A classic Portland foursquare, lovingly owned by an active and lively family of four, had undergone some unfortunate previous renovations that were in desperate need of updating. A cramped kitchen layout, lacking countertop work space, non-functional appliance locations (the range was floating on it’s own!), cramped kitchen nook not large enough for eat-in space and therefor left underutilized, and a general lack of storage all needed to be addressed. To increase functional space, we enclosed a small back porch and re-built the adjacent nook, folding in the square footage to create an expansive kitchen footprint. We relocated the back door and added a back deck while creating space for a mud bench for littles to tuck away their gear! The enlarged kitchen now boasts a extensive natural light thanks to the addition of several windows. An easy work flow was created within the new kitchen layout featuring an in-island sink with range and hood flanked by matching windows. Custom cabinet accessories make storage a breeze and provide a space for all the necessities to be right at the homeowner’s fingertips. The eat-in kitchen space allows not only for lingering family chats, but homework and craft projects to be done while dinner simmers on the stove. This kitchen truly is the heart of this home! All of the updates were completed with the home’s original foursquare architecture in mind. with a focus on classic architectural molding styles, traditional window details, and clean-lined classic fixtures. Youthfulness and modernity are infused into the space with the contemporary handmade tile backsplash, rich and timeless green cabinets, and artistic wallpaper with a whimsical floral print and subtle European nod. The custom range in cream and brass is a stunning showstopper and a testament that even the most functional of elements in a kitchen can still be beautiful! Which one is the star of the show? Another room that became unrecognizable, this space was added on (we guessed) in the 70s or 80s along with the bathroom (behind those custom sliding doors). Formerly an oversized utility and mud room that was underutilized, Sparrow converted it into a bright and cheery breakfast and game room for the family right off the kitchen, with the powder room through those doors.

This full-home remodel in the Broadmoor neighborhood of Seattle aimed towards functionality and a cohesive living environment tailored to modern needs. Central to the project was redesigning the kitchen with a new layout, updated finishes, fixtures, and appliances. We reconfigured the hallway to expand the primary bedroom and revamped the bathroom with a new layout and all-new finishes. An underutilized courtyard was converted to interior living space, seamlessly integrating it into the home’s footprint. The floors and windows were replaced throughout, along with other energy efficient exterior upgrades.

When the owner of this petite c. 1910 cottage in Riverside, RI first considered purchasing it, he fell for its charming front façade and the stunning rear water views. But it needed work. The weather-worn, water-facing back of the house was in dire need of attention. The first-floor kitchen/living/dining areas were cramped. There was no first-floor bathroom, and the second-floor bathroom was a fright. Most surprisingly, there was no rear-facing deck off the kitchen or living areas to allow for outdoor living along the Providence River. In collaboration with the homeowner, KHS proposed a number of renovations and additions. The first priority was a new cantilevered rear deck off an expanded kitchen/dining area and reconstructed sunroom, which was brought up to the main floor level. The cantilever of the deck prevents the need for awkwardly tall supporting posts that could potentially be undermined by a future storm event or rising sea level. To gain more first-floor living space, KHS also proposed capturing the corner of the wrapping front porch as interior kitchen space in order to create a more generous open kitchen/dining/living area, while having minimal impact on how the cottage appears from the curb. Underutilized space in the existing mudroom was also reconfigured to contain a modest full bath and laundry closet. Upstairs, a new full bath was created in an addition between existing bedrooms. It can be accessed from both the master bedroom and the stair hall. Additional closets were added, too. New windows and doors, new heart pine flooring stained to resemble the patina of old pine flooring that remained upstairs, new tile and countertops, new cabinetry, new plumbing and lighting fixtures, as well as a new color palette complete the updated look. Upgraded insulation in areas exposed during the construction and augmented HVAC systems also greatly improved indoor comfort. Today, the cottage continues to charm while also accommodating modern amenities and features.

Re-Purposing Under-Utilized Space We transformed the existing laundry room into a gorgeous Butler’s Pantry. It is adjacent to the kitchen and provides an unexpected level of convenience. The new design relocated the laundry room to a separate, previously under-used space. The homeowners recently commented, “We can’t believe how much bigger everything feels now, even though we didn’t add any space.” We are pleased that our design works so well for them!

