The commode in this bathroom was actually custom built in with the tank positioned within the wall of the bathroom to save space. Grab bars make this bathroom fully accessible.

Reminiscent of the 1930s Farm House this bright custom kitchen with its glass door pantry, raspberry toile fabric and matching transfer ware gives new construction a feel of old world charm. The formal dining table with cane back chairs eliminates the need for a dining room. Brazilian cherry floors contrast the washed cream cabinets and granite counters. It is a delightful space to bask with a cup of coffee in the stream of early morning sunlight.

What is now the master suite used to be a 1970's living room addition that was built 2' lower than the rest of the house. This split-level design required special considerations for steps and door swings, which added renovation challenges in an already tight area. Dexter worked closely with the owner to find this solution which raised the floor and transferred valuable footage from the entryway into the living spaces. Dexter Builders and Dexter Block worked together to enlarge the addition, which gained enough space for the walk-in closet.

The wine racks installed in this elegant residential wine cellar in San Diego was constructed from Sapele Mahogany. We added a rolling ladder to allow for easy access of wine that are located in hard-to-reach areas of the racking. An existing wine cellar in a La Jolla, San Diego home was expanded to accommodate the growing collection of the owner. We worked on this project twice. The first installation was completed in 2008. After about 5 years, the client requested us to double the capacity of their wine room, but maintain the contemporary design. We added new sections to the existing racking to provide additional space for more wines. Stunning Wine Cellar for a Contemporary Home We completed a wine cellar installation project in La Jolla, an affluent city of San Diego, California, where we had to match the contemporary design of the home. The beautiful residential space was originally built with glass and wood. All the woodworking was constructed from Sapele Mahogany, which is common in many parts of the house. The cabinetry and furniture had to be the same tone and material. We have worked on this project twice. The first time was in 2008 and the second one was in 2013. We needed to expand and double the size of the custom wine cellar. A very integral part of this homeowner’s life is their wine and the collecting of wine. Our main goal was to create a racking design that consists of various orientations to allow the owner to store different sizes of bottles. Racking Features of the La Jolla Custom Wine Cellar The original room was constructed when the home was built. The architect, designing team, and contractor gave us a palette to match the existing cabinetry. The owners didn’t know what their needs were going to be. When they buy cases of wine, for example, they just put some of the bottles in the diamond bins and some in individual bottle spaces. In 2013, we tried to make the racking as universal as possible. The original capacity of the wine room was 1,100 bottles. It increased to 1,624 after the expansion of the space and adding more wine racks. Elevation 1 The first area of the room consists of racking for individual storage at the top section, with a VC-style cover for concealing the evaporator. There are diamond bins in the middle that can store nine bottles in each opening. We added many slots for large format bottles below the diamond bins because the owners stored bigger bottles in the first room, as big as 9 liters. What we did was to open up a couple of spaces to create a wider wine storage area. The whole racking in this area has a solid end panel. We took out the vertical supports and put the beam supports across to bear the load. We incorporated a coved tray feature to allow the owners to get a feel for the beautiful bottles in their collection. The large format bottles are stored in various heights, resulting in a cascading wine display. This style of racking allows for easy visibility of the wine labels. We installed LED lighting above this area to illuminate the space dramatically without emitting too much heat. Elevation 2 The next racking is labeled Elevation 2, which is the left wall that you will pass by before you go into the other storage area. It consists of horizontal display racks that can store both standard and larger bottles. These display racks, which are 8 ¼” deep, were installed with lighting and mirror at the back. The middle section has two glass shelves that provide an area for the client’s wine cellar accessories and mini car collection. Elevation 3 On the 3rd Elevation, the top racking includes slots with twelve coved trays and six solid backs. We added new individual column wine racks, and custom cabinets with scalloped neck supports to the existing cabinetry. Now, the total capacity of the individual bottle racking is 384, and the custom cabinets can accommodate 34 bottles. There is a double deep Sapele Mahogany tabletop where we installed very large steel supports under it. This will provide structural stability for bearing the weight of this big case storage area. The homeowner buys a lot of wine, so he wanted to have an area where he could stack all the boxes. He didn’t want the boxes to occupy the area at the front. With this feature, he could just bring the wines directly to this storage area, without affecting the aesthetic appeal of the front entrance of his La Jolla custom wine cellar. Elevations 4 and 5 The next wall is Elevation 4, which consists of wine racks for 98 magnum bottles. The top most section has a VC-style evaporator cover. Elevation 5 (in front of elevation 3), had twelve coved trays, 16-bottle custom cabinets with scalloped neck supports, and one hundred eighty individual storage slots. After adding new sections, we ended up having sixteen coved trays, 26-bottle custom cabinets, and 288 individual bottle racking. Rolling Ladder for Easy Access of Wines Another factor that we consider when designing a wine room is the convenience in accessing the bottles. Since the ceiling of this La Jolla custom wine cellar was tall (about 124” height), we added a hook rolling ladder. A hook ladder has fixtures that allow it to slide along the rail and can be lifted off the rail if you want to transfer it to another section of the racking on a different wall. The Belfast Residence in Ohio is a new construction, custom modern house situated on a 150 acre farm. Panda solved the challenge of extending the intimate space of the kitchen into the expansiveness of the backyard by installing fully retractable TS.60 All Aluminum Thermally Broken Folding Door Systems. Custom designed for this space, this elegant and durable folding door system spans the entire wall of the kitchen. This door system uses cutting-edge aluminum extrusions with a polyamide bar to connect the frame together while reducing heat or cold transfer. When closed, this Bi-Fold door system provides a protective barrier that lowers u-factors, limits condensation, increases energy performance, and most of all reduces thermal conductivity. The architectural firm, Drawing Dept. designed a cantilevered roof reaching out over the pool on axis with a sunken fire pit, drawing the geometry of the house further out into the landscape. This airy living room was conceived around the homeowners love of art and nature. A palette derived from sea and sand, natural elements were brought in both literally and figuratively. Warm wood and earthen accents are countered by sleek, modern accent chairs. The embroidered linen draperies draw the eye up and serve as a dramatic backdrop to the serene conversation area. Oversized mirrors transfer the ambient light throughout the room. The centerpiece of the room is a silk and copper aerial sculpture by artist Jan R. Carson (www.janrcarson.com) that is accented by a halogen spotlight. The lighting casts an ever-changing shadow, creating life and whimsy to the room. This townhome located on Lake Anna of Reston, VA own into a confined gall kitchen with a very limited cabinet space, short wall cabinets, big closet taking over big portion of kitchen, duct chase creating a big barrier, plumbing chases causing bulkhead and a bearing wall header to name a few of obstacles Their dream was to walk in from front door and have a clear view of wall to wall scenic view of the lake. Modernize the kitchen, eliminate bearing walls, lots of storage, upgraded appliances and so much more. They have been chasing this dream for years and have been turned down by multiple firms due to level of difficulty of the project, budget constraint and as she put it “cleeking with a design firm that can feel her needs” Our staff spent countless number of hours to hear her and bring her dream to reality. The main constraint was the bearing wall on corner of foyer and living room, which was a closet, main duct chase and return ducts, obscene amount of plumbing and not to mention structural load. By the way of re-routing mechanical chases, and reformulating all second-floor plumbing stack to back walls, and then inserting few structural beams that transfer the second-floor joists to front and back wall, we have accomplished the biggest goals of all and created the view open floor plan Now home to a big island with cooktop and beverage center. The home has front to back clear view of the scenic lake. ¬¬¬With expanding the kitchen into front breakfast area, we have doubled up on storage and cabinet space. Long line of gorgeous counter top and full backsplash under new Led lighting has glorified this kitchen project. The linear porcelain floor tile has complimented the counter top and her trophy accessories.

