors. Walls were removed and the kitchen was relocated to the front of the house to create an open plan for better flow and views to both the front and rear yards. The kitchen was designed to be both practical and beautiful. The u-shape design features modern appliances, white cabinetry and Corian countertops, and is anchored by a beautiful island with a knife-edge marble countertop. The island and the dining room table create a strong axis to the living room at the rear of the house. To further strengthen the connection to the outdoor decks and pool area of the rear yard, a full height sliding glass window system was installed. The clean lines and modern profiles of the window frames create unobstructed views and virtually remove the barrier between the interior and exterior spaces. The open plan allowed a new sitting area to be created between the dining room and stair. A screen, comprised of vertical fins, allows for a degree of openness, while creating enough separation to make the sitting area feel comfortable and nestled in its own area. The stair at the entry of the house was redesigned to match the new elegant and sophisticated spaces connected to it. New treads were installed to articulate and contrast the soft palette of finishes of the floors, walls, and ceilings.
