It hugs the shoreline of Biscayne Bay. The 10,000sft project was originally built 17 years ago and was purchased as a vacation home. Prior to the renovation the owners could not get past all the brown. He sails and they have a big extended family with 6 kids in between them. The clients wanted a comfortable and causal vibe where nothing is too precious. They wanted to be able to sit on anything in a bathing suit. KitchenLab interiors used lots of linen and indoor/outdoor fabrics to ensure durability. Much of the house is outside with a covered logia. The design doctor ordered the 1st prescription for the house- retooling but not gutting. The clients wanted to be living and functioning in the home by November 1st with permits the construction began in August. The KitchenLab Interiors (KLI) team began design in May so it was a tight timeline! KLI phased the project and did a partial renovation on all guest baths. They waited to do the master bath until May. The home includes 7 bathrooms + the master. All existing plumbing fixtures were Waterworks so KLI kept those along with some tile but brought in Tabarka tile. The designers wanted to bring in vintage hacienda Spanish with a small European influence- the opposite of Miami modern. One of the ways they were able to accomplish this was with terracotta flooring that has patina. KLI set out to create a boutique hotel where each bath is similar but different. Every detail was designed with the guest in mind- they even designed a place for suitcases.

Plates become art when hung in a group over a bed. An equestrian theme makes for a warm and inviting room. Painted walls and ceiling in dark chocolate provide a cozy setting for all who spend the night! Layers of pillows, chandelier and vintage accents provide the feeling of a bed and breakfast...I want one!

This backwoods lodge is nothing short of a true mountain retreat. Hand Hewn Timbers and Locus Railing set the framework for the wrap-around porch overlooking the lake. Our custom cabinetry team crafted the kitchen cabinets, bar top and bathroom vanities. The inside on this home features a variety of our wall and ceiling materials. The walls are lined with our painted Barn Wood, Hayley Bark and Veneers. The vaulted ceiling is outfitted with our mixed Barn Wood to tie in the color variety and texture across the entire home. Dining Room in Ridgerunner Drive | Room Type: Whole Home Remodel | Project Name: Ridgerunner | Key Feature: A full-home transformation that converted the property from a dated Tuscan style into a modern farmhouse design with a more contemporary edge. Challenge: The home’s original Tuscan style felt dated and did not align with the homeowners’ desired aesthetic. The challenge was to modernize the entire space while creating a design that remained practical and comfortable for a young family with a child. Solution: The home underwent a complete remodel that replaced the heavy Tuscan finishes with a lighter, more modern farmhouse palette. Updated materials, finishes, and design details created a fresh, contemporary look while maintaining a family-friendly environment. Timeline: Completed in 2019.

Bathroom in Lexington Ave | Room Type: Primary Bathroom (Master Bath Remodel) | Project Name: Lexington Ave | Key Feature: A modern, luxury bathroom with a subtle boho influence, featuring unique tile placement, statement lighting, and layered materials that create visual interest in a compact footprint. Challenge: The client wanted a full bathroom transformation while keeping all plumbing in its existing locations to minimize renovation costs, requiring creative design solutions within structural limitations. Solution: The design team reimagined the space by introducing updated finishes, distinctive tile layouts, wallpaper, and statement lighting to elevate the bathroom while working within the existing layout. The project was executed entirely remotely, demonstrating a seamless virtual design process. Materials: Bedrosians tile, Thibaut wallpaper, Arteriors lighting, Kohler plumbing fixtures, Jaipur Living rugs, Made Goods bath mirrors, and Bungalow5 bath stool. Budget: Not specified Timeline: Completed April 2021.

From the get-go, we knew this project was on a tight budget and a tighter timeline. The construction was set to begin the same week the clients approached us, but we rose to the challenge! The new design has a larger curbless shower; the toilet was moved, creating space for a larger vanity with a warm wood finish that complements the cool white and teal tiles. We selected matt black hardware, plumbing, and light fixtures. The new floorplan makes the bathroom more functional, spacious, safe, well-lit, and modern. Overall, the new bathroom highlights the beautiful hexagonal tile, which transitions across the entire room, and onto the shower walls. The project finished on time, within budget, and is functional and aesthetically pleasing!

This was a detached building from the main house just for the theater. The interior of the room was designed to look like an old lodge with reclaimed barn wood on the interior walls and old rustic beams in the ceiling. In the process of remodeling the room we had to find old barn wood that matched the existing barn wood and weave in the old with the new so you could not see the difference when complete. We also had to hide speakers in the walls by Faux painting the fabric speaker grills to match the grain of the barn wood on all sides of it so the speakers were completely hidden. We also had a very short timeline to complete the project so the client could screen a movie premiere in the theater. To complete the project in a very short time frame we worked 10-15 hour days with multiple crew shifts to get the project done on time. The ceiling of the theater was over 30’ high and all of the new fabric, barn wood, speakers, and lighting required high scaffolding work.

