By foiling silver over gold, the Garland Collection has an antique, yet contemporary feel and tremendous versatility to work in a variety of decors. The hand cut oval beads create a perfect marriage with the wrought iron frame which in turn dresses the frame from daytime to nighttime.

These clients loved they're new house but the boring builder kitchen was not want the wanted. The entire kitchen was redesigned and the new layout is much more functional. Extending the island down the center and removing the L shaped one previously there, opened up the space tremendously. We extended the kitchen across the entire back wall adding a bench with storage and wine rack. The beautiful blue pearl granite compliments the soft gray wash on the island as well as the ice white shaker cabinets. The clean marble hexagon backlash is uninterrupted thanks to hidden plug bars under the cabinets. The soft and playful wood lighting fixtures keep the room from getting too stuffing and pair well with the various tan shades in the rug and fabric.

Secondary dwelling (northside) — for extended family: 3 bedrooms, 2 bathrooms, laundry, open planned living, kitchen, dining, a separate TV room Plunge pool 2,000 litre rainwater tank servicing the toilets and laundry 4.8 kW solar panel system 1 car basement car park + 1 car hardstand. 2. Qualitative requirements: Generally: Maximise sun, light and outlook to all rooms. Extensive glazing and use of skylights. Rooms to be designed as contemporary spaces with seamless, clean lines. Colour selections to be light, non jarring, using colours from whites to neutrals. Use of natural materials such as timber and stone. Open planned living areas — kitchen, dining and living with a strong spatial connection to encourage family together time. Multi-layered complex approval process From the outset, there were numerous multi-layered approval stages through which to navigate. This ensured a vigorous, disciplined design approach. Stages included: The Prince Henry Design Review Panel (PHDRP) — appointed by Landcom to monitor the historic Prince Henry development site Randwick City Council — Development Application NSW State Heritage Department — approval required given the project’s proximity to the historic “Flowers” building. Randwick Council — the Construction Certificate was particularly involved with difficulties around strict adherence to; setbacks, height and floor space ratios and alignments with the southern setback of the “Flowers” Building, a flat roof geometry and guides around the use of external colour and materials. I am a full-time interior designer and blogger living in North Salem, NY. Last Fall, I participated as a guest in the Fall 2017 ORC and was selected by Sophie Dow, editor in chief of House Beautiful to participate as a featured designer in the Spring 2018 ORC. I've religiously followed the ORC for years, so being selected as a featured designer was a tremendous honor.

You have heard the expression, bringing the outside in. Green Mountain Builders’ award-winning remodeling team did just that with this second-floor dated condominium in Estero, Florida. Built during the Tuscan-style decade, the condo needed an extensive remodel. Transforming a dark residence into a contemporary masterpiece started by bringing the lanai into the living space, with spectacular floor to ceiling windows. Now a feature of the air-conditioned space, it can be used year-round, and is aesthetically beautiful, while adding a tremendous amount of natural light. It made an open floor plan, every more open and provides additional sitting areas to the great room, kitchen and dining room space. The kitchen was completely remodeled and expanded. And entire new layout was designed offering a greatly improved flow. The white custom cabinetry, stainless appliances and expansive island with gorgeous countertops and tile backsplash are all elegant features making this a magnificent kitchen. Additional storage space was added, as was additional seating.

Pionarch, LLC had designed a new house in Ipswich, Ma on a beautiful lot that has tremendous views overlooking the ocean. This new 2,400 square foot house is equipped with 3 Bedrooms, 2.5 bathrooms, an office, a personal library, kitchen, dining room, living room, a 2 car garage, 2 decks and all the storage that the client had asked for. The first floor open concept design contains the kitchen, dining room, sun room, living room, library, powder room, master bedroom with ensuite and walk-in closet. The second floor has a walkway looking towards the living room below it, 2 bedrooms, an office and another centrally located bathroom along with the clients much needed storage. This house maximizes the natural light that the property is exposed to with over 30 windows and 2 skylights, this design was to generate the views that the property has to offer as well as eliminating the need to switch on the lights during the day. Pionarch, LLC carefully worked with the clients’ needs to make sure that everything they wanted in their dream home would fit into the budget that was presented.

The coziest of cabins received a much needed kitchen remodel. Reworking the layout just a little bit opened up the space tremendously! New perimeter cabinets in an off white help brighten the space, while a homeowner heirloom was refurbished into a large, functional island with a new butcher block top.

The space was a blank slate with white walls, with a tremendous potential. I utilized the entire wall space to create a walk in closet, and a custom millwork which provides storage, an entertainment lounge area, desk area and even a bar. The family Room showcases a large dining area with a custom electrical fireplace, surrounded by beautiful Calacatta gold porcelain stone to create a very unique focal point.
