The main level is anchored by a soaring great room, kitchen, and dining area that open to more than 1,000 square feet of outdoor living space. Sliding glass walls bring mountain light deep into the home, while a private primary wing includes a dedicated garage, balcony, and outdoor retreat. The lower level includes a yoga studio, sauna, billiards room, wet bar, open lounge, private steel-and-glass office, bunk room, and three en suite guest bedrooms. Upstairs, the artist apartment is a thoughtful retreat: adaptable, light-filled, and comfortable, with just enough quirk to spark inspiration. Even the basement—home to a full photography studio and workroom—balances technical needs with aesthetic ease. Raza and Baneen purchased their home in Schaumburg IL. knowing it needed work, but they saw the incredible potential it had with its expanse of beautiful kitchen windows and spacious floor plan. The kitchen technically functioned fine, but was desperately outdated with its honey oak cabinets and plain countertops. Advance Design was able to alleviate their fears early on, as Claudia shared the “Common Sense Remodeling” process. Raza and Baneen absolutely loved the custom project analysis that helped them understand how a budget could be accurately predicted and then safeguarded during the design process. “Advance Design was spot on with both the budget and the project timeframe,” Baneen said. “Overall there were no surprises, and the budget was exactly what we were quoted. The experience was phenomenal, everybody was professional, everybody was courteous, everyone was nice, everyone was friendly. It wasn't stressful for us, they still left the house in a presentable state. It wasn't like we would come home and we were bring the kids in and it was going to be hazardous." After the relationship was cemented, Raza, Baneen and Claudia began to finalize the kitchen design. The main objective was to create a functional space for preparing meals and to create an inviting space for their family and friends to enjoy, while incorporating interesting design elements such as the iconic blue island and reclaimed Chicago brick walls. Sufficient storage space was really important to Baneen, and high quality appliances were a priority. As the overall layout was being completed, together they reviewed each cabinet to determine exactly what would be stored there. Because cooking was a high priority for this family, Claudia incorporated spice racks close to the range and included two mixer lift shelves for their larger countertop appliances. The focal point of the kitchen is the striking blue island constructed from custom colored Dura Supreme cabinets. Designed with decorative shelving and a highly functional prep sink. The couple loves the “galley” prep sink, it adds even more functionality and significantly shortens preparation and cleaning time. This island also includes a 24" Bosch Dishwasher with matching panel to blend in. "Aesthetically, and in terms of functionality, the island everything I imagined," Baneen said. "I love how beautiful it looks and how functional it is. It just brings everybody together." The Praa Sands Quartz countertop with an ogee edge profile provides excellent contrast by blending it's subtle tones with the outer cabinetry. It ties the island together with the rest of the space. Overlooking the beautiful backyard through spacious windows, the crisp white farmhouse sink is something that Baneen envisioned in her kitchen for years. Two tones of Dura Supreme Cabinetry were used throughout the rest of the kitchen. Chestnut Cherry cabinets grace the range and decorative range hood and as panels over the Wolf refrigerator and freezer. Antique White cabinets surround the perimeter, creating a warm balance that beckons guests into the softly rounded space. Drawing the eye immediately to the custom wood hood hiding a powerful 1,500 CFM ventilation system and spectacular 60” Duel Fuel Wolf range, a creatively patterned Tessen in Café & Brine backsplash detail stands out from the white subway tile backsplash spanning the outer walls. The vibrant space reflects the lively personality of the family who now loves spending time both cooking and enjoying this kitchen as a family. “The end result is a beautiful and extremely functional kitchen that is able to handle a growing family, lots of parties and lots of cooking,” Claudia said. “Advance Design was wonderfully professional and a pleasure to work with. They catered to what my needs and ideas were, while skillfully guiding us to make the right choices where we seemed lost,” Baneen said.

We laid out and installed this oak and iron balustrade incorporating the clients' design ideas and material choices. As we were working on an existing stairway, the project was very technical, as many stairways are not level plumb and square. The challenge was enjoyable and they love the results.

This 2022 project for Sovereign Grace Music was a full-scale, purpose-built recording and production facility designed to support songwriting, live tracking, mixing, and video content creation. Working alongside the extraordinary Sovereign Grace team—and in collaboration with Authentic Carpentry—NILES handled sound reduction, audio integration, and all acoustic treatment design and installation. The facility features a full Control Room, a spacious Live Room, and a large Isolation Booth engineered for dry drum capture or vocal tracking during full-band sessions. Each space was crafted for accuracy, clarity, and intuitive workflow, ensuring that engineers and artists can move seamlessly between rooms without breaking creative momentum. Clear sightlines, generous lighting, and intentional layout choices make the studio equally suited for recording and video production. Every room is wired for a plug-and-play workflow, supporting multi-camera shoots, ensemble tracking, and efficient session flow. Behind the aesthetic, the acoustic infrastructure is highly robust. 2017 Winner of Detroit Home magazine's "Best Home Theater" Spire Integrated Systems awe-inspiring home theater room created to showcase the latest in high performing technology. The design of the room was in two parts: aesthetics and technical. The amazing sound is due to 7 in wall and in ceiling Meridian DSP speakers plus an audio processor. To enhance the sound, they hung Artnovion acoustic panels on the walls. They installed a hidden 4K Projector plus a 144" CinemaScope screen for amazing picture quality. They added custom leather reclining sofa, chaise and chairs plus a beautiful wood cabinet to house the audio/visual processors and sub woofers. For the perfect ambience they added blue LED lighting in the ceiling and steps.

