Outdoor furniture from Restoration Hardware really made this Houston outdoor living space design project shine. “It really went well,” says Wayne Franks, owner of Outdoor Homescapes of Houston. “It's not a huge space, but moving the existing two columns about four feet and bringing the roof out only three feet made all the difference in the world.” “This particular client wanted a larger space to entertain,” says senior designer Lisha Maxey, who served as an outdoor furniture consultant while managing construction for the project. The original space, Lisha explains, had two oddly placed columns blocking a clear view of the beautiful pool area from inside the home. “We removed those columns and gave her three more feet of roof, which extended her living area while also giving her the view she wanted.” Since the client - a woman in her mid-50s with grown children who visit frequently - only wanted a small outdoor kitchen island with a 30-inch RCS grill Outdoor Homescapes closed up a French door that led from the master bedroom (which she never used) and created a new stucco wall for the kitchen. “I would definitely call the style of this space ‘transitional,” says Lisha. The client is a very eclectic world traveler and a collector of art, yet wanted her outdoor living space to feel like a warm, homey living room once we placed the furniture and décor. In the end, her finishes centered around rustic stone, detailed columns and furniture leaning towards the contemporary.” Much of the warmth in the space, she says, comes from the colors of the dry-stacked Sunset Canyon ledgestone. “It looks just like it sounds – like the sun setting in a deep canyon!” “The columns are unique – decorative and fluted,” adds Wayne. The client, who’d received five free hours of outdoor furniture consultation as part of an ongoing promotion, also wanted Lisha to help her select, buy and help place furnishings. “I believe that now - more than ever - consumers are looking for turn-key operations in any type of service industry - a ‘one-stop-shop,’ so to speak,” says Lisha. “It gives us a more personal touch with the client, as well as an edge in the industry in terms of selling our designs, as the client is reassured that we’ll work with them in every aspect to give them the outdoor living space of their dreams.” The client ended up choosing the Biscayne collection – including a chair that rocks and swivels - from Restoration Hardware. They also went with a lower, unique teak coffee table from the Belvedere collection. “We mixed wicker with teak for an equally soft and hard look and added pops of color to bring out the beautiful art collection inside,” says Lisha. “The neutral gray wicker, by the way, was the perfect match for the distressed teak coffee table and credenza. The grays of the Key West granite countertop also echoed this color palette.” For the fabric, Lisha helped keep it neutral with a Mocha linen and popped the color with royal blue throw pillows matching the area rug: “To make the space truly her own, we added some unique copper pots from her collection and a few items she's collected abroad.”

This three seasons room is ideal for relaxation with loads of natural lighting from the wall of large windows, completed by an indoor grill, a small bar and bonus sink, and a beautiful red tile accent wall.

The symmetrical front façade sets the tone by contrasting the earthy textures of shake and stone with a collection of crisp white trim that run throughout the home. Wrapping around the rear of this cottage is an expansive covered porch designed for entertaining and enjoying shaded Summer breezes. The original room was just a screen room with a low flat ceiling constructed over decking. There was a door off to the side with a cumbersome staircase, another door leading to the rear yard and a slider leading into the house. Since the room was all screens it could not really be utilized all four seasons. Another issue, bugs would come in through the decking, the screens and the space under the two screen doors. To create a space that can be utilized all year round we rebuilt the walls, raised the ceiling, added insulation, installed a combination of picture and casement windows and a 12' slider along the deck wall. For the underneath we installed insulation and a new wood look vinyl floor. The space can now be comfortably utilized most of the year.

The family of this contempory colonial home could only see their backyard for a very limited time of year from their large screened porch. Tropical islands are the focal point for the design build of the acreage behind this stunning, Mediterranean-style home. The hardscape features a three level pool, including a toddler pool and a wading pool. Starting at the reef, there are three leaf petal loungers which allow you to recline in four to six inches of water at your feet. Limestone holy boulders are placed strategically along the edge for a natural element. A beautiful blend of earthy colors within the flagstone create a natural and rustic pool deck. All of the steps and bench seating inside the pool are also made of flagstone (custom fabricated flagstone coping for this project was completed on site). The toddler pool features fiber optic lighting which was installed at the bottom of the pool in the gunnite shell to create the reflection of a starry, celestial sky (fiber optic lighting can be used to create any number of shapes or constellations). An infinity edge crashes over beautiful stone and tile work, falling into a wading pool below. Another special feature is a water feature of riverstone cobbles sitting below dancing flames. Large stepping stones alongside this feature lead you to a lounge pool deck creating the feeling of an island retreat. Limestone slabs were used for a path of steps that take you through the landscaping back to the main house. A gazebo was added to hold an outdoor kitchen, an outdoor shower and a pool house with restrooms. All of the outdoor features are automated, allowing you to operate water temperature, fire features, water features, even the music and lighting from your smartphone.

A screened-in porch addition – Kirkwood porch can often create a three season room for enjoyment and entertaining. This addition has a 2” X 6” Hip roof. It has 1” foam and EIFS on inside and outside to create more warmth of a three season room. Matching the siding on the outside to the rest of the house and tying the addition in well should create the illusion of being original to the house. An addition should never look like an addition if it is done correctly. An original bay window was removed from the current Living Room of the house and a French Slider was installed for easy access to the new space. Eze -Breeze three season panels, on a vertical four track system and clear vinyl glazing was installed. White frame color matches the white siding on the original house and the charcoal fiberglass mesh screens keep unwanted bugs and birds from joining in on the fun. Resting on a smooth concrete pad, an indoor/outdoor rug softens the space. A 3’ X 6’8” Screen Door provides access to a patio level outside the porch. And for that matter many of the homes built by John Randall McDonald and Russell Barr Williamson back in the 1950’s. When driving through these new developments, one would experience beautiful traditional style homes, but all the homes tend to look the same. There is no diversity in the styles of homes thus these neighborhoods lack the harmony and a cultural life style for the people who live there or what people are looking for when buying a home that reflects their lifestyle. This Glen Cove Residence is an example that a contemporary home which offers a modern lifestyle that many desires can be established amongst traditional homes while blending in with the neighborhood. Don’t be fooled by the flat roof of this home, building technology has come a long way since Frank Lloyd Wright! The roof system on this home is more energy efficient than most roof systems builders are putting on traditional homes today and it doesn’t leak! This Glen Cove Residence was built using all traditional building materials that you would see in homes being built in new developments today. There is a misconception out there that modern homes are expensive to build. That is not true! This Glen Cove Residence was built for roughly $130 per square foot which is the same price one would pay for a similar builder’s model traditional style home with the same upgrades. We helped conceptualize then build a waterfront home on a fabulous lot, with the goal to maximize the indoor/outdoor connection. Enormous code-compliant glass walls grant uninterrupted vistas, plus we supplement light and views with hurricane-strength transoms above the glass walls. Both functional and decorative pools are constructed on home’s three sides. The pool’s edges run under the home’s perimeter, and from most angles, the residence appears to be floating. From the front yard, can see into the living room, through the house, to the water/inlet behind it!

The Ranch Pass Project consisted of architectural design services for a new home of around 3,400 square feet. The design of the new house includes four bedrooms, one office, a living room, dining room, kitchen, scullery, laundry/mud room, upstairs children’s playroom and a three-car garage, including the design of built-in cabinets throughout. The design style is traditional with Northeast turn-of-the-century architectural elements and a white brick exterior. Design challenges encountered with this project included working with a flood plain encroachment in the property as well as situating the house appropriately in relation to the street and everyday use of the site. The design solution was to site the home to the east of the property, to allow easy vehicle access, views of the site and minimal tree disturbance while accommodating the flood plain accordingly.