A new perimeter configuration promoted circulation while also making space for a large and functional island loaded with seating – a must for any family. Because an island that isn’t big enough for everyone (and a few more) is a recipe for disaster. The light white cabinetry is fresh and contrasts with the deeper tones in the wood flooring, creating a modern aesthetic that is elevated, yet approachable for everyday living. With better flow as the overarching goal, we made some structural changes too. To remove a bottleneck in the entryway, we angled one of the dining room walls to create more natural separation between rooms and facilitate ease of movement throughout the large space. At The Kitchen Studio, we believe a well-designed kitchen uses every square inch to the fullest. By starting from scratch, it was possible to rethink the entire kitchen layout and design the space according to how it is used, because the kitchen shouldn’t make it harder to feed the family. A new location for the existing range, flanked by a new column refrigerator and freezer on each side, worked to anchor the space. The very large and very spacious island (a dream island if we do say so ourselves) now houses the primary sink and provides ample space for food prep and family gathering. The new kitchen table and coordinating banquette seating provide a cozy nook for quick breakfasts before school or work, and evening homework sessions. Elegant gold details catch the natural light, elevating the aesthetic. The dining room was transformed into one of this client’s favorite spaces and we couldn’t agree more. We saw an opportunity to give the dining room a more distinguished identity by closing off the entrance from the foyer. The relocated wet bar enhances the sophisticated vibe of this gathering space, complete with beautiful antique mirror tiles and open shelving encased by moody built-in cabinets. Updated furnishings add warmth. A rich walnut table is paired with custom chairs in a muted coral fabric. The large, transitional chandelier grounds the room, pairing beautifully with the gold finishes prevalent in the faucet and cabinet hardware. Linen-inspired wallpaper and cream-toned window treatments add to the glamorous feel of this entertainment space. There is no way around it. The laundry room was cramped. The large washer and dryer blocked access to the sink and left little room for the space to serve its other essential function – as a mudroom. Because we reworked the kitchen layout to create more space overall, we could rethink the mudroom too – an essential for any busy family. The first step was moving the washer and dryer to an existing area on the second floor, where most of the family’s laundry lives (no one wants to carry laundry up and down the stairs if they don’t have to anyway). This is a more functional solution and opened up the space for all the mudroom necessities – including the existing kitchen refrigerator, loads of built-in cubbies, and a bench. It’s hard to not fall in love with every detail of a new space, especially when it serves your day-to-day life. But that doesn’t mean the clients didn’t have their favorite features they use on the daily. This remodel was focused largely on function with a new kitchen layout. And it’s the functional features that have the biggest impact. The large island provides much needed workspace in the kitchen and is a spot where everyone gathers together – it grounds the space and the family. And the custom counter stools are the icing on the cake. The nearby mudroom has everything their previous space was lacking – ample storage, space for everyone’s essentials, and the beloved cement floor tiles that are both durable and artistic.

Underutilized space? A keen eye for design and a healthy passion (or obsession) for wine? It’s not every day that you see a luxury wine cellar in a luxe high-rise apartment building. Space is typically limited, and there is not room for expansion. Our client decided to transform space under his sweeping staircase to a clean and modern wine cellar. The Glenview Haus team devised a plan to provide our client with the full package! A temperature-controlled, modern wine cellar, complete with an insulated modern oak door. Flexibility is one of our many strong suits as designers. We can adapt to any space and/or limitation. When our customer approached us with the idea of creating a modern wine cellar in this space, we jumped on the opportunity to measure and confirm this area could withhold his extensive wine collection. Once we determined our state-of-the-art cooling system would be compatible with this amount of square footage, we happily moved forward and provided all design details and guided this project from start to finish. From the inside out, we were able to provide our expertise on how to accomplish a timeless entity, with a modern twist. This custom oak wine cellar was built to achieve a luxe design element in a chic downtown loft-style apartment. Adorned with a modern clear insulated glass door, guests are prompted to view the immaculate collection that our customer has to offer. Our goal in this project was to bring a sense cohesiveness to this new design element in our client’s home. We wanted to make sure that this space looked as though it has always been there! The first glimpse at the wine cellar is complemented with a custom oak wood modern door. This is the first impression that you are greeted by, and it does not disappoint. As you walk through the modern door, you enter a matching oak wood masterpiece that boasts several different design elements. Our custom wine racks display bottles in different directions, showing off each element of a wine bottle. Top-down, tilted back, or layered on top of each other in a diagonal cut out, regardless of how your wine is displayed, it is guaranteed to ‘wow’ in our custom oak cellar!

