We designed and added a much larger laundry room / mudroom combo room with storage galore, sewing and ironing stations, a stunning library, and an adjacent pocket office with the perfect space for keeping this family in order with style! Maximizing space, modifications to windows and moving a doorway gave our client a baker’s dream kitchen without adding an addition to the home. The underutilized sunroom became the designated expansive space with its own pantry for baking. The second island in this space was designed with a 30” tall baking island rather than a standard height counter allowing for perfect leverage and pressure on dough while kneading. Our client wanted the induction cooktop, with a retractable hood, on the island so she could look out to the family room while she cooks. This expansive and beautiful kitchen, newly vaulted ceilings with hemlock beams, and a seating area with a built-in desk created a warm and wonderful space for the family to enjoy.

These homeowners relocated to Indianapolis and wanted a traditional home in the Meridian Hills area that offered family living space off the kitchen. “It’s what we were used to, but we had trouble finding exactly what we were looking for.” They spent a lot of time thinking about the possibilities of a remodel. They had space both within and outside the house that were under-utilized and decided to embark on a significant renovation project. We endeavored to completely rework the current floor plan in hopes of addressing all their needs and wants. Plans included relocating the kitchen, moving the exterior walls by a couple of feet, raising the ceiling, and moving the office. The results of these changes were dramatic. Additionally the family now enjoys a larger and updated entrance with storage and closets that is perfect for their two active daughters and two often muddy labs, a beautiful kitchen with improved functionality that is filled with tons of natural light, as well as a cozy hearth room, ideal for relaxing together as a family. The once neglected screened porch is now a unique and inviting office with workspace for everyone. Once these improvements were made the view to the back of the house was now apparent, the couple decided to enhance their outdoor living space as well. We added a new patio, a custom pergola, water feature and a fire pit. “Now it’s a private spot to relax and connect with the outdoors. It really highlights the style of the house and we love it,” says the homeowner.

The Mercer Island Garden transforms a client’s underutilized lawn space into an urban farm and a native habitat garden per their goals of creating both a productive and ecological space. To unite these two distinct schemes, consistent materials and edible perennials plantings are used throughout the garden. The southern edible garden is defined by a basalt retaining wall which creates a large, level production space divided by pathways into four beds. Edible and beneficial perennials are placed at the outer edges of the raised garden, allowing regular crop rotation of edible annuals within the 4’ x 12’ beds. Functionally, this design enables peak productivity for the edible garden by maximizing the square footage of garden beds within the area of prime sun exposure. Aesthetically, the layout uses large gestures to create a consistent flow through the garden, linking it to the Northwest native plantings above. The northern perennial garden showcases native plants with a variety of fruits, flowers, textures, and colors to create a dynamic environment year round. The outer loop of the garden incorporates beneficial flowers near fruiting shrubs, and small pockets provide this homeowner with the opportunity for a floral cutting garden. Hilary Dahl

Master suite remodel by Kaufman Construction, Inc. About this Project: The Thompsons wanted a luxurious spa-style master suite and working with Kaufman Construction they were able to realize their vision. A sitting room adjacent to the master bedroom was converted to the closet in order to expand the show into the previous master closet and a large deck mounted tub was removed from a unique, yet underutilized alcove and replaced with a gorgeous free-standing soaking tub. Stark white and green finishes were replaced with warm luxurious materials. The result is a retreat bathed in maple, walnut, porcelain and chrome. The comfort extends to the master bedroom and closet in which trim and floor coverings were replaced and walls and ceilings were given a fresh coat of earth-tone paint.

Goals While their home provided them with enough square footage, the original layout caused for many rooms to be underutilized. The closed off kitchen and dining room were disconnected from the other common spaces of the home causing problems with circulation and limited sight-lines. A tucked-away powder room was also inaccessible from the entryway and main living spaces in the house. Our Design Solution We sought out to improve the functionality of this home by opening up walls, relocating rooms, and connecting the entryway to the mudroom. By moving the kitchen into the formerly over-sized family room, it was able to really become the heart of the home with access from all of the other rooms in the house. Meanwhile, the adjacent family room was made into a cozy, comfortable space with updated fireplace and new cathedral style ceiling with skylights. The powder room was relocated to be off of the entry, making it more accessible for guests. A transitional style with rustic accents was used throughout the remodel for a cohesive first floor design. White and black cabinets were complimented with brass hardware and custom wood features, including a hood top and accent wall over the fireplace. Between each room, walls were thickened and archway were put in place, providing the home with even more character.

