Nearing completion of their new home construction project, the clients decided to furnish their home with entirely new furniture, art and accessories, bringing nothing with them except their clothes. This was a monumental shopping project for SKP Design! We were asked to accomplish an elegant look on a strict budget, shopping locally and within a quick timeline. We also assisted with selecting paint colors, granite and lighting and helped finalize the fireplace design to pull everything together. With dark wood floors and coffered ceiling details, the home has traditional elements. However, the homeowners wanted the furnishings to reflect a modern, elegant aesthetic. The dining room features a table for ten and a contemporary crystal chandelier from James R. Moder. Sherwin Williams Grizzle Gray and Gray Clouds are the paint colors used throughout the home. Pendant lights over the kitchen island are from Minka Group. Most of the accessories were purchased from Pottery Barn, HomeGoods, Wayfair and Klingman’s (Grand Rapids and Zeeland). Coconut Grove is Southwest of Miami beach near coral gables and south of downtown. It’s a very lush and charming neighborhood. It’s one of the oldest neighborhoods and is protected historically. It hugs the shoreline of Biscayne Bay. The 10,000sft project was originally built 17 years ago and was purchased as a vacation home. Prior to the renovation the owners could not get past all the brown. He sails and they have a big extended family with 6 kids in between them. The clients wanted a comfortable and causal vibe where nothing is too precious. They wanted to be able to sit on anything in a bathing suit. KitchenLab interiors used lots of linen and indoor/outdoor fabrics to ensure durability. Much of the house is outside with a covered logia. The design doctor ordered the 1st prescription for the house- retooling but not gutting. The clients wanted to be living and functioning in the home by November 1st with permits the construction began in August. The KitchenLab Interiors (KLI) team began design in May so it was a tight timeline! KLI phased the project and did a partial renovation on all guest baths. They waited to do the master bath until May. The home includes 7 bathrooms + the master. All existing plumbing fixtures were Waterworks so KLI kept those along with some tile but brought in Tabarka tile. The designers wanted to bring in vintage hacienda Spanish with a small European influence- the opposite of Miami modern. One of the ways they were able to accomplish this was with terracotta flooring that has patina. KLI set out to create a boutique hotel where each bath is similar but different. Every detail was designed with the guest in mind- they even designed a place for suitcases.

