Before: An uninsulated, roughly built, lean to addition on a gorgeous stone century home, with roof rafters made of cedar logs and some gorgeous timber frame post and beam holding it all together. After: We preserved a few of the post and beams as an aesthetic nod to this spaces's past. Added a huge amount of natrual light with tripe pane windows, a significant amount of R value with dense pack cellulose (our preferred insulation!). This space is now useable part of this family's home with plenty of hidden storage, airy space, and gorgeous details. We loved taking on this project, and can't wait to see become a part of the family home.

We started with a small crowded patio and we transformed it into a larger, useable outdoor living space by adding a circular seat wall with built in LED low voltage lighting, a natural wood burning fire pit, 480 sq feet of Belgard pavers, custom build Cedar Pergola and flagstone walkway for side access. We also fixed all of the disrupted sod areas and built natural areas for future planting and added Low voltage LED lighting along the flagstone pathway.

The homeowners of this Mukilteo residence partnered with H2D Architecture + Design to transform their underutilized rear deck into a highly functional outdoor living environment. The existing deck was refinished and reconfigured to create a more useable area for gathering, seamlessly extending the interior living space to the outdoors. A Struxure pergola was introduced to provide adjustable shade and light filtration, allowing the space to adapt to changing weather and seasons. Beyond the deck, the design steps down to a thoughtfully composed concrete paver patio anchored by a custom round wood hot tub, creating a warm and tactile focal point. Surrounding this feature, a built-in bench establishes a zone for relaxation and socializing, while a fire pit adds both ambiance and year-round usability. A custom screen wall was integrated to provide privacy and subtle enclosure without sacrificing openness, helping to define the space while maintaining visual connections to the landscape. Our challenge was to take a new build and create a setting that says it isn't. Dramatic tasteful lines, great textures and material choices made this home a pleasure to work with. Granite from the house was taken as a lead and pulled down as part of the stone mix into everything from the driveway borders to columns to walling and finally to the barbeque. Gentle but confident lines mixed with deep plantings and a lovely sunken backyard sitting area creates a solid, well-grounded useable space.

This was a very cool outdoor project. This house originally did not have a deck, but the homeowners didn’t want to keep going through the basement to go outside to the backyard. We designed a deck with an upcoming patio in mind. I designed the deck and a proposed patio idea, then we hooked up with my landscaper Pat with Earthly Possibilities to create the below the deck living. We used Timbertech Decking Terrain Series (Sandy Birch for the main color then accented it with Rustic Elm for the Picture Frame). To make below more useable, we installed Trex’s Rain Escape System then installed a ceiling with Azek’s PVC Ceiling. In the ceiling we had a few LED lights installed along with a ceiling fan. Pat then installed the patio pavers and custom firepit. This complete project turned out great so the homeowner can entertain and enjoy their new backyard this year!

The challenge with this project was to add a new era-sensitive upstairs bathroom and transform the downstairs double bath in an early 20th century NC farmhouse. We updated the baths with 21st century style and materials with keeping the farmhouse aesthetic in the details. Downstairs Double-bath Remodel: While the farmhouse inspired the room’s bead board chair rail, farmhouse utility inspired making its trim a continuous useable shelf throughout the room. The idea of utility came into play again in the custom moveable shelving system we created to hide the water heater while still allowing access when necessary. We designed a roomy shower space, tiled floor to ceiling in vintage penny tile with a Grohe rainshower system, a rain glass panel wall and a rain glass shower window to maximize the benefits of the natural light through single bathroom window. True to the house’s heritage we also installed a claw foot soaking tub (made with modern light weight resin) and 20th C. farmhouse inspired faucets and vanity light, and a pedestal sink. Above the soaking tub and it’s tiled roman faucet half wall we designed built in cubbies for towels etc. and a custom shelf reachable while in the bath tub. We took space from a closet on the other side of the original bath wall to fit in the soaking tub area. Utilizing the space to the maximum degree, we also made the space between the shower and bath tub a built-in linen closet. The vintage floor tile (patterned in the 1920’s) is our age-appropriate statement piece. We also sourced vintage half light solid wood doors. In one, to again utilize the natural light coming from the exterior bedroom windows and the bathroom window, we created the half light by cutting out a solid door and installing satin finished glass. In the other we sourced vintage “crackle glass” film and placed it on both sides of the existing glass panels.

To maximize space in this small beach home bathroom, we created an integrated granite sink, with no visible drain to keep everything clean and use-able. To keep the space warm and cottage like (matching the house) but upgraded to a more elegant style, we used off white cabinets with a dark glaze, labrador brown granite, and a lot of multi glass tiles to keep it bright but still add a modern flair. We also chose chrome finishes and a glass wall with amazing crystal bath bar light!