This bright new coastal kitchen was part of a remodel project in a dated condominium. The owner chose wood looking tile floors throughout. A large, underutilized laundry room was divided in half and a walk-in pantry was created next to the kitchen. Because space was at a premium, a sliding barn door was used. We chose a more coastal looking louvered door. The cabinets originally were light oak which we had painted. The aqua glass subway tile adds a translucent water affect and the Cambria countertops finish the look with a high degree of sparkle.

A lovely Brooklyn Townhouse with an underutilized garden floor (walk out basement) gets a full redesign to expand the footprint of the home. The family of four needed a playroom for toddlers that would grow with them, as well as a multifunctional guest room and office space. The modern play room features a calming tree mural background juxtaposed with vibrant wall decor and a beanbag chair.. Plenty of closed and open toy storage, a chalkboard wall, and large craft table foster creativity and provide function. Carpet tiles for easy clean up with tots! The guest room design is sultry and decadent with golds, blacks, and luxurious velvets in the chair and turkish ikat pillows. A large chest and murphy bed, along with a deco style media cabinet plus TV, provide comfortable amenities for guests despite the long narrow space. The glam feel provides the perfect adult hang out for movie night and gaming. Tibetan fur ottomans extend seating as needed.

This spacious, multi-level backyard in San Luis Obispo, CA, once completely underutilized and overtaken by weeds, was converted into the ultimate outdoor entertainment space with a custom pool and spa as the centerpiece. A cabana with a built-in storage bench, outdoor TV and wet bar provide a protected place to chill during hot pool days, and a screened outdoor shower nearby is perfect for rinsing off after a dip. A hammock attached to the master deck and the adjacent pool deck are ideal for relaxing and soaking up some rays. The stone veneer-faced water feature wall acts as a backdrop for the pool area, and transitions into a retaining wall dividing the upper and lower levels. An outdoor sectional surrounds a gas fire bowl to create a cozy spot to entertain in the evenings, with string lights overhead for ambiance. A Belgard paver patio connects the lounge area to the outdoor kitchen with a Bull gas grill and cabinetry, polished concrete counter tops, and a wood bar top with seating. The outdoor kitchen is tucked in next to the main deck, one of the only existing elements that remain from the previous space, which now functions as an outdoor dining area overlooking the entire yard. Finishing touches included low-voltage LED landscape lighting, pea gravel mulch, and lush planting areas and outdoor decor.

In New York City every bit of space counts. The rear hall of this Upper West Side apartment was generous, but underutilized. Custom built-ins transformed a hallway into an office that can be shut out of site when work is done or company comes. The cabinetry contains a drop down desk, filing cabinets, storage for office and computer equipment, thin shelves for paperback books, and deep shelves for the display of art and objects brought back from the client’s trips abroad. KITCHEN AFTER The homeowner's primary goal was to be able to host large dinner parties easily and efficiently. However, it was important that the space not feel like a commercial kitchen (even though it has three dishwashers!) in order to blend with the Mid-century Modern style of the home. We incorporated an underutilized adjacent area in order to increase the size of the kitchen by 150% to create designated space for everything, including the client's vast collection of china and serving pieces. The new floor plan feels as though it was original to the house. Cabinetry, countertops, and flooring also blend seamlessly with the rest of the home. This family’s basement had become a catch-all space and was sorely underutilized. Although it was spacious, the current layout wasn’t working. The homeowners wanted to transform this space from closed and dreary to open and inviting. Specific requirements of the design included: - Opening up the area to create an awesome family hang out space game room for kids and adults - A bar and eating area - A theater room that the parents could enjoy without disturbing the kids at night - An industrial design aesthetic The transformation of this basement is amazing. Walls were opened to create flow between the game room, eating space and theater rooms. One end of a staircase was closed off, enabling the soundproofing of the theater. A light neutral palette and gorgeous lighting fixtures make you forget that you are in the basement. Unique materials such as galvanized piping, corrugated metal and cool light fixtures give the space an industrial feel. Now, this basement functions as the great family hang out space the homeowners envisioned.

