We started with a blank slate on this basement project where our only obstacles were exposed steel support columns, existing plumbing risers from the concrete slab, and dropped soffits concealing ductwork on the ceiling. It had the advantage of tall ceilings, an existing egress window, and a sliding door leading to a newly constructed patio. This family of five loves the beach and frequents summer beach resorts in the Northeast. Bringing that aesthetic home to enjoy all year long was the inspiration for the décor, as well as creating a family-friendly space for entertaining. Wish list items included room for a billiard table, wet bar, game table, family room, guest bedroom, full bathroom, space for a treadmill and closed storage. The existing structural elements helped to define how best to organize the basement. For instance, we knew we wanted to connect the bar area and billiards table with the patio in order to create an indoor/outdoor entertaining space. It made sense to use the egress window for the guest bedroom for both safety and natural light. The bedroom also would be adjacent to the plumbing risers for easy access to the new bathroom. Since the primary focus of the family room would be for TV viewing, natural light did not need to filter into that space. We made sure to hide the columns inside of newly constructed walls and dropped additional soffits where needed to make the ceiling mechanicals feel less random. In addition to the beach vibe, the homeowner has valuable sports memorabilia that was to be prominently displayed including two seats from the original Yankee stadium. For a coastal feel, shiplap is used on two walls of the family room area. In the bathroom shiplap is used again in a more creative way using wood grain white porcelain tile as the horizontal shiplap “wood”. We connected the tile horizontally with vertical white grout joints and mimicked the horizontal shadow line with dark grey grout. At first glance it looks like we wrapped the shower with real wood shiplap. Materials including a blue and white patterned floor, blue penny tiles and a natural wood vanity checked the list for that seaside feel. A large reclaimed wood door on an exposed sliding barn track separates the family room from the game room where reclaimed beams are punctuated with cable lighting. Cabinetry and a beverage refrigerator are tucked behind the rolling bar cabinet (that doubles as a Blackjack table!). A TV and upright video arcade machine round-out the entertainment in the room. Bar stools, two rotating club chairs, and large square poufs along with the Yankee Stadium seats provide fun places to sit while having a drink, watching billiards or a game on the TV. Signed baseballs can be found behind the bar, adjacent to the billiard table, and on specially designed display shelves next to the poker table in the family room. Thoughtful touches like the surfboards, signage, photographs and accessories make a visitor feel like they are on vacation at a well-appointed beach resort without being cliché.

Our clients had just recently closed on their new house in Stapleton and were excited to transform it into their perfect forever home. They wanted to remodel the entire first floor to create a more open floor plan and develop a smoother flow through the house that better fit the needs of their family. The original layout consisted of several small rooms that just weren’t very functional, so we decided to remove the walls that were breaking up the space and restructure the first floor to create a wonderfully open feel. After removing the existing walls, we rearranged their spaces to give them an office at the front of the house, a large living room, and a large dining room that connects seamlessly with the kitchen. We also wanted to center the foyer in the home and allow more light to travel through the first floor, so we replaced their existing doors with beautiful custom sliding doors to the back yard and a gorgeous walnut door with side lights to greet guests at the front of their home. Living Room Our clients wanted a living room that could accommodate an inviting sectional, a baby grand piano, and plenty of space for family game nights. So, we transformed what had been a small office and sitting room into a large open living room with custom wood columns. We wanted to avoid making the home feel too vast and monumental, so we designed custom beams and columns to define spaces and to make the house feel like a home. Aesthetically we wanted their home to be soft and inviting, so we utilized a neutral color palette with occasional accents of muted blues and greens. Dining Room Our clients were also looking for a large dining room that was open to the rest of the home and perfect for big family gatherings. So, we removed what had been a small family room and eat-in dining area to create a spacious dining room with a fireplace and bar. We added custom cabinetry to the bar area with open shelving for displaying and designed a custom surround for their fireplace that ties in with the wood work we designed for their living room. We brought in the tones and materiality from the kitchen to unite the spaces and added a mixed metal light fixture to bring the space together Kitchen We wanted the kitchen to be a real show stopper and carry through the calm muted tones we were utilizing throughout their home. We reoriented the kitchen to allow for a big beautiful custom island and to give us the opportunity for a focal wall with cooktop and range hood. Their custom island was perfectly complimented with a dramatic quartz counter top and oversized pendants making it the real center of their home. Since they enter the kitchen first when coming from their detached garage, we included a small mud-room area right by the back door to catch everyone’s coats and shoes as they come in. We also created a new walk-in pantry with plenty of open storage and a fun chalkboard door for writing notes, recipes, and grocery lists. Office We transformed the original dining room into a handsome office at the front of the house. We designed custom walnut built-ins to house all of their books, and added glass french doors to give them a bit of privacy without making the space too closed off. We painted the room a deep muted blue to create a glimpse of rich color through the french doors Powder Room The powder room is a wonderful play on textures. We used a neutral palette with contrasting tones to create dramatic moments in this little space with accents of brushed gold. Master Bathroom The existing master bathroom had an awkward layout and outdated finishes, so we redesigned the space to create a clean layout with a dream worthy shower. We continued to use neutral tones that tie in with the rest of the home, but had fun playing with tile textures and patterns to create an eye-catching vanity. The wood-look tile planks along the floor provide a soft backdrop for their new free-standing bathtub and contrast beautifully with the deep ash finish on the cabinetry.