A family in Kirkland needed a useable and much more private space in front of their home. SCJ envisioned low steel walls with a back-drop of magnolias and other evergreen plants for privacy, with perennials providing contrast and texture. A new composite bamboo deck provides a gathering space for sitting and outdoor dining. Now enclosed with lush planting, carefully placed lighting, plenty of seating and container planting, the space is truly a secluded and serene extension of the home. Photos by Mark Garff

Helene Terry is an award winning Kitchen Design Specialist. She works with homeowners and designers to create a kitchen space that uses every square inch of area available. Her superb planning ability transforms the kitchen into functional, useable space that flows and performs. She creates detailed drawings, floor plans and perspectives to communicate the new design to all trades and principals. The owner of this beautiful blue kitchen had a great sense of style This a custom remodel that included the demolition of 3 walls and the relocation of the central island. You'll note the focal point of the new island which has two (2) Miele dishwashers, a Sub Zero icemaker and various custom recycling and pull out bins. There is seasonal storage for dishes in front of the barstools. Spacious walkways between wall counters and island of 41"-48" allow 2 cooks to move easily. There are 2 sinks in the island at right angles to facilitate conversation. On the side walls, custom cabinets go all the way to the ceiling. The custom color and glaze is from Benjamin Moore and was specified by the Interior Designer, Charlotte Comer. Flanking the Wolf 36" range and built into the wall are two appliance garages with concealed electrical outlets. One garage houses the owner's blender and pulls out on a tray. The other one houses spices. The Sub-Zero integrated refrigerator with glass door is 36" wide. There are other integrated refrigerator drawers as well. The Vent Hood is from Best with a 900 cfm remote blower. There is a pot filler spout behind the range. To the left of the range is a plumbed Miele coffee maker. The backsplash is recessed with contrasting tiles inserts and bullnose trim from Antique Floors. Cabinet Hardware is from Top Knob. The flooring is a Silver Travertine from Porcelanosa laid on a straight stack. The counter top is Carerra Marble from Aria Stone fabricated by Holland Marble. The microwave and additional appliances garages are concealed behind the range wall in a former under stairway pantry. This space acts as a second staging area for large dinner parties and to conceal frequently used appliances.

ollowing a total house remodel, Terrain collaborated with the landscape designer to create an urban oasis comprised of rockery stairs and walls combined with contemporary lines of steel retaining walls. A mixture of cast-in-place concrete patios and softscape make this a useable space for the whole family while maintaining privacy from neighbors. Designed by Barbara Lycett Landscape Designers

This beautiful 1950's craftsman needed a redo, inside and out. After gutting it down to it's studs, the main floor and basement were redesigned for much more useable space. Three tiny bedrooms upstairs became a large master with a double sink on suite and a guest bedroom with a beautiful new bathroom. The stairway that was in the kitchen was relocated so the kitchen became larger and much more usable. The basement went from a red and orange monstrosity to a soothing family room, bedroom and new bathroom as well as an updated laundry room and storage closet. New windows and doors, as well as an egress window was added to make it code compliant. A new roof and fireplace finished off the remodel of this cozy, colorful craftsman cottage. When our client came to us, she was stumped with how to turn her small living room into a cozy, useable family room. The living room and dining room blended together in a long and skinny open concept floor plan. It was difficult for our client to find furniture that fit the space well. It also left an awkward space between the living and dining areas that she didn’t know what to do with. She also needed help reimagining her office, which is situated right off the entry. She needed an eye-catching yet functional space to work from home. In the living room, we reimagined the fireplace surround and added built-ins so she and her family could store their large record collection, games, and books. We did a custom sofa to ensure it fits the space and maximized the seating. We added texture and pattern through accessories and balanced the sofa with two warm leather chairs. We updated the dining room furniture and added a little seating area to help connect the spaces. Now there is a permanent home for their record player and a cozy spot to curl up in when listening to music. For the office, we decided to add a pop of color, so it contrasted well with the neutral living space. The office also needed built-ins for our client’s large cookbook collection and a desk where she and her sons could rotate between work, homework, and computer games. We decided to add a bench seat to maximize space below the window and a lounge chair for additional seating.

Part of a major renovation that touched all corners of a 120-year-old Bloomfield home, this project is full of style and charming Victorian details. As an avid home cook, one of our client’s top priorities was maximizing storage throughout the space. To make the compact kitchen more functional, we removed a small peninsula containing the sink and dishwasher which was splitting the space in half. We also adjusted the size of the windows, bringing them above countertop height which allowed for a new “U-shaped” layout. What this room lacked in useable wall space was made up for in height — we took advantage of the generous 9-foot tall space, bringing the custom cabinetry all the way to the ceiling. Our client also opted for a slightly smaller Euro-style refrigerator, allowing for even more storage along that wall. Central to the refrigerator, eco-friendly induction range, and farmhouse style sink, a hand carved antique Spanish work table provides the perfect prep zone, complete with an adjustable high-low fluted ceramic pendant above. A few other places where form meets function: a brass hanging rail along the range wall, a custom integral drainboard in the soapstone countertop, under cabinet lighting and hidden outlets, cushioned anti-fatigue Marmoleum sheet flooring, and a show-stopping gantry style faucet in a living unlacquered brass finish.
