Introducing this backyard remodeling project expertly completed by @seamlessconstruction.inc 's team in the heart of #LosAngeles
The project starts with artificial turf welcoming you into the backyard, as per the client’s request, to replace the old driveway’ falling asphalt. Additionally, a strip drain system was added to address the issue of flooding in the ADU caused by heavy rain.
To ensure seamless transitions within the backyard, adjustments in elevation were made and a striking set of new stairs were added designed with some under lights. It was crafted using Belgard pavers and Bullnose in graphite color, seamlessly blending with the overall landscape.
Next to the ADU, a charming patio was constructed using Mexican tiles and grey grout, elegantly complementing the other side's design. The artificial turf area was thoughtfully created to add recreational space for the homeowners.
A raised concrete pad in this section, also featuring Mexican tiles, is planned for future conversion into a spa and cold plunge area, awaiting installation of the amenities. A highlight of the renovation is the captivating fire pit area, decorated with Mexican tiles, matching with the concrete elements.
This inviting space is expected to be a favorite spot, especially during colder nights.
Throughout the project, careful attention was given to ensure that all elements blended cohesively. Thank you for watching and stay tuned for more exciting projects from Seamless Construction.

This modern home, near Cedar Lake, built in 1900, was originally a corner store. A massive conversion transformed the home into a spacious, multi-level residence in the 1990’s.
However, the home’s lot was unusually steep and overgrown with vegetation. In addition, there were concerns about soil erosion and water intrusion to the house. The homeowners wanted to resolve these issues and create a much more useable outdoor area for family and pets.
Castle, in conjunction with Field Outdoor Spaces, designed and built a large deck area in the back yard of the home, which includes a detached screen porch and a bar & grill area under a cedar pergola.
The previous, small deck was demolished and the sliding door replaced with a window. A new glass sliding door was inserted along a perpendicular wall to connect the home’s interior kitchen to the backyard oasis.
The screen house doors are made from six custom screen panels, attached to a top mount, soft-close track. Inside the screen porch, a patio heater allows the family to enjoy this space much of the year.
Concrete was the material chosen for the outdoor countertops, to ensure it lasts several years in Minnesota’s always-changing climate.
Trex decking was used throughout, along with red cedar porch, pergola and privacy lattice detailing.
The front entry of the home was also updated to include a large, open porch with access to the newly landscaped yard. Cable railings from Loftus Iron add to the contemporary style of the home, including a gate feature at the top of the front steps to contain the family pets when they’re let out into the yard.

This dark, dreary kitchen was large, but not being used well. The family of 7 had outgrown the limited storage and experienced traffic bottlenecks when in the kitchen together. A bright, cheerful and more functional kitchen was desired, as well as a new pantry space.
We gutted the kitchen and closed off the landing through the door to the garage to create a new pantry. A frosted glass pocket door eliminates door swing issues. In the pantry, a small access door opens to the garage so groceries can be loaded easily. Grey wood-look tile was laid everywhere.
We replaced the small window and added a 6’x4’ window, instantly adding tons of natural light. A modern motorized sheer roller shade helps control early morning glare. Three free-floating shelves are to the right of the window for favorite décor and collectables.
White, ceiling-height cabinets surround the room. The full-overlay doors keep the look seamless. Double dishwashers, double ovens and a double refrigerator are essentials for this busy, large family. An induction cooktop was chosen for energy efficiency, child safety, and reliability in cooking. An appliance garage and a mixer lift house the much-used small appliances.
An ice maker and beverage center were added to the side wall cabinet bank. The microwave and TV are hidden but have easy access.
The inspiration for the room was an exclusive glass mosaic tile. The large island is a glossy classic blue. White quartz countertops feature small flecks of silver. Plus, the stainless metal accent was even added to the toe kick!
Upper cabinet, under-cabinet and pendant ambient lighting, all on dimmers, was added and every light (even ceiling lights) is LED for energy efficiency.
White-on-white modern counter stools are easy to clean. Plus, throughout the room, strategically placed USB outlets give tidy charging options.