Basements have come a long way from being dark, underutilized spaces. This renovation transformed the lower level into a bright, functional extension of the home—complete with a built-in oven, wine fridge, and a comfortable space designed for entertaining and relaxing. They also wanted a built-in breakfast nook, improved pantry space, more functional storage on either side of their fireplace, and a built-in appearance for the TV above the mantel. The original built-in desk was not used, and they preferred for that space to serve as a small bar area with refrigeration and a place to store their printer. We designed several plans for the space before selecting the final layout. The new design required the removal of the soffit over the old sink, as well as a small wall beside the old refrigerator. The wall beside the stairwell had to be shortened 13 inches and a new beam installed to carry the load of the home’s 2nd story to gain enough space for the large central island. The existing closet pantry walls were also reconfigured as per the new plan. This serves as a great reminder that Dimensions In Wood is much more than just custom cabinets. Central to the entire custom kitchen is an 8-foot Walnut island. The huge island, which comfortably seats three, is topped with Essenza Blue quartzite. The stone’s natural striations are beautiful. Quartzite is harder than granite, and less likely to stain than other stones because of its density. The couple had to look through multiple slabs to find a piece they LOVED. The island’s custom Walnut cabinetry, built to resemble a piece of custom furniture, was stained Bronzed Walnut by Sherwin Williams. The 4-foot Galley Workstation in the island, handles all the kitchen’s prep, serving, and cleanup needs. The Galley’s culinary tools include an upper tier cutting board, upper tier drying rack, 2 lower tier platforms, 11″ colander with non-slip handles, and 11” mixing bowl with lid and non-slip bottom. Learn more about the amazing Galley Workstation here. A Waterstone gantry faucet in a pewter finish combines a pull-down sprayer for maximum mobility and a articulated swivel spout. A water tap with reverse osmosis filter provides the highest quality drinking water. To keep a clean and sleek counter we installed a raised air switch for the garbage disposal and integrated soap dispenser. The island also houses the Thermador Sapphire 7-Program Dishwasher with a hidden touch control panel and a custom Walnut wood front. The cabinetry under the Galley Workstation features a trash roll out, as well as storage for the culinary tools. Shortening the stairwell wall, and reframing around the stairs, which included shortening the handrail, also made room for a bi-fold door walk-in pantry with extra roll out storage and space for a small microwave. Above the panty doors is a remote controlled, electric motor powered, lift up cabinet door which hides a flat screen TV, used while the family is cooking. To the right of the walk-in pantry is cold food storage. The Thermador, 30-inch Freedom Collection refrigerator and 24-inch built-in freezer column with internal ice maker are covered with matching cabinetry fronts. An open display space was designed above the units, creating an aesthetically beautiful wall. To the right of the refrigerator & freezer columns is a tall cabinet designed for the built-in Thermador steam and convection oven. The convention steam oven is a relatively new technology for homes, but its versatility and food quality is amazing. To the right of this is a pull-out appliance pantry which provides easy access and storage for a stand mixer, blender, and any other appliance you do not want to clutter the counter. The most visible wall of the kitchen features the 36-inch Thermador Professional Series Harmony Gas Range with Griddle. Between the range and custom designed wood hood, a framed mosaic tile accent in the backsplash, creates a focal point. To clear the air, the Professional Series Thermador 42-inch ventilation insert provides excellent exhaust capabilities, as well as providing multi-level, vivid LED lights for beautiful illumination. The wall cabinetry symmetrically flanks the custom hood, utilizing deeper wall cabinetry on each end, allowing for storage of oversized dishware. The base cabinetry on this wall is made up of drawers, except for the corner, which is a Kesseböhmer LeMans II. This specially designed shelf system allows ease of access in underutilized blind corners. The dual action articulation system with soft close mechanism ensures a smooth open and close. Rounding the corner to the outside wall, the base cabinetry was built to a narrower depth, providing additional space for the island, as well as easier access to the new larger pass-thru window which serves the screen porch. The client selected Black Vermont granite countertops with an ogee edge to contrast the Linen White painted cabinetry. The door to the screen porch was replaced with a Marvin Exterior Door with a raised panel at the bottom of the 3⁄4 glass door. Marvin Windows replaced the other windows in the space increasing the energy efficiency and value of the home. To establish the breakfast nook, a bench with drawers and an upholstered seat was built into the bay area of the room. Custom bookshelves were built with open shelves, cabinet doors, and drawers on either side of the fireplace. A new stone hearth and fireplace surround were installed. Above the existing mantel we built a recessed space for the flat screen television hiding all wiring inside the walls for a completely clean look. The space that was once a desk was transformed into a bar area. The glass shelves and glass cabinet front liquor cabinet stand out. But this bar area has hidden secrets. Tucked beneath the black granite is a Thermador under-counter double drawer refrigerator with matching wood front panels. They blend in perfectly with the cabinets. A wireless printer is easily accessed on a slide out drawer. Plus, what looks like merely wooden panels on the wall are concealing recessed storage for more bottles and glasses! Overhead recessed lighting and speaker system provide illumination and entertainment through the entire space. This luxury home had original, solid oak flooring through most of the first floor which the homeowner obviously wanted to keep but were in desperate need of repair and refinishing. Our master craftsmen wove in new wood flooring to match the old where needed, particularly where walls had been changed and where the floor was damaged. We sanded the floors, smoothing away years of wear and tear. The entire wood floor was then uniformly stained, making it impossible to differentiate where any repairs were made. Raychelle Devilla Photography - MOVIE COLONY When we met these wonderful Palm Springs clients, they were overwhelmed with the task of downsizing their vast collection of fine art, antiques, and sculptures. The problem was it was an amazing collection so the task was not easy. What do we keep? What do we let go? Design Vision Studio to the rescue! We realized that to really showcase these beautiful pieces, we needed to pick and choose the right ones and ensure they were showcased properly. Lighting was improved throughout the home. We installed and updated recessed lights and cabinet lighting. Outdated ceiling fans and chandeliers were replaced. The walls were painted with a warm, soft ivory color and the moldings, door and windows also were given a complimentary fresh coat of paint. The overall impact was a clean bright room. We replaced the outdated oak front doors with modern glass doors. The fireplace received a facelift with new tile, a custom mantle and crushed glass to replace the old fake logs. Custom draperies frame the views. The dining room was brought to life with recycled magazine grass cloth wallpaper on the ceiling, new red leather upholstery on the chairs, and a custom red paint treatment on the new chandelier to tie it all together. (The chandelier was actually powder-coated at an auto paint shop!) Once crammed with too much, too little and no style, the Asian Modern Bedroom Suite is now a DREAM COME TRUE. We even incorporated their much loved (yet horribly out-of-date) small sofa by recovering it with teal velvet to give it new life. Underutilized hall coat closets were removed and transformed with custom cabinetry to create art niches. We also designed a custom built-in media cabinet with "breathing room" to display more of their treasures. The new furniture was intentionally selected with modern lines to give the rooms layers and texture. When we suggested a crystal ship chandelier to our clients, they wanted US to walk the plank. Luckily, after months of consideration, the tides turned and they gained the confidence to follow our suggestion. Now their powder room is one of their favorite spaces in their home. Our clients (and all of their friends) are amazed at the total transformation of this home and with how well it "fits" them. We love the results too. This home now tells a story through their beautiful life-long collections. The design may have a gallery look but the feeling is all comfort and style.