Malibu Glass Box House by Klopf Architecture Following the devastating Woolsey Fire of 2018, the site in Malibu offered a unique opportunity to rebuild not just a home, but a new architectural composition that highlighted the property’s potential while navigating strict fire-rebuild codes in the area. Designed by Klopf Architecture, this project embraced a set of limitations and translated them into an architectural asset. The city’s fire-rebuild process required the new structure to remain close to the original footprint, size and bulk, a constraint that ultimately clarified the architectural direction. Perched near the front of a long, narrow lot, the new home frames and overlooks a private, park-like rear expanse, an uncommon luxury especially in this part of Malibu . Without a fixed program, the design process allowed for a different kind of creative focus allowing Klopf Architecture the opportunity to explore how a modernist home could best respond to this site. The team approached the project not with a list of requirements, but with a question: How might a modernist live here? What spatial qualities would inspire calm, connection, and a sense of wonder in this setting? The process became less about problem-solving and more about architectural storytelling—letting the site, the light, and the principles of modern design guide the form and flow of the home. The response emerged in the form of a glass-box pavilion, an open, Mid-Century Modern inspired living, dining, and kitchen space that floats at the edge of the property’s natural descent. Connected to the more enclosed, private areas of the home by a glass-walled hallway, the living pavilion becomes a distinct centerpiece of the design. It opens on all four sides to the landscape with decks and patios on the flanks, an internal garden and water feature to the north, and a dramatic unguarded view of the expansive backyard and ocean horizon to the south. Because of the mandated footprint, careful planning was required to ensure every space could still engage with light, landscape, or both. Strategic voids in the form of atriums and courtyards allow daylight to filter deep into the home’s core, while offering moments of surprise and retreat. These design gestures allow natural light to filter deep into the interior, creating a sense of brightness and openness throughout the day. At the same time, they expand the perceptual boundaries between inside and out, making the home feel more expansive while anchoring its connection to the surrounding landscape. The siting of the house is what gives it its unique character. Rather than receding into the backyard like the neighboring homes, the house holds a slight prominence. From the central living pavilion, stepping down into the landscape feels more like entering a secluded park where a separate existing accessory structure, trail, and recreational areas await. The home’s modest street presence gives way to this unfolding drama of space, view, and nature. Fire-resilient materials and assemblies are integrated seamlessly throughout including triple-pane glazing, under-slab and roof insulation, and locally sourced fire-rated cladding ensure the house not only meets Calfornia’s rigorous wildland-urban interface (WUI) standards, but feels effortlessly aligned with them. While technical decisions like fire-hardening and mechanical systems presented some construction challenges, particularly around the cantilevered glass box, the team found a functional compromise that preserved the integrity of the design. Inside, a restrained palette and exposed post and beam design celebrate the ethos of mid-century modernism. A central circulation spine extends from the entry to the rear glass wall, offering a continuous visual link from street to ocean. Spaces such as the library and office, though more intimate in scale, are never cut off from nature as each opens to its own unique courtyard or garden view. Though born out of a strict regulatory framework and developed without a specific client, the rebuild design unfolded with remarkable clarity. Grounded in site logic, refined by limitations and an emphasis on timeless spatial relationships – light, proportion, and a strong connection to nature, the resulting design feels both effortless and uplifting. The home lives lightly on the land, opens generously to its surroundings, and strikes a careful balance between privacy, openness, and calm. For Klopf Architecture, it stands as a compelling case study in how site, code, and circumstantial constraints can inspire enduring, modernist architecture. With years of experience reimagining mid-century modern design for how people live today, the firm took the project’s limitations as an opportunity. The result is a home shaped by open, flowing spaces, strong indoor-outdoor connections, and a calm, clear sense of structure. That white subway tile backsplash keeps things classic and bright, while polished concrete floors ground everything with industrial-cool texture. Technically, this renovation required opening up the space to create better flow. We removed a wall section (you can see that dramatic archway leading from the living area) and installed a steel beam to maintain structural support. The new layout connects seamlessly to the backyard through those floor-to-ceiling sliding glass doors—very California indoor-outdoor living. The vaulted ceiling with skylights was already there, but we added recessed LED lighting to ensure the workspace stays bright even on overcast days. All new electrical, upgraded plumbing, and a ventilation system hidden behind that streamlined range hood.