During a showroom meeting with Lana Galloway, CKBR, UDCP, while preparing selections for their Downers Grove Kitchen remodel, their third project in six years, our clients received a startling phone message; there was water coming out from under the door into the hallway of their 15th floor Sandburg Village apartment. This was to be their refuge while their suburban Kitchen was removed!
The kitchen waste stack, located at the Kitchen sink, had backed up into the unit. The issue had gone unnoticed for several days while the water encompassed a large amount of the unit, causing wood floor, cabinets and drywall damage.

Insurance claims were swiftly filed and soon Galloway began designing a second kitchen remodel. Our clients were so disgruntled, their first thought was to repair only enough to sell, but once the drawings and material selections began, there was a change of heart.
By removing the entry closet/book shelf, Galloway was able to enlarge the existing kitchen footprint. In the new design, the refrigerator was moved to the right of the buildings existing chase, the chase was then disguised with a false pantry door, the Peninsula seated area was repositioned, and the work aisle expanded with the additional cabinetry on the sink wall. The dark stained engineered flooring, installed to the strict codes of the building, creates a sleek back-drop for the contemporary cabinetry.
The beauty inside this unit now matches the glorious views of the city and our clients are now enjoying their two new LaMantia Kitchens.

Photo Description:
The initial call from these homeowners was about a drainage issue. After having installed new roofing, siding, and a new porch enclosure, it was discovered that the original piping for the downspouts had failed. A few recent rainstorms had left a large pool of water behind the house. The new gutters and downspouts were now properly channeling water into a sub-surface piping system that no longer functioned. Obviously this had to be fixed, but after some further discussions, it was suggested that if a cost-effective solution could be found, perhaps a patio could be created along with the drainage solution. This would make the space between the porch and the pool more useful. The surfaces would have to be as kid-friendly as possible, as the homeowners foresaw frequent visits by their grandchildren. The flow of the spaces would have to be such that small bikes would be able to easily maneuver around chairs and tables.
After a site study was conducted, several issues were discovered. Pertaining to the drainage issue, it was determined that the grade sloped directly toward the porch from the pool. This not only channeled water toward the house and porch, but created a dam in an already shallow drainage swale that trapped water off to the side of the porch. Since the soil in this area is predominantly clay, water could sit in that area for days until it drained away. On the aesthetic side, a good part of the house’s façade was brick, the porch floor was brick, the small patio and walkways were brick, and the seating wall next to the pool was brick; there was a lot of brick. The challenge would be to find a cost-effective material that would contrast will with the brick, while creating a functional patio space that also facilitated water drainage.
The solution involved a significant re-grading of the area between the pool and the house, along with the installation of a completely new drain system to channel roof water away from the area. Working with the fixed points of the porch and foundation levels of the home, the slope that pitched toward the house was cut into to create a positive pitch away from the house. This created 20 in. high cut at the furthest point from the porch. To retain this, a segmental retaining wall block was used to form a curved seating wall around a mortared brick fire ring, perfect for evening campfires and marshmallow roasting with the grandchildren. Prior to the patio construction, new subsurface PVC piping was installed to channel water away from the house, under the patio, and to daylight about 100 ft. further into the side yard where it could properly drain. To construct the patio, the existing dry laid brick walks and patio were recycled as a border around a gray colored concrete paver that mimics the look of more expensive PA Bluestone, an often used companion to brick. The smooth surface texture and tight joint provide a barefoot friendly walking surface that stays cooler in the hot summer sun. The patio itself is also pitched so as to drain runoff to the lower end of the yard in case of a failure in the drain piping.
Along with providing several clear pathways between the porch, pool, and driveway the new patio includes an open air dining area, a fire pit area, and a seating/lounging area (not yet furnished at the time of the photo) for larger family gatherings or more intimate dinners and fire-side relaxation.