H2D Architecture + Design developed a comprehensive vision for the renovation of this Bellevue residence, creating a cohesive master plan that can be implemented in phased construction to align with the homeowners' priorities, budget, and timeline. The first phase reimagined the primary suite, including a redesigned bathroom, reconfigured closet and bedroom. Strategic space planning enhanced the functionality and flow of each space while creating a serene, spa-inspired retreat tailored to the homeowners' lifestyle. Future phases will transform the home's main living areas through a complete reconfiguration of the kitchen, dining room, entry, and living room. This expansive outdoor deck and garden is the ultimate in luxury entertaining, lounging, dining and includes amenities for shade, a vegetable garden, outdoor seating, outdoor dining, grilling and a glass enclosure with heaters to get the most enjoyment and extended use year round. Rooftopia incorporated multiple customized Renson pergolas into the central dining and lounge areas. Each of three Renson pergola systems and their unique features are controlled with the touch of a button. The motorized overhead louvers can be enjoyed open or fully closed to provide shade and a waterproof cover. Each pergola has integrated dimmable LED lighting in the roof blades or louvers. The seating and lounge area was designed with gorgeous modern furnishings and a luxurious fire table. The lounge area can be fully enclosed by sliding glass panels around its walls, to capture the heat from the fire table and integrated Renson heaters. A privacy and shade screen can also be retractable at the west to offer another layer of protection from the intensity of the setting sun. The lounges also feature an integrated sound system and mobile TV cabinet so the space can be used year round to stay warm and cozy while watching a movie or a football game. The outdoor kitchen and dining area features appliances by Hestan and highly customized concrete countertops with matching shelves mounted on the wall. The aluminum cabinets are custom made by Urban Bonfire and feature accessories for storing kitchen items like dishes, appliances, beverages, an ice maker and receptacles for recycling and refuse. The Renson pergola over the dining area also integrates a set of sliding loggia panels to offer a modern backdrop, add privacy and block the sun. Rooftopia partnered with the talented Derek Lerner for original artwork that was transformed into a large-scale mural, and with the help of Chicago Sign Systems, the artwork was enlarged, printed and installed as one full wall of the penthouse. This artwork is truly a special part of the design. Rooftopia customized the design of the planter boxes in partnership with ORE Designs to streamline the look and finish of the metal planter containers. Many of the planter boxes also have toe kick lighting to improve the evening ambiance. Several large planters are home to birch trees, ornamental grasses, annual flowers and the design incorporates containers for seasonal vegetables and an herb garden. Our teams partnered with Architects, Structural engineers, electricians, plumbers and sound engineers to upgrade the roof to support the pergola systems, integrate lighting and appliances, an automatic watering system and outdoor sound systems. This large residential roof deck required a multi year development, permitting and installation timeline, proving that the best things are worth the wait.

We had a tight timeline to turn a dark, outdated kitchen into a modern, family-friendly space that could function as the hub of the home. We enlarged the footprint of the kitchen by changing the orientation and adding an island for better circulation. We swapped out old tile flooring for durable luxury vinyl tiles, dark wood panels for fresh drywall, outdated cabinets with modern Semihandmade ones, and added brand new appliances. We made it modern and warm by adding matte tiles from Heath, new light fixtures, and an open shelf of beautiful ceramics in cool neutrals.

Bedroom in Desert Escape | Room Type: Full Home Remodel + Furnishing (4 Bedroom, 5 Bath, 3,627 sq ft residence). Project Name: Desert Escape Design. Key Feature: A complete home refurnishing and remodel including the master bathroom, powder room, and fireplace, designed to deliver striking wow factor while maintaining the warmth of a serene desert retreat. Challenge: The previous designer’s work was poor quality, and remodeling only the primary suite would have created a noticeable disconnect with the rest of the home. Solution: The clients chose to fully refurnish the entire home and remodel the master bathroom, powder room, and fireplace to create a cohesive, elevated design throughout. LOFT | Luxury Loft Transformation | FOUR POINT DESIGN BUILD INC This ultra feminine luxury loft was designed for an up-and-coming fashion/travel writer. With 30' soaring ceiling heights, five levels, winding paths of travel and tight stairways, no storage at all, very little usable wall space, a tight timeline, and a very modest budget, we had our work cut out for us. It was also important for the white IKEA kitchen to have plenty of storage. “This is a dining room/kitchen combination room, so we wanted to make sure there was ample room for both dining and cooking activities,” he says. Therefore, featured throughout the kitchen in both the upper and base cabinetry is IKEA VEDDINGE cabinetry in white along with IKEA MAXIMERA drawers and IKEA UTRUSTA door fronts. Combined with the stainless steel appliances, this creates a light yet warm feel; especially when set against the IKEA KASKER countertops in custom light gray with sleek concrete effect. From a functional standpoint, there is enormous storage potential throughout. There is storage above the refrigerator and along the upper perimeter to the electric range and accompanying range hood, and then on the opposite side as well. There is even a small, three-drawer base cabinet on the opposite side of the stainless steel refrigerator. One standout element of the space is a clever IKEA “hack” using IKEA cabinetry retrofitted to conceal a washer-dryer combo set. Justin notes this was originally the biggest obstacle of the kitchen design. He explains: “We thought a washer/dryer was essential to the space, but we were really struggling with where exactly to put it and how to conceal it so that you weren’t staring at your laundry while eating breakfast.” In addition, the type of cabinet needed was not a cabinet that IKEA standardly offers, so IKD came up with an IKEA hack that was both functional and stylish. Specifically, the 80”(H) IKEA VEDDINGE cabinetry allows the washer-dryer to seamlessly blend into the layout; which maximizes the kitchen space. Justin concludes: “We chose IKEA because IKEA’s price point is unbeatable for the quality. We liked that IKEA offered versatility and ease and we really liked that there is a whole industry of professionals that only deal with IKEA products. So they know precisely how to design for IKEA cabinets and build IKEA cabinets, etc.” Having experienced the IKEA design and installation process, Justin shares some advice with other IKEA customers. “I would recommend that folks not try to do everything themselves, such as design, demo, shop and build. Designing a kitchen is a lot of work. If you can afford it: seek assistance,” he says. “We would also recommend using experienced installers who know IKEA cabinets in and out and can help with the details of your kitchen that make it look polished and complete. They also save time.” To that end, since it was a rental their timeline for the IKEA kitchen to be completed was very tight. “Our IKEA kitchen wasn’t a project we wanted stretched over six months. We wanted the whole project finished in several weeks [and we accomplished it],” he concludes.
