Composed of two distinct buildings connected by an inner courtyard, this new five-unit development stands out through its unique layout, architecture, and exceptional attention to detail. The construction required rigorous planning and precise technical execution, particularly due to major excavation work and underpinning of adjacent buildings. Such interventions in a dense urban environment demand specialized expertise and tight project management at every phase of the build. Conceived as an income-generating property, the clients benefited from our strategic support to ensure the profitability, efficiency, and optimization of their investment. Modulor worked closely with the team at Appareil Architecture to bring to life a project of high architectural integrity. Binôme’s architecture draws inspiration from the area's industrial past: clean volumes, red brick, generous openings reminiscent of former workshops, and elegant brick colonnades form a refined and cohesive ensemble. The central courtyard, designed as a luminous and welcoming shared space, becomes the vibrant heart of the project. A colorful metal staircase, crafted by Atomic Soudure, connects both buildings and adds a distinctive, curated touch. As a finalist for the 2025 Ordre des architectes du Québec Awards of Excellence, Binôme stands as a model of successful urban revitalization. It illustrates how thoughtful, well-executed construction can elevate Montreal’s built environment while addressing today’s densification challenges.

Raza and Baneen purchased their home in Schaumburg IL. knowing it needed work, but they saw the incredible potential it had with its expanse of beautiful kitchen windows and spacious floor plan. The kitchen technically functioned fine, but was desperately outdated with its honey oak cabinets and plain countertops. This family loved to cook and host parties so it was an easy decision that the kitchen remodel was the first project they needed to tackle to make their home come to life. Baneen had very specific ideas for her new dream kitchen and had been thinking about it for over 10 years! When they met Advance Design’s Project Designer Claudia Pop, Baneen felt an instant connection. “From the first meeting, I knew that Claudia would guide us without putting down our ideas,” Baneen said. The couple had two fears common among remodeling home owners: Would the project be done on time? And, would the project stay on budget? Advance Design was able to alleviate their fears early on, as Claudia shared the “Common Sense Remodeling” process. Raza and Baneen absolutely loved the custom project analysis that helped them understand how a budget could be accurately predicted and then safeguarded during the design process. “Advance Design was spot on with both the budget and the project timeframe,” Baneen said. “Overall there were no surprises, and the budget was exactly what we were quoted. The experience was phenomenal, everybody was professional, everybody was courteous, everyone was nice, everyone was friendly. It wasn't stressful for us, they still left the house in a presentable state. It wasn't like we would come home and we were bring the kids in and it was going to be hazardous." After the relationship was cemented, Raza, Baneen and Claudia began to finalize the kitchen design. The main objective was to create a functional space for preparing meals and to create an inviting space for their family and friends to enjoy, while incorporating interesting design elements such as the iconic blue island and reclaimed Chicago brick walls. Sufficient storage space was really important to Baneen, and high quality appliances were a priority. As the overall layout was being completed, together they reviewed each cabinet to determine exactly what would be stored there. Because cooking was a high priority for this family, Claudia incorporated spice racks close to the range and included two mixer lift shelves for their larger countertop appliances. The focal point of the kitchen is the striking blue island constructed from custom colored Dura Supreme cabinets. Designed with decorative shelving and a highly functional prep sink. The couple loves the “galley” prep sink, it adds even more functionality and significantly shortens preparation and cleaning time. This island also includes a 24" Bosch Dishwasher with matching panel to blend in. "Aesthetically, and in terms of functionality, the island everything I imagined," Baneen said. "I love how beautiful it looks and how functional it is. It just brings everybody together." The Praa Sands Quartz countertop with an ogee edge profile provides excellent contrast by blending it's subtle tones with the outer cabinetry. It ties the island together with the rest of the space. Overlooking the beautiful backyard through spacious windows, the crisp white farmhouse sink is something that Baneen envisioned in her kitchen for years. Two tones of Dura Supreme Cabinetry were used throughout the rest of the kitchen. Chestnut Cherry cabinets grace the range and decorative range hood and as panels over the Wolf refrigerator and freezer. Antique White cabinets surround the perimeter, creating a warm balance that beckons guests into the softly rounded space. Drawing the eye immediately to the custom wood hood hiding a powerful 1,500 CFM ventilation system and spectacular 60” Duel Fuel Wolf range, a creatively patterned Tessen in Café & Brine backsplash detail stands out from the white subway tile backsplash spanning the outer walls. The vibrant space reflects the lively personality of the family who now loves spending time both cooking and enjoying this kitchen as a family. “The end result is a beautiful and extremely functional kitchen that is able to handle a growing family, lots of parties and lots of cooking,” Claudia said. “Advance Design was wonderfully professional and a pleasure to work with. They catered to what my needs and ideas were, while skillfully guiding us to make the right choices where we seemed lost,” Baneen said.