Plumbing issues rarely occur at a convenient moment. When selecting whom to install plumbing in Melbourne homes, one must find someone who is licensed, readily available and has the right to tell you the costs upfront before work is commenced. This guide includes what to look at prior to hiring a plumber melbourne and common hiring mistakes to avoid.
Explaining how to choose the right plumber Melbourne homeowners
Why choosing the right plumber matters
Poor plumbing repair may be more expensive to repair than the original problem. Experience, licensing, and communication are also all issues that impact on a job being done right the first time round. A few minutes checking credentials will save later on down the line. Difficult hiring choices may result in:
● Repeat callouts: Incomplete repairs, which fail once again in the matter of weeks, necessitate a visit by another tradesperson, and additional expense. ● Hidden charges: Unclear price estimates that become unexpected bills after the project has begun. ● Property damage: Rushing or unlicensed work that causes damage to pipes, fittings and adjacent walls and floors.
Check licensing and qualifications first
All plumbers operating in Victoria have to have the valid licence issued by the Building and Plumbing Commission. Licensing validates the formal training as well as legal responsibility of the work done. This is checked within a few minutes prior to securing any job. Pre-hiring ensure the following before the hiring:
● Licence number: A registered plumber is able to issue a licence number which is confirmed by the appropriate authority. ● Insurance coverage: Public liability insurance insures the property in the case of damage at the time of plumbing work. ● Trade specialization: Gas fitting and hot water work need to be covered by certain qualifications other than, in general, a plumbing licence. ● Membership bodies: The association with established industry organizations is usually an indication of continued training and accountability benchmarks.
Ask about availability and response time
Plumbing emergencies do not follow business hours. An explosion of a pipe or gas break should be addressed immediately, irrespective of the days or the time of the day. Skill is no more crucial than availability in the matter of picking a plumber. Some useful questions to ask before making a reservation are:
● Emergency availability: Checking that the callouts are not provided on weekends, evenings or during public holidays with long delays. ● Response time: Inquiring about the speed at which a plumber can commonly arrive to address an emergency in the house under contact. ● Call-out fee: An explanation of whether or not a call-out fee is charged and whether or not the fee is waived when the work is carried out. ● Service area: In this case, it will be necessary to check whether the plumber visits the given suburb of Melbourne on a regular basis.
Understand pricing before work begins
The most frustrating aspect among the plumbing customers is unclear pricing. An honest plumber discusses prices and alternatives with him/her prior to commencing any job. Written quotes insure the homeowner and the tradesperson. Fair pricing practices normally involve:
● Fixed quotes: An open quote properly quoted and then inspected, not an hourly estimate. ● Written breakdowns: Detailed expenses showing labour, materials as well as any other expenses prior to beginning of work. ● No pressure tactics: Time to study the options without requesting a decision to be made immediately on-site. ● Transparent extras: All other costs including after-hours costs would be explicitly known prior to the job.
Common errors one should not make when employing a plumber
Hasty judgments made in the plumbing crisis tended to come back to bite. The failure to do basic checks may lead to low-quality workmanship or high prices. Most frequent hiring issues are avoided with a brief wait before making a booking. Frequent mistakes include:
● Skipping licence checks: Recruiting solely on price without first ensuring they are properly licensed and insured. ● Accepting verbal quotes only: Accepting oral estimates rather than writing down, making itemised price explanations. ● Ignoring reviews: Finding a plumber without examining customer feedback in the past few reviews on different independent review sites. ● Overlooking guarantees: Not enquiring of work done, whether it comes with any part or labour warranty.
A look at the frequently asked questions