Riad Zasha: Middle Eastern Beauty at the Beach Private Residence / Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: Alys Beach Construction --- “Riad Zasha resides in Alys Beach, a New Urbanist community along Scenic Highway 30-A in the Florida Panhandle,” says the design team at Khoury & Vogt Architects (KVA), the town architects of Alys Beach. “So named by the homeowner, who came with an explicit preference for something more exotic and Middle Eastern, the house evokes Moroccan and Egyptian influences spatially and decoratively while maintaining continuity with its surrounding architecture, all of which is tightly coded.” E. F. San Juan furnished Weather Shield impact-rated windows and doors, a mahogany impact-rated front door, and all of the custom exterior millwork, including shutters, screens, trim, handrails, and gates. The distinctive tower boasts indoor-outdoor “Florida room” living spaces caged in beautiful wooden mashrabiya grilles created by our team. The execution of this incredible home by the professionals at Alys Beach Construction and KVA resulted in a landmark residence for the town. Challenges: “Part of [the Alys Beach] coding, along with the master plan itself, dictated that a tower mark the corner of the lot,” says KVA. “Aligning this with the adjoining park to the south reinforces the axiality of each and locks the house into a greater urban whole.” The sheer amount of custom millwork created for this house made it a challenge, but a welcome one. The unique exterior called for wooden details everywhere, from the shutters to the handrails, mouldings and trim, roof decking, courtyard gates, ceiling panels for the Florida rooms, loggia screen panels, and more—but the tower was the standout element. The homeowners’ desire for Middle Eastern influences was met through the wooden mashrabiya (or moucharaby) oriel-style wooden latticework enclosing the third-story tower living space. Creating this focal point was some of our team’s most unique work to date, requiring the ultimate attention to detail, precision, and planning. The location close to the Gulf of Mexico also dictated that we partner with our friends at Weather Shield on the impact-rated exterior windows and doors, and their Lifeguard line was perfect for the job. The mahogany impact-rated front door also combines safety and security with beauty and style. Solution: Working closely with KVA and Alys Beach Construction on the timeline and planning for our custom wood products, windows, and doors was monumental to the success of this build. The amount of millwork produced meant our team had to carefully manage their time while ensuring we provided the highest quality of detail and work. The location south of Scenic Highway 30-A, steps from the beach, also meant deciding with KVA and Alys Beach Construction what materials should be used for the best possible production quality and looks while adhering to coding and standing the test of time in the harsh Gulfside elements such as high winds, humidity, and salt. The tower elements alone required the utmost care for building and installation. It was truly a test of skill for our team and Alys Beach Construction to create the corbels and other support pieces that would hold up the wooden oriel windows and latticework screens. Our client had an outdated bathroom that he wanted to renovate. He liked a neutral “greige” color scheme and wanted something “more exciting” than the standard subway tile. A soaking tub was a must! He needed a turnkey company that could deliver on time, and he found JRP Design & Remodel’s reputation and commitment to timelines was needed. The design features a minimalist bathroom boasting clean lines. The grey palette, simple tub, and incredible views make for a serene design. The footprint stayed the same, with the corner tub being replaced with a freestanding tub, it allowed for more room for the shower. This bathroom is brought upmarket with bold matte black fixtures and fittings that keep this bathroom perfectly practical yet sleek. Bathroom in Ridgerunner Drive | Room Type: Whole Home Remodel | Project Name: Ridgerunner | Key Feature: A full-home transformation that converted the property from a dated Tuscan style into a modern farmhouse design with a more contemporary edge. Challenge: The home’s original Tuscan style felt dated and did not align with the homeowners’ desired aesthetic. The challenge was to modernize the entire space while creating a design that remained practical and comfortable for a young family with a child. Solution: The home underwent a complete remodel that replaced the heavy Tuscan finishes with a lighter, more modern farmhouse palette. Updated materials, finishes, and design details created a fresh, contemporary look while maintaining a family-friendly environment. Timeline: Completed in 2019.

Family Room in Rolling Hills Dr | Transitional New Build in Cave Creek, AZ | Room Type: Whole Home Furnishings | Project Name: Rolling Hills Dr | Key Feature: A fully furnished transitional home designed to feel sophisticated and collected without being precious, so the clients could actually live in it and have their grandkids over without a second thought. Challenge: The clients had just completed a new build and needed a home that reflected their taste and life stage. They wanted something that felt elevated and intentional but not stiff or untouchable. The risk with transitional design at this level is that it can tip too far in either direction, ending up either too formal to live in or too casual to feel designed. Finding that balance in a brand new home with no existing character to work from is harder than it sounds. Solution: Living with Lolo furnished the entire home with pieces that layered sophistication with genuine comfort. Every selection was made with real life in mind, durable enough for grandkids, beautiful enough for entertaining, and cohesive enough to feel like a designer put it together rather than a furniture showroom. The transitional direction gave the home warmth and timelessness without leaning on trends that would feel dated in a few years. Materials: Transitional furnishings with a mix of natural textures, comfortable upholstery, layered rugs and textiles, and curated accessories sourced through Living with Lolo's trade relationships. Budget: $75,000 to $200,000 | Timeline: Approximately 3 to 6 months from design through installation.

We remodeled this kitchen and dining room under a strict timeline with the goal of having it ready for the holidays. Our clients love to entertain, and the new open layout creates a space that brings everybody together, even the cook! The rich wooden eight-seater dining table sets a warm and welcoming tone while contrasting with the cool blue accents, which provide a unique focal point and draws one's attention to the middle of the room. For additional seating, the kitchen island boasts 4 sleek stools that can easily be integrated into the dining area or kept where they are. Project designed by Denver, Colorado interior designer Margarita Bravo. She serves Denver as well as surrounding areas such as Cherry Hills Village, Englewood, Greenwood Village, and Bow Mar.