Renovators Ltd.: Kitchen Remodel The owners of this traditional white Colonial wished to create an open concept. A spacious layout was achieved by removing a wall between the cramped U-shaped kitchen and the under-utilized dining room. Removing the wall provided the open space needed for additional cabinets, as well as a large stone island with seating. The renovated kitchen is far more functional for the homeowner’s modern lifestyle. This was achieved by removing the soffits around the perimeter, which allowed for full height cabinetry and full size appliances. A bench seat was built around the large picture window for taking in views of a well-manicured back yard. Stainless steel appliances, a large farmhouse sink, new hardwood floors, and a serene color scheme give the home the desired charm. A first floor laundry was added to the large remodeled mudroom, creating a multi-functional space for this active family.

One of the most distinctive details is the countertop-mounted cabinet with antique glass doors. This garage conversion in La Crescenta transformed an underutilized space into a stylish and highly functional laundry room combined with a playroom. The goal was to create a practical, organized area that feels modern, durable, and welcoming for everyday use. Cambria quartz countertops were selected for their durability and sleek finish—ideal for a high-use laundry space. Rich dark blue cabinetry adds depth and character, while black fixtures and dark gold hardware introduce a balanced, contemporary contrast. The light gray epoxy flooring provides a seamless, durable surface that resists wear and stains, making it perfect for both laundry tasks and children’s activities. A modular storage system was installed to maximize organization and maintain a clean, clutter-free environment. Through close collaboration with the homeowner, this garage remodel was thoughtfully designed to combine functionality, style, and flexibility creating a versatile space that serves the family’s daily needs.

