Inspiration for a mid-sized timeless home design remodel in Minneapolis

This Greek Revival row house in Boerum Hill was previously owned by a local architect who renovated it several times, including the addition of a two-story steel and glass extension at the rear. The new owners came to us seeking to restore the house and its original formality, while adapting it to the modern needs of a family of five. The detailing of the 25 x 36 foot structure had been lost and required some sleuthing into the history of Greek Revival style in historic Brooklyn neighborhoods. In addition to completely re-framing the interior, the house also required a new south-facing brick façade due to significant deterioration. The modern extension was replaced with a more traditionally detailed wood and copper- clad bay, still open to natural light and the garden view without sacrificing comfort. The kitchen was relocated from the first floor to the garden level with an adjacent formal dining room. Both rooms were enlarged from their previous iterations to accommodate weekly dinners with extended family. The kitchen includes a home office and breakfast nook that doubles as a homework station. The cellar level was further excavated to accommodate finished storage space and a playroom where activity can be monitored from the kitchen workspaces. The parlor floor is now reserved for entertaining. New pocket doors can be closed to separate the formal front parlor from the more relaxed back portion, where the family plays games or watches TV together. At the end of the hall, a powder room with brass details, and a luxe bar with antique mirrored backsplash and stone tile flooring, leads to the deck and direct garden access. Because of the property width, the house is able to provide ample space for the interior program within a shorter footprint. This allows the garden to remain expansive, with a small lawn for play, an outdoor food preparation area with a cast-in-place concrete bench, and a place for entertaining towards the rear. The newly designed landscaping will continue to develop, further enhancing the yard’s feeling of escape, and filling-in the views from the kitchen and back parlor above. A less visible, but equally as conscious, addition is a rooftop PV solar array that provides nearly 100% of the daily electrical usage, with the exception of the AC system on hot summer days. The well-appointed interiors connect the traditional backdrop of the home to a youthful take on classic design and functionality. The materials are elegant without being precious, accommodating a young, growing family. Unique colors and patterns provide a feeling of luxury while inviting inhabitants and guests to relax and enjoy this classic Brooklyn brownstone. The magnificent Casey Flat Ranch Guinda CA consists of 5,284.43 acres in the Capay Valley and abuts the eastern border of Napa Valley, 90 minutes from San Francisco. There are 24 acres of vineyard, a grass-fed Longhorn cattle herd (with 95 pairs), significant 6-mile private road and access infrastructure, a beautiful ~5,000 square foot main house, a pool, a guest house, a manager's house, a bunkhouse and a "honeymoon cottage" with total accommodation for up to 30 people. An already beautifully appointed home just needed a face lift in the tired kitchen to bring it up to par with the rest of the house. The clients originally considered refacing their existing kitchen cabinets, but then decided on a full remodel. The cabinets installed in the kitchen are Medallion Devonshire Door Style, Flat Center Panel, Painted White Chocolate. Hardware is Top Knobs 1 1/8” and 8 cc Appliance Pulls. The countertop is Giallo Traversella Granite 1/2” Round with 4” Backsplash on the Refrigerator and Garage walls. The backsplash is Petal Mosiac in the Foundation Color. A Blanco Diamond Silgranite sink in Truffle color and Moen Arbor Pullout Faucet in Chrome finish.

The clients loved their newly purchased, quiet, and secluded home, but it needed a full renovation. As the homeowners are avid chefs, the design and intelligent usage plan for the new kitchen took top priority. They were inspired by a visit to the DEANE showroom displays and selected a sleek, modern style without hardware for their midcentury, Italian modern update. High gloss, lacquer cabinets in a soft grey add warmth to the room, and all cabinets and drawers are opened either via channel pulls or touch-operated. To keep the quartzite countertops clean and free of clutter, the drawers were customized to include knife inserts, silverware dividers, and spices out of sight with a cooking utensil drawer right below the range and a pull-out cabinet underneath the sink to give easy access to cleaning supplies. The patinaed stainless steel island with distressed, wire-brushed cabinets acts as both an area for eating as well as entertaining, with storage designed for serving platters. Appliance garages flank the cooktop counter areas, and the detail at the bottom of the custom hood echos the channel pulls. Refrigerated beverage drawers and contemporary SubZero/Wolf model appliances complete the space, with the single slab, seamless backsplash providing a dramatic focal point. The designer loves how the mixture of stainless steel and high gloss lacquer makes the room so stunning.

Hired mid demolition, Regan Baker Design Inc. partnered with the first-time home owners and construction team to help bring this two-bedroom two-bath condo some classic casual character. Cabinetry design, finish selection, furniture and accessories were all designed and implemented within a 6-month period. To add interest in the living room RBD added white oak paneling with a v-groove to the ceiling and clad the fireplace in a terra cotta tile. State-of-the-art home theater environment featuring a sound isolated room, a 227” 2.40:1 aspect ratio screen illuminated by a dual laser projection system, and an 11.2.4 immersive audio system delivering an outstanding movie AND music experience. The control system simplifies extremely unique customer requirements such as a dual screen mode to enable watching two A/V sources simultaneously – one heard through the audio system, and the second through headphones. Granular lighting control provides zones to support movie playback, game-room style usage, and an intimate reading and music environment. The room was built from the ground up as “floating” room featuring a custom engineered isolation system, floating concrete floor, and unique speaker placement system. Designed by industry renowned acoustician Russ Berger, the room’s noise floor measured quieter than a typical recording studio and produces a pinpoint accurate reference audio experience. Powered by a 20kW RoseWater HUB20, electrical noise and potential power interruptions are completely eliminated. The audio system is driven by 11.1kW of amplification powering a reference speaker system. Every detail from structural to mechanical, A/V, lighting, and control was carefully planned and executed by a team of experts whose passion, dedication, and commitment to quality are evident to anyone who experiences it.

Place architecture:design enlarged the existing home with an inviting over-sized screened-in porch, an adjacent outdoor terrace, and a small covered porch over the door to the mudroom. These three additions accommodated the needs of the clients’ large family and their friends, and allowed for maximum usage three-quarters of the year. A design aesthetic with traditional trim was incorporated, while keeping the sight lines minimal to achieve maximum views of the outdoors. ©Tom Holdsworth
