Well-traveled. Relaxed. Timeless. Our well-traveled clients were soon-to-be empty nesters when they approached us for help reimagining their Presidio Heights home. The expansive Spanish-Revival residence originally constructed in 1908 had been substantially renovated 8 year prior, but needed some adaptations to better suit the needs of a family with three college-bound teens. We evolved the space to be a bright, relaxed reflection of the family’s time together, revising the function and layout of the ground-floor rooms and filling them with casual, comfortable furnishings and artifacts collected abroad. One of the key changes we made to the space plan was to eliminate the formal dining room and transform an area off the kitchen into a casual gathering spot for our clients and their children. The expandable table and coffee/wine bar means the room can handle large dinner parties and small study sessions with similar ease. The family room was relocated from a lower level to be more central part of the main floor, encouraging more quality family time, and freeing up space for a spacious home gym. In the living room, lounge-worthy upholstery grounds the space, encouraging a relaxed and effortless West Coast vibe. Exposed wood beams recall the original Spanish-influence, but feel updated and fresh in a light wood stain. Throughout the entry and main floor, found artifacts punctate the softer textures — ceramics from New Mexico, religious sculpture from Asia and a quirky wall-mounted phone that belonged to our client’s grandmother.

My client's mother had a love for all things 60's, 70's & 80's. Her home was overflowing with original pieces in every corner, on every wall and in every nook and cranny. It was a crazy mish mosh of pieces and styles. When my clients decided to sell their parent's beloved home the task of making the craziness look welcoming seemed overwhelming but I knew that it was not only do-able but also had the potential to look absolutely amazing. We did a massive, and when I say massive, I mean MASSIVE, decluttering including an estate sale, many donation runs and haulers. Then it was time to use the special pieces I had reserved, along with modern new ones, some repairs and fresh paint here and there to revive this special gem in Willow Glen, CA for a new home owner to love.

Kids' room - transitional kids' room idea in Los Angeles

We were asked to restore a beautiful geometric Victorian tiled floor. The property had been used as a letting house and the floor had been used and abused for many years, just given an occasional mop over from time to time. The new owners wanted to revive the colours and deal with the neglect. Step one was to put down the tile doctor pro clean alkaline cleaning solution and to let it dwell for a period of around twenty minutes. We gave the solution plenty of dwell time before setting up our low speed rotary machine, underneath it we used a black pad to agitate and help loosen the ingrained dirt. Once completed we set up our powerful rinsing tool which is attached to a machine fixed into our van, by doing this we do not need to dispose of any dirty water on your property but instead we take it away with us and dispose of it in the proper manner in an appropriate disposal point. After rinsing the floor came up very well but we still felt it could be better, we used a steamer coupled with HBU Nanotech and a scraper to remove various deposits of paint and other sticky residue which had set over time. After thoroughly rinsing the floor again we left the floor to dry for 4 days, Victorian tiles along with other earth based tiles are very absorbent and need to dry thoroughly and fully. On our return we tested for damp ensuring the floor was dry enough to seal. To seal the floor we used two coats of colour grow impregnating sealer, once the sealer had dried we then began sealing the floor using seal and go. After applying several thin coats of seal and go, the floor reached the desired appearance. A combination of Pro clean, hbu nanotech, colour grow and seal and go with a little bit of care from your local tile doctor restored this old uncared for floor back to the prime of its life.