In this beautiful Chevy Chase kitchen renovation, the clients desired a kitchen that was both functional and stylish to make the heart of their home ideal for cooking and entertaining. A key highlight of the remodel was the creation of a stylish wet bar in an underutilized space, where they can enjoy their morning coffee or glass of wine when entertaining. In the kitchen, the choice of dark gray lower cabinets and white cabinets create a sophisticated contrast, while an elegant range and hood elevates the kitchen’s overall aesthetic. Geometrical backsplash, a well-designed island, and contemporary lighting adds texture, making this Chevy Chase kitchen renovation distinctly modern. Addressing the client’s wishes, our designers re-imagined the entry hall and built a pantry and coat closet, fulfilling both practical needs and design aspirations in this now captivating kitchen.

This project is an incredible transformation and the perfect example of successful style mixing! This client, and now a good friend of TVL (as they all become), is a wonderfully eclectic and adventurous one with immense interest in texture play, pops of color, and unique applications. Our scope in this home included a full kitchen renovation, main level powder room renovation, and a master bathroom overhaul. Taking just over a year to complete from the first design phases to final photos, this project was so insanely fun and packs an amazing amount of fun details and lively surprises. The original kitchen was large and fairly functional. However, the cabinetry was dated, the lighting was inefficient and frankly ugly, and the space was lacking personality in general. Our client desired maximized storage and a more personalized aesthetic. The existing cabinets were short and left the nice height of the space under-utilized. We integrated new gray shaker cabinets from Waypoint Living Spaces and ran them to the ceiling to really exaggerate the height of the space and to maximize usable storage as much as possible. The upper cabinets are glass and lit from within, offering display space or functional storage as the client needs. The central feature of this space is the large cobalt blue range from Viking as well as the custom made reclaimed wood range hood floating above. The backsplash along this entire wall is vertical slab of marble look quartz from Pental Surfaces. This matches the expanse of the same countertop that wraps the room. Flanking the range, we installed cobalt blue lantern penny tile from Merola Tile for a playful texture that adds visual interest and class to the entire room. We upgraded the lighting in the ceiling, under the cabinets, and within cabinets--we also installed accent sconces over each window on the sink wall to create cozy and functional illumination. The deep, textured front Whitehaven apron sink is a dramatic nod to the farmhouse aesthetic from KOHLER, and it's paired with the bold and industrial inspired Tournant faucet, also from Kohler. We finalized this space with other gorgeous appliances, a super sexy dining table and chair set from Room & Board, the Paxton dining light from Pottery Barn and a small bar area and pantry on the far end of the space. In the small powder room on the main level, we converted a drab builder-grade space into a super cute, rustic-inspired washroom. We utilized the Bonner vanity from Signature Hardware and paired this with the cute Ashfield faucet from Pfister. The most unique statements in this room include the water-drop light over the vanity from Shades Of Light, the copper-look porcelain floor tile from Pental Surfaces and the gorgeous Cashmere colored Tresham toilet from Kohler. Up in the master bathroom, elegance abounds. Using the same footprint, we upgraded everything in this space to reflect the client's desire for a more bright, patterned and pretty space. Starting at the entry, we installed a custom reclaimed plank barn door with bold large format hardware from Rustica Hardware. In the bathroom, the custom slate blue vanity from Tharp Cabinet Company is an eye catching statement piece. This is paired with gorgeous hardware from Amerock, vessel sinks from Kohler, and Purist faucets also from Kohler. We replaced the old built-in bathtub with a new freestanding soaker from Signature Hardware. The floor tile is a bold, graphic porcelain tile with a classic color scheme. The shower was upgraded with new tile and fixtures throughout: new clear glass, gorgeous distressed subway tile from the Castle line from TileBar, and a sophisticated shower panel from Vigo. We finalized the space with a small crystal chandelier and soft gray paint. This project is a stunning conversion and we are so thrilled that our client can enjoy these personalized spaces for years to come.

This was a breezeway space in the home and it was not defined and underutilized. For staging the home, it was made into a music room and lounge for teens.