This Classic Quarry large horizontal fountain will instantly become the crowning jewel of any room you put it in, whether it's in your home or office. When you look at this fountain, your eye will be naturally drawn to the movement of the water over the Rainforest Brown Marble to the awaiting polished cream white river rocks. The calming effect of this sight and sound cannot be overstated. Rainforest marble is not technically a marble; it's a serpentinite, which is rock composed predominantly of one or more serpentine minerals, and is known for its healing qualities. Due to its elegant, smooth appearance similar to marble it is often referred to as marble. The name "Rainforest" comes from the distinctive veining that looks like tree branches or a "rainforest jungle". This particular marble is very strong and characteristics in veining and movement will tend to vary greatly between stones. Rainforest brown boasts earthy shades of warm brown, lush gold, and gray. The custom-made console staircase is the main feature of the house, connecting all 4 floors. It is lightened by a Thermo/lighting skylight and artificial light by IGuzzini Wall Washer & Trick Radial placed in the middle of several iron wire art pieces. The photometric characteristics of the radial lens create a projection of the art on the wall.

Malibu Glass Box House by Klopf Architecture Following the devastating Woolsey Fire of 2018, the site in Malibu offered a unique opportunity to rebuild not just a home, but a new architectural composition that highlighted the property’s potential while navigating strict fire-rebuild codes in the area. Designed by Klopf Architecture, this project embraced a set of limitations and translated them into an architectural asset. The city’s fire-rebuild process required the new structure to remain close to the original footprint, size and bulk, a constraint that ultimately clarified the architectural direction. Perched near the front of a long, narrow lot, the new home frames and overlooks a private, park-like rear expanse, an uncommon luxury especially in this part of Malibu . Without a fixed program, the design process allowed for a different kind of creative focus allowing Klopf Architecture the opportunity to explore how a modernist home could best respond to this site. The team approached the project not with a list of requirements, but with a question: How might a modernist live here? What spatial qualities would inspire calm, connection, and a sense of wonder in this setting? The process became less about problem-solving and more about architectural storytelling—letting the site, the light, and the principles of modern design guide the form and flow of the home. The response emerged in the form of a glass-box pavilion, an open, Mid-Century Modern inspired living, dining, and kitchen space that floats at the edge of the property’s natural descent. Connected to the more enclosed, private areas of the home by a glass-walled hallway, the living pavilion becomes a distinct centerpiece of the design. It opens on all four sides to the landscape with decks and patios on the flanks, an internal garden and water feature to the north, and a dramatic unguarded view of the expansive backyard and ocean horizon to the south. Because of the mandated footprint, careful planning was required to ensure every space could still engage with light, landscape, or both. Strategic voids in the form of atriums and courtyards allow daylight to filter deep into the home’s core, while offering moments of surprise and retreat. These design gestures allow natural light to filter deep into the interior, creating a sense of brightness and openness throughout the day. At the same time, they expand the perceptual boundaries between inside and out, making the home feel more expansive while anchoring its connection to the surrounding landscape. The siting of the house is what gives it its unique character. Rather than receding into the backyard like the neighboring homes, the house holds a slight prominence. From the central living pavilion, stepping down into the landscape feels more like entering a secluded park where a separate existing accessory structure, trail, and recreational areas await. The home’s modest street presence gives way to this unfolding drama of space, view, and nature. Fire-resilient materials and assemblies are integrated seamlessly throughout including triple-pane glazing, under-slab and roof insulation, and locally sourced fire-rated cladding ensure the house not only meets Calfornia’s rigorous wildland-urban interface (WUI) standards, but feels effortlessly aligned with them. While technical decisions like fire-hardening and mechanical systems presented some construction challenges, particularly around the cantilevered glass box, the team found a functional compromise that preserved the integrity of the design. Inside, a restrained palette and exposed post and beam design celebrate the ethos of mid-century modernism. A central circulation spine extends from the entry to the rear glass wall, offering a continuous visual link from street to ocean. Spaces such as the library and office, though more intimate in scale, are never cut off from nature as each opens to its own unique courtyard or garden view. Though born out of a strict regulatory framework and developed without a specific client, the rebuild design unfolded with remarkable clarity. Grounded in site logic, refined by limitations and an emphasis on timeless spatial relationships – light, proportion, and a strong connection to nature, the resulting design feels both effortless and uplifting. The home lives lightly on the land, opens generously to its surroundings, and strikes a careful balance between privacy, openness, and calm. For Klopf Architecture, it stands as a compelling case study in how site, code, and circumstantial constraints can inspire enduring, modernist architecture. With years of experience reimagining mid-century modern design for how people live today, the firm took the project’s limitations as an opportunity. The result is a home shaped by open, flowing spaces, strong indoor-outdoor connections, and a calm, clear sense of structure. It’s a good reminder that even with strict constraints, there’s still room for architecture to breathe—and for modernism to keep moving forward. This Nashville project presented an exciting challenge with its technical requirements for soundproofing and acoustic design. Collaborating with the renowned local architecture firm Daniels and Chandler, we brought their vision to life. The client opted for a striking accent wall in the studio and a darker, contemporary aesthetic to enhance the space. We added a kitchenette featuring a vaulted ceiling, a stainless steel range hood, modern storage solutions, and custom millwork. The commercial bathroom was designed with functionality and clean lines in mind. Additionally, we built a custom wood fence around the property for added privacy and security, complemented by expanded paved parking with new striping for guest spaces.