James Latta of Rancho Images - MOVIE COLONY When we met these wonderful Palm Springs clients, they were overwhelmed with the task of downsizing their vast collection of fine art, antiques, and sculptures. The problem was it was an amazing collection so the task was not easy. What do we keep? What do we let go? Design Vision Studio to the rescue! We realized that to really showcase these beautiful pieces, we needed to pick and choose the right ones and ensure they were showcased properly. Lighting was improved throughout the home. We installed and updated recessed lights and cabinet lighting. Outdated ceiling fans and chandeliers were replaced. The walls were painted with a warm, soft ivory color and the moldings, door and windows also were given a complimentary fresh coat of paint. The overall impact was a clean bright room. We replaced the outdated oak front doors with modern glass doors. The fireplace received a facelift with new tile, a custom mantle and crushed glass to replace the old fake logs. Custom draperies frame the views. The dining room was brought to life with recycled magazine grass cloth wallpaper on the ceiling, new red leather upholstery on the chairs, and a custom red paint treatment on the new chandelier to tie it all together. (The chandelier was actually powder-coated at an auto paint shop!) Once crammed with too much, too little and no style, the Asian Modern Bedroom Suite is now a DREAM COME TRUE. We even incorporated their much loved (yet horribly out-of-date) small sofa by recovering it with teal velvet to give it new life. Underutilized hall coat closets were removed and transformed with custom cabinetry to create art niches. We also designed a custom built-in media cabinet with "breathing room" to display more of their treasures. The new furniture was intentionally selected with modern lines to give the rooms layers and texture. When we suggested a crystal ship chandelier to our clients, they wanted US to walk the plank. Luckily, after months of consideration, the tides turned and they gained the confidence to follow our suggestion. Now their powder room is one of their favorite spaces in their home. Our clients (and all of their friends) are amazed at the total transformation of this home and with how well it "fits" them. We love the results too. This home now tells a story through their beautiful life-long collections. The design may have a gallery look but the feeling is all comfort and style.

This project is an incredible transformation and the perfect example of successful style mixing! This client, and now a good friend of TVL (as they all become), is a wonderfully eclectic and adventurous one with immense interest in texture play, pops of color, and unique applications. Our scope in this home included a full kitchen renovation, main level powder room renovation, and a master bathroom overhaul. Taking just over a year to complete from the first design phases to final photos, this project was so insanely fun and packs an amazing amount of fun details and lively surprises. The original kitchen was large and fairly functional. However, the cabinetry was dated, the lighting was inefficient and frankly ugly, and the space was lacking personality in general. Our client desired maximized storage and a more personalized aesthetic. The existing cabinets were short and left the nice height of the space under-utilized. We integrated new gray shaker cabinets from Waypoint Living Spaces and ran them to the ceiling to really exaggerate the height of the space and to maximize usable storage as much as possible. The upper cabinets are glass and lit from within, offering display space or functional storage as the client needs. The central feature of this space is the large cobalt blue range from Viking as well as the custom made reclaimed wood range hood floating above. The backsplash along this entire wall is vertical slab of marble look quartz from Pental Surfaces. This matches the expanse of the same countertop that wraps the room. Flanking the range, we installed cobalt blue lantern penny tile from Merola Tile for a playful texture that adds visual interest and class to the entire room. We upgraded the lighting in the ceiling, under the cabinets, and within cabinets--we also installed accent sconces over each window on the sink wall to create cozy and functional illumination. The deep, textured front Whitehaven apron sink is a dramatic nod to the farmhouse aesthetic from KOHLER, and it's paired with the bold and industrial inspired Tournant faucet, also from Kohler. We finalized this space with other gorgeous appliances, a super sexy dining table and chair set from Room & Board, the Paxton dining light from Pottery Barn and a small bar area and pantry on the far end of the space. In the small powder room on the main level, we converted a drab builder-grade space into a super cute, rustic-inspired washroom. We utilized the Bonner vanity from Signature Hardware and paired this with the cute Ashfield faucet from Pfister. The most unique statements in this room include the water-drop light over the vanity from Shades Of Light, the copper-look porcelain floor tile from Pental Surfaces and the gorgeous Cashmere colored Tresham toilet from Kohler. Up in the master bathroom, elegance abounds. Using the same footprint, we upgraded everything in this space to reflect the client's desire for a more bright, patterned and pretty space. Starting at the entry, we installed a custom reclaimed plank barn door with bold large format hardware from Rustica Hardware. In the bathroom, the custom slate blue vanity from Tharp Cabinet Company is an eye catching statement piece. This is paired with gorgeous hardware from Amerock, vessel sinks from Kohler, and Purist faucets also from Kohler. We replaced the old built-in bathtub with a new freestanding soaker from Signature Hardware. The floor tile is a bold, graphic porcelain tile with a classic color scheme. The shower was upgraded with new tile and fixtures throughout: new clear glass, gorgeous distressed subway tile from the Castle line from TileBar, and a sophisticated shower panel from Vigo. We finalized the space with a small crystal chandelier and soft gray paint. This project is a stunning conversion and we are so thrilled that our client can enjoy these personalized spaces for years to come.