Our client wanted to take their 1970s kitchen to the 2020s. The original kitchen had many issues - inefficient cabinet space, choppy countertop layout, dated appliances, an obtrusive pantry that blocked access into the kitchen and provided poor storage, and a 1970's style step-down into the space. They requested a space that was clean, bright and open with a modern/mid-century feel where they could easily cook at home and entertain family and friends.
Improvements included:
- Raising the floor to make it level with the rest of the house
- Removing the obtrusive pantry and converting the water heater closet into the new pantry space
- Combining the two water heaters into one tank-less water heater
- Appliances were moved to create more counter space. The cooktop and oven were combined into a range. The microwave was moved to under the counter. The original trash compactor was replaced by a pull-out waste bin.
- The double basin sink was replaced by a single, large basin better suited for washing large pots, pans and tray. Accessories such as a cutting board and strainer fit over the sink making food prep and clean up easier.
- The pantry was custom built to fit the clients' needs with pull-out shelves to make accessing everything in the back easier. A socket was installed to create a coffee and smoothie station that can be hidden when not in use behind the pantry doors keeping the countertops cleared.
- Custom panels were manufactured for the refrigerator and dishwasher to hide the appliances.
- A unique 3-D tile backsplash was installed from counter to ceiling to create eye-catching movement.
- Electrical sockets were hidden under the upper cabinets and light switches on either side of the sink were turned horizontal to preserve the look and motion of the backsplash.
The dated kitchen with a challenging layout and inefficient storage was replaced with a bright, welcoming kitchen with clean lines and creative touches. The clients are beyond thrilled with the transformation and say that it is the ideal place to gather.

This spectacular new beach kitchen was designed for an older couple with the love of the water in mind. The house is not large but the client wanted the kitchen area to be the main aspect of the design and to be comfortable and serene. The windows were optimized for the maximum view from the eat in kitchen area. The large island was designed for grandchildren to enjoy and to use for buffet dining when cooking outside. The laundry also is a “prep” kitchen that has an additional refrigerator and is where small appliances are stored on the counter to keep the main kitchen counters clutter free.
The client asked for a fun seaside kitchen with a neutral backdrop of cabinetry so she could showcase her colorful accessories. We chose classic white cabinetry to complement the maple floors and selected soft white for the wall color to keep harmony with the incredible views. She wanted a no fuss kitchen with lots of counterspace for multiple cooks when her adult kids came to visit. Her husband requested a no or low maintenance countertop as well so we chose a ceasarstone top that mimics traditional carerra marble but without the associated issues with marble tops. To emphasize the beach living atmosphere, we chose a glass that has a slight frosted wave in it and then turned it sideways instead of the traditional vertical application. The knobs and handles are a mix of traditional and modern and are satin nickel to match the sink and faucet and appliances. In addition to the large laundry space, one wall is dedicated to storage and features pullout drawers and houses the microwave as well. Small details such as the open shelf under the upper cabinets to showcase colorful pottery and the wine grid help give some dimension the upper cabinetry.

This dark, dreary kitchen was large, but not being used well. The family of 7 had outgrown the limited storage and experienced traffic bottlenecks when in the kitchen together. A bright, cheerful and more functional kitchen was desired, as well as a new pantry space.

The original ensuite bathroom in this condominium required renovations to replace problematic Kitec plumbing. The layout in the space remained the same, but improvements were made to address certain design challenges with lighting, automation, and space. The aim was to create a modern bathroom design with textured wood features, and the feel of metallic black accents.
A number of prominent changes were made to improve the use of space. The original entry, a left-handed door swinging into the bathroom, was replaced. It interfered with the vanity clear floor space. It also made the use of the bathroom difficult when two users were present. It was changed to a soft closing pocket door. To avoid losing space it was installed by creating a wall cavity on the outside of the bathroom. This door also included frosted glass panels to allow natural light into the space. Double sliding glass shower doors were also installed to address access issues to the shower valve.
Storage improvements included the installation of dual inset medicine cabinets, and pull out drawers within the wall hung vanity. The depth of the medicine cabinets were extended outwards, and this nice detail was finished with a textured wood finish. The addition of the wall hung vanity also created the feeling of more space beneath the units and allowed for under cabinet lighting.
Lighting and automation improvements included the addition of HUE LED lighting. This was done by installing two shower pot lights, a 6” main potlight, and under cabinet lighting. These are all controlled by the Philips Hue App that programs routines, scenes, and other settings.
Some of the other highlights of this modern bathroom include dark grout, which contrasts nicely with the elongated white tile, a thermostatic shower system, herringbone textured porcelain floor tile, and a Schluter Kerdi waterproofing shower system. This bathroom is made most unique though with the choice of wallpaper, which can be described as modern luxury, a graphic take on agate stone patterns with metallic embellishments.
