Previously, this yard was burdened by a typical boulder pile pool, that was heaped higher than typical, trying to hide the towering wall behind. At first, the clients sought merely to reconfigure the BBQ that was congesting the patio, but upon further analysis, they decided it was time to strip the entire yard, leaving only the pool shell. Bianchi’s solution introduced an array of four arbors to distract the eye from the wall behind, solving what the boulder waterfall could never do.
Additionally, the wall was painted a dark earth tone to add contrast and depth. This strategy enabled the wall to recede into the distance, while the agave blue grey arbors floated forward visually from the background. Previously, the patios were a hodgepodge of deck islands that were impossible to navigate, and were of insufficient size to arrange furniture on. A well organized patio streamlined the traffic flow and the living space, featuring a cast in place concrete fire pit and banco couch, as well as a new outdoor bistro, glowing with filtered light from the canvas shade sails overhead.
A turquoise glass overflow spa became the yards focal point, sharing the space between the pool and outdoor living. The striking symmetry of the spa and pot pedestal with regal cacti arrangement behind, flanked by the arbors on either side, created a stately first impression from the front door. This teaser was just a glimpse of what could not yet be seen serving as an invitation to explore and enjoy as the yard unfolds.

“We wanted to make the interior spaces naturally flow in a way that unfolds our home’s history yet dramatizes modern conveniences,” says Derek Rubinoff.

Our clients live in a country club community and were looking to renovate their unfinished basement. The client knew he wanted to include a gym, theater, and gaming center.
We incorporated a Home Automation system for this project, providing for music playback, movie watching, lighting control, and security integration.
Our challenges included a short construction deadline and several structural issues. The original basement had a floor-to-ceiling height of 8’-0” with several columns running down the center of the basement that interfered with the seating area of the theater. Our design/build team installed a second beam adjacent to the original to help distribute the load, enabling the removal of columns.
The theater had a water meter projecting a foot out from the front wall. We retrofitted a piece of A/V acoustically treated furniture to hide the meter and gear.
This homeowner originally planned to include a putting green on his project, until we demonstrated a Visual Sports Golf Simulator. The ceiling height was two feet short of optimal swing height for a simulator. Our client was committed, we excavated the corner of the basement to lower the floor. To accent the space, we installed a custom mural printed on carpet, based upon a photograph from the neighboring fairway of the client’s home. By adding custom high-impact glass walls, partygoers can join in on the fun and watch the action unfold while the sports enthusiasts can view the party or ball game on TV! The Visual Sports system allows guests and family to not only enjoy golf, but also sports such as hockey, baseball, football, soccer, and basketball.
We overcame the structural and visual challenges of the space by using floor-to-glass walls, removal of columns, an interesting mural, and reflective floor surfaces. The client’s expectations were exceeded in every aspect of their project, as evidenced in their video testimonial and the fact that all trades were invited to their catered Open House! The client enjoys his golf simulator so much he had tape on five of his fingers and his wife informed us he has formed two golf leagues! This project transformed an unused basement into a visually stunning space providing the client the ultimate fun get-a-away!