The spacious great room in this home, completed in 2017, is open to the kitchen and features a linear fireplace on a floating honed limestone hearth, supported by hidden steel brackets, extending the full width between the two floor to ceiling windows. The custom oak shelving forms a display case with individual lights for each section allowing the homeowners to showcase favorite art objects. The ceiling features a step and hidden LED cove lighting to provide a visual separation for this area from the adjacent kitchen and informal dining areas. The rug and furniture were selected by the homeowners for everyday comfort as this is the main TV watching and hangout room in the home. A casual dining area provides seating for 6 or more and can also function as a game table. In the background is the 3 seasons room accessed by a floor-to-ceiling sliding door that opens 2/3 to provide easy flow for entertaining.

The landscape of this home honors the formality of Spanish Colonial / Santa Barbara Style early homes in the Arcadia neighborhood of Phoenix. By re-grading the lot and allowing for terraced opportunities, we featured a variety of hardscape stone, brick, and decorative tiles that reinforce the eclectic Spanish Colonial feel. Cantera and La Negra volcanic stone, brick, natural field stone, and handcrafted Spanish decorative tiles are used to establish interest throughout the property. A front courtyard patio includes a hand painted tile fountain and sitting area near the outdoor fire place. This patio features formal Boxwood hedges, Hibiscus, and a rose garden set in pea gravel. The living room of the home opens to an outdoor living area which is raised three feet above the pool. This allowed for opportunity to feature handcrafted Spanish tiles and raised planters. The side courtyard, with stepping stones and Dichondra grass, surrounds a focal Crape Myrtle tree. One focal point of the back patio is a 24-foot hand-hammered wrought iron trellis, anchored with a stone wall water feature. We added a pizza oven and barbecue, bistro lights, and hanging flower baskets to complete the intimate outdoor dining space. My client for this project was a builder/ developer. He had purchased a flat two acre parcel with vineyards that was within easy walking distance of downtown St. Helena. He planned to “build for sale” a three bedroom home with a separate one bedroom guest house, a pool and a pool house. He wanted a modern type farmhouse design that opened up to the site and to the views of the hills beyond and to keep as much of the vineyards as possible. The house was designed with a central Great Room consisting of a kitchen area, a dining area, and a living area all under one roof with a central linear cupola to bring natural light into the middle of the room. One approaches the entrance to the home through a small garden with water features on both sides of a path that leads to a covered entry porch and the front door. The entry hall runs the length of the Great Room and serves as both a link to the bedroom wings, the garage, the laundry room and a small study. The entry hall also serves as an art gallery for the future owner. An interstitial space between the entry hall and the Great Room contains a pantry, a wine room, an entry closet, an electrical room and a powder room. A large deep porch on the pool/garden side of the house extends most of the length of the Great Room with a small breakfast Room at one end that opens both to the kitchen and to this porch. The Great Room and porch open up to a swimming pool that is on on axis with the front door. The main house has two wings. One wing contains the master bedroom suite with a walk in closet and a bathroom with soaking tub in a bay window and separate toilet room and shower. The other wing at the opposite end of the househas two children’s bedrooms each with their own bathroom a small play room serving both bedrooms. A rear hallway serves the children’s wing, a Laundry Room and a Study, the garage and a stair to an Au Pair unit above the garage. A separate small one bedroom guest house has a small living room, a kitchen, a toilet room to serve the pool and a small covered porch. The bedroom is ensuite with a full bath. This guest house faces the side of the pool and serves to provide privacy and block views ofthe neighbors to the east. A Pool house at the far end of the pool on the main axis of the house has a covered sitting area with a pizza oven, a bar area and a small bathroom. Vineyards were saved on all sides of the house to help provide a private enclave within the vines. The exterior of the house has simple gable roofs over the major rooms of the house with sloping ceilings and large wooden trusses in the Great Room and plaster sloping ceilings in the bedrooms. Alongside Jeff King & Company, Marina Blvd., won CotY 2016 National Winner of Landscape Design/Outdoor Living The project was to transform an existing flat roof and master bedroom suite floor into a dramatic deck with kitchen, dining and living areas leading to a stair to an upper deck for America’s Cup race viewing. The existing home is a 3-story 4,000 square foot Spanish Mission-style home built in the 1920’s and sits directly across from the St. Francis Yacht Club on Marina Boulevard in San Francisco – a prime location. No changes were possible for the historic façade and the new construction was to be out of view from the street, as much as possible. Going up the traditionally detailed stairway with decorative railing, you land at the third floor which becomes contemporary in style for the redesigned master bedroom suite, guest bath, sitting room and the roof deck. Large roof decks require careful attention to waterproofing and a Bison pedestal system was used to create a level deck surface and easy maintenance. Heavy ceramic tile pavers were interspersed with walkable in-floor skylights on the main deck with ipe wood floors at the upper deck and stairs. From both the master bedroom and the outdoor deck you can access a sitting room with large pocket or sliding doors to enclose it. If watching the fireworks on July 4th and it gets cold, people can move to the sitting room which has a fireplace to watch in a heated environment. The sitting room gas fireplace is surrounded by steel with a figured steel panel re-purposed from old sea pier metal that has been cleaned and sealed. A guest bath is adjacent to the master bath for guest use. A square recessed pattern tile was used to tie the old Spanish Mission-style feeling into the new more contemporary walls. In a large home that was short on storage, a large built-in armoire was built into the master bathroom for extra capacity. The project took two and a half years to complete including design and construction, in part due to historic reviews by the State of California.