The historical society has approved this remodel. As part of that distinction we had to honor the original look of the home; keeping the façade updated but intact. For example the doors and windows are new but they were made as replicas to the originals. The homeowners were relocating from the Inland Empire to be closer to their daughter and grandchildren. One of their requests was additional living space. In order to achieve this we added a second story to the home while ensuring that it was in character with the original structure. The interior of the home is all new. It features all new plumbing, electrical and HVAC. Although the home is a Spanish Revival the homeowners style on the interior of the home is very traditional. The project features a home gym as it is important to the homeowners to stay healthy and fit. The kitchen / great room was designed so that the homewoners could spend time with their daughter and her children. The home features two master bedroom suites. One is upstairs and the other one is down stairs. The homeowners prefer to use the downstairs version as they are not forced to use the stairs. They have left the upstairs master suite as a guest suite. Hull Historical recently finished a remodel to this 1940’s Colonial Revival. The majority of the work was on the back of the house which included a new master sitting porch and walkway that connected the main house to the rear garage which we had to tie together in a clever and appropriate way. We achieved that by making the space look like and old screen porch that was later closed in. These old porches typically feature painted pine floors, which we installed and painted gray. The 2021 Southern Living Idea House is inspiring on multiple levels—from the stunning location in Louisville, Kentucky overlooking the Ohio river, to the design-driven home that marries European countryside vibes with a timeless aesthetic. Dubbed the “forever home,” the concept was to design for all stages of life, with thoughtful spaces that meet the ever-evolving needs of families today. The 5,545-square-foot, Colonial Greek Revival Cottage-style home is located in The Breakers at Prospect community and is the collective effort of many. While it may have formerly been a trend to embrace open layout living spaces, following the pandemic families are seeking spaces in the home that feel separated, to allow for privacy. Rooms with clear intentions allow more options for areas in which to spend time, depending on your mood, and this home perfectly balances livable and lively ideas. Marvin products were chosen for this project to maximize the use of natural light, allow airflow from outdoors to indoors, and provide expansive views that overlook the Ohio River. We were excited when the homeowners of this project approached us to help them with their whole house remodel as this is a historic preservation project. The historical society has approved this remodel. As part of that distinction we had to honor the original look of the home; keeping the façade updated but intact. For example the doors and windows are new but they were made as replicas to the originals. The homeowners were relocating from the Inland Empire to be closer to their daughter and grandchildren. One of their requests was additional living space. In order to achieve this we added a second story to the home while ensuring that it was in character with the original structure. The interior of the home is all new. It features all new plumbing, electrical and HVAC. Although the home is a Spanish Revival the homeowners style on the interior of the home is very traditional. The project features a home gym as it is important to the homeowners to stay healthy and fit. The kitchen / great room was designed so that the homewoners could spend time with their daughter and her children. The home features two master bedroom suites. One is upstairs and the other one is down stairs. The homeowners prefer to use the downstairs version as they are not forced to use the stairs. They have left the upstairs master suite as a guest suite. All of the windows and doors were replicated to match the original styling of the house. The roof is a combination of Gable and Hip and is made of red clay tile. The arched door and windows are typical of Spanish Revival. The home also features a Juliette Balcony and window. Library / Living Room: The library offers Pocket Doors and custom bookcases. Powder Room: This powder room has a black toilet and Herringbone travertine. Kitchen: This kitchen was designed for someone who likes to cook! It features a Pot Filler, a peninsula and an island, a prep sink in the island, and cookbook storage on the end of the peninsula. The homeowners opted for a mix of stainless and paneled appliances. Although they have a formal dining room they wanted a casual breakfast area to enjoy informal meals with their grandchildren. The kitchen also utilizes a mix of recessed lighting and pendant lights. A wine refrigerator and outlets conveniently located on the island and around the backsplash are the modern updates that were important to the homeowners. Master bath: The master bath enjoys both a soaking tub and a large shower with body sprayers and hand held. For privacy, the bidet was placed in a water closet next to the shower. There is plenty of counter space in this bathroom which even includes a makeup table. Staircase: The staircase features a decorative niche Upstairs master suite: The upstairs master suite features the Juliette balcony Outside: Wanting to take advantage of southern California living the homeowners requested an outdoor kitchen complete with retractable awning. The fountain and lounging furniture keep it light. Home gym: This gym comes completed with rubberized floor covering and dedicated bathroom. It also features its own HVAC system and wall mounted TV.