From Mid-Century Classic to the Present
An iconic design updated with comfort, function, and flow for today.
A Remodel That Balances Past and Present
What started as a desire to update a classic Eichler soon became an exploration of how Mid-Century Modern design can successfully evolve for today. The client, a tech professional with a passion for scuba diving and underwater photography, wanted a home that would both honor its original character and feel tailored to his daily life. A lifelong technology enthusiast, he still owns the very first Mac desktop he saved up for as a teenager working at Radio Shack, a detail that underscores his appreciation for design that melds function and form.
Honoring Separation While Expanding Possibility
Unlike many contemporary remodels where walls are opened up to create expansive living spaces, this project took a more restrained approach. The client valued the defined rooms of the original plan and wanted to preserve as much wall space as possible for displaying his large-format underwater photography. The emphasis was not on dramatic spatial reinvention, but on thoughtful refinements. Klopf Architecture shaped a gallery-like backdrop while also expanding the primary suite, modernizing materials and fixtures throughout the home, and improving the functionality and layout of the kitchen. The finished home feels at once timeless and renewed, an Eichler that continues to inspire while fully supporting the lifestyle of its present-day owner.
A major turning point came mid-design. The original project brief had not included an addition, but as the reconfiguration of the primary bedroom and bath unfolded, it became clear that an expansion was the best approach to achieve the client’s vision of a more spacious suite. Fortunately, the adjustment came at a stage when revisions were still manageable and was integrated seamlessly, showing how thoughtful course corrections can strengthen a project rather than hinder it.
Navigating Challenges With Precision
The design development included multiple conceptual rounds, balancing preservation with subtle expansion. During construction, an existing post previously thought to be load-bearing turned out not to be. The structural engineer was able to pivot quickly, and both the post and the cross beam that had been intended to replace it could be omitted, allowing the original rhythm of the Eichler beam bays to be preserved.
Sustainability was not just a checklist item, but a way to align the home with the client’s values of simplicity, efficiency, and long-term functionality. R-38 roof insulation reduced energy usage, solar panels with battery storage provided independence and resilience, and passive comfort strategies eliminated the need forenergy-intensive air conditioning. An electric vehicle charger and an on-demand hot water recirculation system (with call buttons as opposed to having constant circulation) add to the home’s long-term efficiency factors. Together, these moves created a home that is quieter, more comfortable, and better equipped for the future, qualities that supported the client’s pragmatic approach to design and living lightly.
Details That Respect the Eichler DNA
The remodel carries forward the Eichler’s original spirit while introducing new layers of modern livability. Originally, the house was approached along a deep, narrow walk, with the garage on one side and the house on the other, leaving the front door tucked far back within this chasm-like space. By pulling the entry forward, the design reshaped the arrival experience, creating a clearer threshold and a natural drop-off zone for bags, shoes, and keys. This shift also made room for a custom bench at the entry that extends seamlessly through the glass sidelight. The bench and drop-off zone now work together as a single, integrated sequence that supports everyday living while offering a tactile reminder of Eichler’s philosophy of connectedness.
At the client’s request, Klopf reintroduced a classic Eichler gesture by extending the exterior siding into the entry and living room. The detail reinforces a sense of indoor/outdoor continuity while providing a subtle architectural surface that allows the client’s photography to take visual precedence.
The signature concrete masonry wall at the front was reconstructed using blocks sourced to match the originals, now strengthened with rebar for seismic resilience while maintaining a private outdoor courtyard, visually extending the kitchen outward. A decorative trellis element, a detail borrowed from a neighboring Eichler, restores a familiar mid-century modern architectural motif. At the courtyard entry door, a custom etched glass sidelight with an ocean-themed design featuring kelp and jellyfish serves as a subtle homage to the client’s passion for deep-sea diving.
Landscaping became an integral part of the overall transformation. The homeowner engaged landscape architect Randi Johnsen of Third Nature Studio to shape a series of calm, inviting outdoor rooms that read as a natural extension of the interiors. While technically outside of the core construction scope, the landscape design proved central to achieving a sense of completeness and connectedness across the property. Such whole-property considerations often emerge as design ideas take shape, underscoring the importance of flexibility in planning and budgeting, as well as close collaboration among the design team starting early in the process.
The Value of Evolving Scope
As with many custom residential projects, the scope evolved during the design process. What began as a targeted remodel grew to include a new/expanded primary suite, a rebuilt CMU patio wall for strength and longevity, and a solar panel array and battery storage for energy resilience and carbon-reduction. Each thoughtful decision represented a conscious investment in the home’s performance and character, rather than a cost overrun.
The result was a project delivered on schedule, tailored precisely to the client’s lifestyle, and positioned to add long-term value both functionally and aesthetically. By embracing scope evolution as an opportunity rather than a challenge, and relying on good design paired with transparent communication, this remodel demonstrates how Eichler homes can be adapted for contemporary living without erasing their DNA.

The client discovered a large but passed-over property overlooking a beautiful part of Canyon Lake. When we hiked down the overgrown hillside and came to a small clearing with a glimpse of the lake, all of the potential of the site began to unfold, and the client shouted “This is it!”
We designed the house to fit the hillside on three levels, with the main-level rooms opening to loggias that overlook a pool terrace with stunning views of the lake.
The house serves as a retreat for a large family and a place to entertain business associates.
The client provided antique mantels, flooring and other materials that add a patina of well-worn age to the home.

The site sits within a Tuscan-themed subdivision, but the owners wanted the home to have contemporary styling, both outside and in. The result was a blend of Colorado contemporary meets Mediterranean villa. The exterior blends the clean lines of contemporary architecture with the durable Colorado finishes of stucco, stone and heavy timber.
The site was a nice-sized lot, but the true “million dollar view” was at a distinct 40 degree angle from the street. The final design both addresses the street with its garage and angled entry, and then re-orients you within to a truly spectacular view of the Colorado Front Range, anchored by Pikes Peak.
The massing and appearance of the home transforms drastically from front to rear. While the front of the home unfolds around a second floor, it guards the privacy of the living space within. The rear of the home guards this privacy, but completely opens up to the views from its elevated location. The entire rear of the home is a series of exterior living spaces on three separate levels, each with protection from intermittent weather.
The home is a beautiful synthesis of light, form and contemporary materials that result in a comfortable, open living environment.

