Starting from humble beginnings as a basic builder ranch style house, the design challenge was maximizing natural light throughout and providing the unique contemporary style the client’s craved. The Entry offers a spectacular first impression and sets the tone with a large skylight and an illuminated curved wall covered in a wavy pattern Porcelanosa tile. The chic entertaining kitchen was designed to celebrate a public lifestyle and plenty of entertaining. Celebrating height with a robust amount of interior architectural details, this dynamic kitchen still gives one that cozy feeling of home sweet home. The large “L” shaped island accommodates 7 for seating. Large pendants over the kitchen table and sink provide additional task lighting and whimsy. The Dekton “puzzle” countertop connection was designed to aid the transition between the two color countertops and is one of the homeowner’s favorite details. The built-in bistro table provides additional seating and flows easily into the Living Room. A curved wall in the Living Room showcases a contemporary linear fireplace and tv which is tucked away in a niche. Placing the fireplace and furniture arrangement at an angle allowed for more natural walkway areas that communicated with the exterior doors and the kitchen working areas. The dining room’s open plan is perfect for small groups and expands easily for larger events. Raising the ceiling created visual interest and bringing the pop of teal from the Kitchen cabinets ties the space together. A built-in buffet provides ample storage and display. The Sitting Room (also called the Piano room for its previous life as such) is adjacent to the Kitchen and allows for easy conversation between chef and guests. It captures the homeowner’s chic sense of style and joie de vivre.

Michael Moran/OTTO photography We took a predictable suburban spec house and transformed it into a unique home of enduring value and family-centered design. The existing footprint was expanded where it needed it most: in the family and kitchen area, creating a large square room with open views to a protected nature preserve abutting the property. An unexpected glass canopy and teak entry door are clues that what lies beyond is hardly commonplace. The design challenge was to infuse modern-day functionality and architectural quality into a spec house. Working in partnership with Gary Cruz Studio, we designed the pared down, art-filled interiors with the goal of creating comfortable, purposeful living environments. We also sought to integrate the existing pool and rear deck into the overall building design, extending the usable space outside as a screened-in porch, a dining terrace, and a seating area around a stone fire pit.

The 100-year old home’s kitchen was old and just didn’t function well. A peninsula in the middle of the main part of the kitchen blocked the path from the back door. This forced the homeowners to mostly use an odd, U-shaped corner of the kitchen. Design objectives: -Add an island -Wow-factor design -Incorporate arts and crafts with a touch of Mid-century modern style -Allow for a better work triangle when cooking -Create a seamless path coming into the home from the backdoor -Make all the countertops in the space 36” high (the old kitchen had different base cabinet heights) Design challenges to be solved: -Island design -Where to place the sink and dishwasher -The family’s main entrance into the home is a back door located within the kitchen space. Samantha needed to find a way to make an unobstructed path through the kitchen to the outside -A large eating area connected to the kitchen felt slightly misplaced – Samantha wanted to bring the kitchen and materials more into this area -The client does not like appliance garages/cabinets to the counter. The more countertop space, the better! Design solutions: -Adding the right island made all the difference! Now the family has a couple of seats within the kitchen space. -Multiple walkways facilitate traffic flow. -Multiple pantry cabinets (both shallow and deep) are placed throughout the space. A couple of pantry cabinets were even added to the back door wall and wrap around into the breakfast nook to give the kitchen a feel of extending into the adjoining eating area. -Upper wall cabinets with clear glass offer extra lighting and the opportunity for the client to display her beautiful vases and plates. They add and an airy feel to the space. -The kitchen had two large existing windows that were ideal for a sink placement. The window closest to the back door made the most sense due to the fact that the other window was in the corner. Now that the sink had a place, we needed to worry about the dishwasher. Samantha didn’t want the dishwasher to be in the way of people coming in the back door – it’s now in the island right across from the sink. -The homeowners love Motawi Tile. Some fantastic pieces are placed within the backsplash throughout the kitchen. -Larger tiles with borders make for nice accent pieces over the rangetop and by the bar/beverage area. -The adjacent area for eating is a gorgeous nook with massive windows. We added a built-in furniture-style banquette with additional lower storage cabinets in the same finish. It’s a great way to connect and blend the two areas into what now feels like one big space!