A warm and comfortable sitting area is a wonderful addition to a Master Sleeping space. This cozy reading area has a fireplace and cove lighting in the tray ceiling and behind the white plaster wall panel. The fireplace wall is a study in varying textures; concrete finish on the fireplace, polished smooth venetian white plaster wall panel, and textured cork wallcovering on the room walls.

Mathew and his team at Cummings Architects have a knack for being able to see the perfect vision for a property. They specialize in identifying a building’s missing elements and crafting designs that simultaneously encompass the large scale, master plan and the myriad details that make a home special. For this Winchester home, the vision included a variety of complementary projects that all came together into a single architectural composition. Starting with the exterior, the single-lane driveway was extended and a new carriage garage that was designed to blend with the overall context of the existing home. In addition to covered parking, this building also provides valuable new storage areas accessible via large, double doors that lead into a connected work area. For the interior of the house, new moldings on bay windows, window seats, and two paneled fireplaces with mantles dress up previously nondescript rooms. The family room was extended to the rear of the house and opened up with the addition of generously sized, wall-to-wall windows that served to brighten the space and blur the boundary between interior and exterior. The family room, with its intimate sitting area, cozy fireplace, and charming breakfast table (the best spot to enjoy a sunlit start to the day) has become one of the family’s favorite rooms, offering comfort and light throughout the day. In the kitchen, the layout was simplified and changes were made to allow more light into the rear of the home via a connected deck with elongated steps that lead to the yard and a blue-stone patio that’s perfect for entertaining smaller, more intimate groups. From driveway to family room and back out into the yard, each detail in this beautiful design complements all the other concepts and details so that the entire plan comes together into a unified vision for a spectacular home. It’s always a blessing when your clients become friends - and that’s exactly what blossomed out of this two-phase remodel (along with three transformed spaces!). These clients were such a joy to work with and made what, at times, was a challenging job feel seamless. This project consisted of two phases, the first being a reconfiguration and update of their master bathroom, guest bathroom, and hallway closets, and the second a kitchen remodel. In keeping with the style of the home, we decided to run with what we called “traditional with farmhouse charm” – warm wood tones, cement tile, traditional patterns, and you can’t forget the pops of color! The master bathroom airs on the masculine side with a mostly black, white, and wood color palette, while the powder room is very feminine with pastel colors. When the bathroom projects were wrapped, it didn’t take long before we moved on to the kitchen. The kitchen already had a nice flow, so we didn’t need to move any plumbing or appliances. Instead, we just gave it the facelift it deserved! We wanted to continue the farmhouse charm and landed on a gorgeous terracotta and ceramic hand-painted tile for the backsplash, concrete look-alike quartz countertops, and two-toned cabinets while keeping the existing hardwood floors. We also removed some upper cabinets that blocked the view from the kitchen into the dining and living room area, resulting in a coveted open concept floor plan. Our clients have always loved to entertain, but now with the remodel complete, they are hosting more than ever, enjoying every second they have in their home.

The Jackson II Expanded adds 353sf of living space to the Jackson II floor plan. This spacious four bedroom home has a downstairs study/guest suite with walk-in closet, which can be configured with a full bath and a bay window option. A mudroom with storage closet opens from the garage, creating a separate entry to the guest suite. A large pantry is added to the kitchen area in the Expanded version of the plan. Space is also added to the family room and dining room in this plan, and the dining room has a trey ceiling. The relocated utility room offers the convenience of second floor laundry and a folding counter. Bedrooms two and three share a private hallway access to the hall bath, which is designed for shared use. The primary bedroom suite features a large bedroom, a reconfigured bath with dual vanity, and a room-sized closet. A garden tub and separate shower are included, and additional luxury bath options are also offered on this plan. Like the original Jackson II plan, the two story foyer has a railed overlook above, and encompasses a feature window over the landing. The family room and breakfast area overlook the rear yard, and the centrally located kitchen is open to all main living areas of the home, for good traffic flow and entertaining. Nine foot ceilings throughout the first floor are included. Exterior plan details include a metal-roofed front porch, shake siding accents, and true radius head windows.