This Fort Worth residence, originally built in 1983, was reimagined for homeowners who wanted to remain in a home they loved while elevating it for the way they live today. Designed and built by USI Design & Remodeling, the project unfolded in three phases over an 8yr period, beginning with a complete primary bath reconfiguration that removed an oversized corner tub, reset the toilet location, and created a larger shower, improved circulation, and dedicated his-and-hers storage.
The second and third phases expanded the soft contemporary design language throughout the home, including a second primary-level bath, kitchen, breakfast area, family room, laundry, dining spaces, flooring, doors, trim, cabinetry, and architectural detailing. Natural stone, maple millwork, curated lighting, garden views, and gallery-like focal points were used to create a cohesive interior that feels lighter, more personal, and more refined while honoring the home’s original character.

Through a collective dialogue between landscape, architecture and interior design, a new vision reimagines the disturbed site into a livable landscape, emblematic of our American West. The residence – an ensemble of structures designed in a modern ranch vernacular – is effortlessly unified through layered, interconnected outdoor gathering spaces and regional materials that elaborates upon the experience of moving between structures, heightening and renewing one’s sense of place. Upon entering the courtyard, one is immediately aware of seamless and unfolding relationships between architecture and landscape through a sophisticated, regional palette of natural stone, water, and plants. Set upon architectural focal points, two perpendicular sandstone paths descend into the space and converge upon a monolithic, hand-carved granite fountain. The design of the fountain is purposefully quiet, both in its detailing and operation. The feature includes a recessed interior, allowing water to become still before it reaches the surface, with lightly cleft sides, allowing the water to delicately bounce as it descends into the geometric lower granite basin. The landscape architect’s selection of various stone material extends the tones of the home’s granite walls and contextual surroundings into the garden, but also be detailed in a manner that balances rural and modern qualities. The majority of the paving is constructed of rectilinear gray sandstone with a natural finish and snapped edges, laid in a staggered running bond organization. Throughout the garden, thoughtful attention was also given to the configuration and layout of terraces, pathways, and steps. In doing so, this ensured that the edges of the terrace and its interface to other elements were designed so that no “leftover” stone paver pieces would be found. Within the central courtyard, split-faced stone stairs descend into a rectilinear plinth of lawn, punctuated by a carved granite fire pit. Leveraging the property’s existing topographic relief, a shallow infinity-edge dipping pool abstracts the transparent and cavity-like pools found throughout the Rocky Mountains. The design purposefully achieves the illusion of a larger water feature with the distant pond and offers a refreshing recreational element. Containing the infinity edge, a designed granite escarpment emerges from the meadow, juxtaposing the geometric water feature and providing informal seating ledges. The site’s prior use required the landscape architect to incorporate a highly technical and complex sub-surface structural system. The initial geotechnical report identified the building envelopes rested on 12 feet of man-placed fill. Assuming a 1 percent settlement, the team faced concerns that the terraces would settle up to 12 inches. In response, a grid of structural micro-piles provides the necessary foundation for the construction of terraces immediately outside of the architecture, under the water features and site walls. The solution enabled the crisp detailing and design resolution of the architectural structures to seamlessly connect with the horizontal stone terraces.

LOS ANGELES, CA / SINGLE FAMILY RESIDENTIAL
The Bel-Air House sits above Hollywood, along scenic Mulholland Drive, the storied thoroughfare that acts as a winding referee between the compact density of the San Fernando Valley, and the more ex-urban conditions of Los Angeles. In contrast to the client’s weekend beach house, here the client envisioned a home that could share equally in the energy of the city, and the rustic qualities of canyon living. The resulting home is both minimal and refined—its abstract forms read against the wilder aspects of its nominally natural setting.
As a patron of music, and the arts, the client’s creative interests suggested the overall design approach: A simple yet sophisticated backdrop for the presentation of recitals, and the display and appreciation of beautiful artifacts. The house avows a museum-like attitude—the rich but restrained material palette draws from the colors and textures of the Santa Monica Mountains, and opposes natural with refined, polished with honed, quietly confirming a reverential aspect to this “temple on the hill”.
The focus of the house is a dark and silent pool. Intended as a space of emptiness, the pool is an enigmatic statement—at once a source of origin for the house, as well as its apparent conclusion. The spatial aspects unfold from this moment, with the various rooms revolving around this essential void. The pool and its open rotunda echo the reservoir in the canyon below the house, while the ocean beyond ultimately underscores the house’s strong commitment to water.
Simple stone walls, taut rooflines, and disciplined and minimal detailing allow the home to act as an armature for the client’s personal expression of taste and creativity. In complement to the client’s Mussel Shoals House, which suggests a relationship with the vast, and ever-widening horizon, the architectural resolution of the Bel-Air House emerges from the sheltered and enveloping emotion of the canyon.