A former summer camp, this site came with a unique set of challenges. An existing 1200 square foot cabin was perched on the shore of Thorndike Pond, well within the current required setbacks. Three additional outbuildings were part of the property, each of them small and non-conforming. By limiting reconstruction to the existing footprints we were able to gain planning consent to rebuild each structure. A full second story added much needed space to the main house. Two of the outbuildings have been rebuilt to accommodate guests, maintaining the spirit of the original camp. Black stained exteriors help the buildings blend into the landscape. For this project, the customer envisioned enhancing their kitchen, creating a seamless connection to the living and dining areas, which had been raised. We presented options for the addition, showcasing designs that married simplicity with elegance. The first options featured straightforward roofing solutions, while the final design embraced the home's curves, incorporating the graceful rounded windows, entryway, and chimney. We crafted the addition with a stunning barrel ceiling adorned with rich walnut wood paneling and accent lighting, creating an inviting atmosphere. After careful consideration, the clients chose the more intricate design, perfectly complementing their home's aesthetic. To elevate the space, we added a round window and an arched window in the kitchen, enhancing its character. In the living area, they selected a Nana Wall door, allowing for a harmonious flow between indoors and the outdoor entertainment space. The kitchen showcases exquisite walnut cabinets, accented with white painted cabinets in a sleek shallow shaker style. The 2cm Dekton countertops & backsplash were designed with an island height of 2 1/4 inches, creating a more dynamic space. As passionate cooks and bakers, the clients chose Wolf and SubZero appliances, panel-ready to harmonize beautifully with their kitchen design. This project turned out breathtakingly, and the clients are overjoyed to possess a kitchen that embodies beauty and functionality, exceeding their dreams and aspirations.

When a family living in Singapore decided to purchase a New York City pied-à-terre, they settled on the historic Langham Place, a 60-floor building along 5th Ave which features a mixture of permanent residencies and 5-star hotel suites. Immediately after purchasing the condo, they reached out to Decor Aid, and tasked us with designing a home that would reflect their jet-setting lifestyle and chic sensibility. Book Your Free In-Home Consultation Connecting to the historic Tiffany Building at 404 5th Ave, the exterior of Langham Place is a combination of highly contemporary architecture and 1920’s art deco design. And with this highly unique architecture, came highly angular, outward leaning floor-to-ceiling windows, which would prove to be our biggest design challenge. One of the apartment’s quirks was negotiating an uneven balance of natural light throughout the space. Parts of the apartment, such one of the kids’ bedrooms, feature floor-to-ceiling windows and an abundance of natural light, while other areas, such as one corner of the living room, receive little natural light. By sourcing a combination of contemporary, low-profile furniture pieces and metallic accents, we were able to compensate for apartment’s pockets of darkness. A low-profile beige sectional from Room & Board was an obvious choice, which we complemented with a lucite console and a bronze Riverstone coffee table from Mitchell Gold+Bob Williams. Circular tables were placed throughout the apartment in order to establish a design scheme that would be easy to walk through. A marble tulip table from Sit Down New York provides an opulent dining room space, without crowding the floor plan. The finishing touches include a sumptuous swivel chair from Safavieh, to create a sleek, welcoming vacation home for this international client.

Upon moving to a new home, this couple chose to convert two small guest baths into one large luxurious space including a Japanese soaking tub and custom glass shower with rainfall spout. Two floating vanities in a walnut finish topped with composite countertops and integrated sinks flank each wall. Due to the pitched walls, Barbara worked with both an industrial designer and mirror manufacturer to design special clips to mount the vanity mirrors, creating a unique and modern solution in a challenging space. The mix of travertine floor tiles with glossy cream wainscotting tiles creates a warm and inviting feel in this bathroom. Glass fronted shelving built into the eaves offers extra storage for towels and accessories. A oil-rubbed bronze finish lantern hangs from the dramatic ceiling while matching finish sconces add task lighting to the vanity areas. Southern Beach Getaway in WaterColor Private Residence / WaterColor, Florida Architect: Geoff Chick & Associates Builder: Chris Clark Construction The E. F. San Juan team collaborated closely with architect Geoff Chick, builder Chris Clark, interior designer Allyson Runnels, and the homeowners to bring their design vision to reality. This included custom interior and exterior millwork, pecky cypress ceilings in various rooms of the home, different types of wall and ceiling paneling in each upstairs bedroom, custom pecky cypress barn doors and beams in the master suite, Euro-Wall doors in the living area, Weather Shield windows and doors throughout, Georgia pine porch ceilings, and Ipe porch flooring. Challenges: Allyson and the homeowners wanted each of the children’s upstairs bedrooms to have unique features, and we addressed this from a millwork perspective by producing different types of wall and ceiling paneling for each of these rooms. The homeowners also loved the look of pecky cypress and wanted to see this unique type of wood featured as a highlight throughout the home. Solution: In the main living area and kitchen, the coffered ceiling presents pecky cypress stained gray to accent the tiled wall of the kitchen. In the adjoining hallway, the pecky cypress ceiling is lightly pickled white to make a subtle contrast with the surrounding white paneled walls and trim. The master bedroom has two beautiful large pecky cypress barn doors and several large pecky cypress beams that give it a cozy, rustic yet Southern coastal feel. Off the master bedroom is a sitting/TV room featuring a pecky cypress ceiling in a stunning rectangular, concentric pattern that was expertly installed by Edgar Lara and his skilled team of finish carpenters. We also provided twelve-foot-high floor-to-ceiling Euro-Wall Systems doors in the living area that lend to the bright and airy feel of this space, as do the Weather Shield windows and doors that were used throughout the home. Finally, the porches’ rich, South Georgia pine ceilings and chatoyant Ipe floors create a warm contrast to the bright walls, columns, and railings of these comfortable outdoor spaces.