Our task was to make the small apartment as functional as possible with a modern and clean design as the client would rent it out. We have chosen furniture that will be both functional and emphasize the overall idea of ​​the design. We have made the layout so that there is both a bite and a rest corner where the tenant can feel calm after the busy daily life of the capital. Some of the colors in the living room were also transferred to the bedroom.

To fully enjoy the winter holidays, with all the snow and cold, was the basis for our client’s decision to maintain their Chicago home when they were transferred to the warm and sunny west coast. A trusted caretaker was put in place to oversee and maintain their property; however, even excellent planning sometimes runs off-track. In the midst of winter the caretaker left on a well-planned vacation. The homeowner’s were apprised of dates and, without a worry, everyone went on about their daily routines. That is, until the caretaker returned and found the home in such utter devastation, he could not believe what had happened in such a short amount of time. The ill-timed vacation, planned during what became an extremely cold timeframe, was the home’s undoing. With the heat in the home turned slightly lower, to accommodate the emptiness, paired with the below zero temperatures, the hot water pipe in the main floor Sunroom froze and burst. The gushing, steaming water, unchecked, moved in so many directions, it is difficult to comprehend. As the water soaked through the Sunroom flooring to the walk-out Lower Level Area below, ice blocks were freezing before the water reached the ground; Ice blocks so thick only time and warmer temperatures were able to thaw. Since the heating systems were unaffected, the heat, paired with the steaming moisture, raised the humidity levels in the entire home; what wasn’t wet ultimately became mold covered. The humidity in the home was raised to such a level that window and door seals were compromised and condensation clouded most of the interior glass panes. The Kitchen wood flooring, saturated with water, buckled, causing the cabinets to lift and the granite to crack. The ceiling in the lower level Bar Area fell as the water flooded both the Bar and the adjoining Billiards Room, wreaking havoc on cabinetry, carpet, artwork, etc. After the insurance estimation determined the home was salvageable, the design phase began in earnest headed by LaMantia’s James Campbell, CKD and aided by Katie Suva, CKD, CBD as the guides. After a very long march towards recovery, the home is now back to the pristine beauty it once was.
