The owners of this stately Adams Morgan rowhouse wanted to reconfigure rooms on the two upper levels to create a primary suite on the third floor and a better layout for the second floor. Our crews fully gutted and reframed the floors and walls of the front rooms, taking the opportunity of open walls to increase energy-efficiency with spray foam insulation at exposed exterior walls. The original third floor bedroom was open to the hallway and had an outdated, odd-shaped bathroom. We reframed the walls to create a suite with a master bedroom, closet and generous bath with a freestanding tub and shower. Double doors open from the bedroom to the closet, and another set of double doors lead to the bathroom. The classic black and white theme continues in this room.

OL + expanded this North Shore waterfront bungalow to include a new library, two sleeping porches, a third floor billiard and game room, and added a conservatory. The design is influenced by the Arts and Crafts style of the existing house. A two-story gatehouse with similar architectural details, was designed to include a garage and second floor loft-style living quarters. Modern Row House For this new home in Boston’s oldest neighborhood, Flavin Architects imagined an elegant structure that capitalizes on the natural light and beautiful views abundant in Charlestown. Our firm sought to respect the historic fabric of the city while designing for the 21st century. The façade, with its projecting two-story bay, divided windows and vertical proportions respect the adjacent urban pattern. Stripped down and elegant detailing, devoid of ornament, connects the structure to today’s modern Boston. The exterior combines cedar shingles and shiplap boards with jet mist granite. This dark grey exterior contrasts with a bright white interior washed with sunlight. Each floor is accessed by a stairwell illuminated by a Wasco skylight. Sunlight pours down and refracts through glass paneling run underneath a natural wood handrail down the stairwell. The dining room and adjacent sitting room are bathed in warmth and light from a double-sided fireplace. In the dining room, floor-to-ceiling windows open to the street, and frame a view of the stained glass windows in St. Mary’s Church. Above the bedrooms and master suite on the third floor, a rooftop deck provides our client with views of Charlestown, Boston, and the Bunker Hill Monument.

Harbor View is a modern-day interpretation of the shingled vacation houses of its seaside community. The gambrel roof, horizontal, ground-hugging emphasis, and feeling of simplicity, are all part of the character of the place. While fitting in with local traditions, Harbor View is meant for modern living. The kitchen is a central gathering spot, open to the main combined living/dining room and to the waterside porch. One easily moves between indoors and outdoors. The house is designed for an active family, a couple with three grown children and a growing number of grandchildren. It is zoned so that the whole family can be there together but retain privacy. Living, dining, kitchen, library, and porch occupy the center of the main floor. One-story wings on each side house two bedrooms and bathrooms apiece, and two more bedrooms and bathrooms and a study occupy the second floor of the central block. The house is mostly one room deep, allowing cross breezes and light from both sides. The porch, a third of which is screened, is a main dining and living space, with a stone fireplace offering a cozy place to gather on summer evenings. A barn with a loft provides storage for a car or boat off-season and serves as a big space for projects or parties in summer.

Perched on a hillside cul-de-sac lot in Brentwood CA, the Gagne Residence enjoys an unusually private street condition and views toward the ocean, city, and surrounding tree lined hills. To maximize dwelling and garden area on the mostly sloped site, the house is broken into two general volumes, one volume responding to the level and orientation of the street, the other, wrapping and descending along the hill’s contour, acting as retainer while providing a third dwelling level and preserving ample area for a garden. This home is in Noe Valley, a highly desirable and growing neighborhood of San Francisco. As young highly-educated families move into the area, we are remodeling and adding on to the aging homes found there. This project remodeled the entire existing two story house and added a third level, capturing the incredible views toward downtown. The design features integral color stucco, zinc roofing, an International Orange staircase, eco-teak cabinets and concrete counters. A flowing sequence of spaces were choreographed from the entry through to the family room.

Home design - transitional home design idea in Toronto

When the homeowners first purchased the 1925 house, it was compartmentalized, outdated, and completely unfunctional for their growing family. Casework designed the owner's previous kitchen and family room and was brought in to lead up the creative direction for the project. Casework teamed up with architect Paul Crowther and brother sister team Ainslie Davis on the addition and remodel of the Colonial. The existing kitchen and powder bath were demoed and walls expanded to create a new footprint for the home. This created a much larger, more open kitchen and breakfast nook with mudroom, pantry and more private half bath. In the spacious kitchen, a large walnut island perfectly compliments the homes existing oak floors without feeling too heavy. Paired with brass accents, Calcutta Carrera marble countertops, and clean white cabinets and tile, the kitchen feels bright and open - the perfect spot for a glass of wine with friends or dinner with the whole family. There was no official master prior to the renovations. The existing four bedrooms and one separate bathroom became two smaller bedrooms perfectly suited for the client’s two daughters, while the third became the true master complete with walk-in closet and master bath. There are future plans for a second story addition that would transform the current master into a guest suite and build out a master bedroom and bath complete with walk in shower and free standing tub. Overall, a light, neutral palette was incorporated to draw attention to the existing colonial details of the home, like coved ceilings and leaded glass windows, that the homeowners fell in love with. Modern furnishings and art were mixed in to make this space an eclectic haven.

Pak Cheung This section is a new gable dormer that adds much-needed volume to this attic. The choice of paint color added bright and playful feel to the space. The challenge when adding a dormer is maintaining structural support of the ridge beam. In this case, given the age of the house, finding point loads to support the existing beam would have created unknown conditions and required renovation work on the first and basement levels. The engineer's solution was to create an A-frame girder (see the triangle shape on the top left of photo) supported on existing exterior bearing walls. The new gable dormer is tied into this girder. We installed new hardwood flooring throughout the space. Though the attic had two large existing skylights, to bring in more natural light we added two more skylights—one in the bathroom and one in the hallway. We also installed new recessed lights throughout the entire space and in the bathroom.

This spacious two car garage addition in Blue Bell, PA adds valuable space and amenities for the homeowners. Not only does the craftsman style garage and carport provide ample coverage for three vehicles; it also has two electric car charging outlets. A third garage door in the rear allows for easy accessibility to their riding lawn mower and snow blower. The dormer above was designed for current storage use, but could easily be finished to add some living square footage.Design and Construction by Meridian.

With a view to the serene Biscayne Bay, this picturesque Dining room features two fully retractable custom designed glass walls that open to the outdoor terraces. The custom rich walnut ceiling was inspired by the waves just outside the windows. Dangling from the ceiling are eight singular hand-blown custom lighting fixtures to create a very modern solution to a chandelier. On the third wall, set in limestone, a custom wine cabinet was created to encompass the owner’s expansive wine collection.
