Stealing a couple of inches from the master bedroom allowed the beautiful reappointment of the master bath without affecting the use of space from the master. It remains spacious and large with the update of the fan over the bad and a beautiful serene color throughout. Also taking a foot or two from the guest bedroom allows a non-conforming space to become a useable bedroom with ample storage. Not a room was untouched in this beautiful Denver Square. This kitchen addition tripled the amount of useable space. Glass foil backsplash from Beaver Tile adds light and shimmer. A custom butcher block island top is both functional and beautiful. Copper accents contrast nicely with the cooler tones of the tile and walls.

For this project our repeat client purchased an older 1980's style home and wanted a complete makeover to a modern sleek style. Here's what we did that delighted our client once again. -Filled and leveled the sunken living room creating a uniform floor that matched the rest of the house. - Transformed an oddly placed sitting area off of the entry way into a much more useable space by closing it in to create a study. -Removed Saltillo tiles and replaced them with large porcelain tiles in the main traffic areas. -Installed dark hardwood floors in the living and dining areas. -Smooth finished the walls and painted a cool white color to highlight the eclectic furniture and art. -Updated large brick columns that were carried through the living room and entry. Maintaining this structural element yet provided a modern look.

This kitchen renovation involved increasing the useability of the space by opening the support wall between the kitchen and the dining room, which the customer thought was a great idea. The result is nothing short of amazing, with much more light able to get into the dining area, and the increased convenience of the kitchen and dining areas being more closely connected. wow!!!

Gabe Ortiz This Trilogy Fiberglass Columbia Model, flat back kidney shaped swimming pool, in river rock color, is 14.5’ x 28’. The shallow depth is 5’ and 10” depth at deep end. The deck is a Smooth Finished Concrete with a Rock Salt Finish and Cantilever Coping Project also had a 3 ft retaining wall built to combat slope and keep whole yard as useable space. All Pentair equipment used and a Color Changing LED Light is in the pool as well.

There was a small softwood pergola with an equally small brick herringbone terrace beneath, both were over 20 years old. The client wanted to make the space more useable and so we doubled the size of the terrace and the pergola. We were able to keep the existing pergola. After carrying out some repairs to the upright posts, we removed the middle post and installed a length of metal angle iron to support the beams. We then installed more beams to replicate the existing half. Finally we painted the whole structure. H Hopefully it will last another 20 years now.

This home make full use of Victorian Porch Spindles, paneled column pedestals, and round tapered columns, which come together to offer great curb appeal as well as useability.

The challenge with this project was to add a new era-sensitive upstairs bathroom and transform the downstairs double bath in an early 20th century NC farmhouse. We updated the baths with 21st century style and materials with keeping the farmhouse aesthetic in the details. Downstairs Double-bath Remodel: While the farmhouse inspired the room’s bead board chair rail, farmhouse utility inspired making its trim a continuous useable shelf throughout the room. The idea of utility came into play again in the custom moveable shelving system we created to hide the water heater while still allowing access when necessary. We designed a roomy shower space, tiled floor to ceiling in vintage penny tile with a Grohe rainshower system, a rain glass panel wall and a rain glass shower window to maximize the benefits of the natural light through single bathroom window. True to the house’s heritage we also installed a claw foot soaking tub (made with modern light weight resin) and 20th C. farmhouse inspired faucets and vanity light, and a pedestal sink. Above the soaking tub and it’s tiled roman faucet half wall we designed built in cubbies for towels etc. and a custom shelf reachable while in the bath tub. We took space from a closet on the other side of the original bath wall to fit in the soaking tub area. Utilizing the space to the maximum degree, we also made the space between the shower and bath tub a built-in linen closet. The vintage floor tile (patterned in the 1920’s) is our age-appropriate statement piece. We also sourced vintage half light solid wood doors. In one, to again utilize the natural light coming from the exterior bedroom windows and the bathroom window, we created the half light by cutting out a solid door and installing satin finished glass. In the other we sourced vintage “crackle glass” film and placed it on both sides of the existing glass panels.

Award winning hillside renovation with concrete walls and informal 'bocce court' Design constraints: Full sun and steep hillside Planting design: This yard started as a blank hillside that had a steep slope. BKLD provided consultation and design work to develop the hillside with a series of terraced walls to create a bocce court. The bocce court was done in an informal fashion with artificial turf so the client could entertain with the space and have the 'look' of green. This turned out to be a great low maintenance and drought tolerant way to add useable space as well as a softer view from the upper deck. Existing Oaks were all kept and designed around carefully with composite decking. The Oaks make for some great shadow play and is quite the dynamic space as the sun angles move thru out the day.
