They loved their double wide front door entrance but felt entirely too exposed to the street at night.
We brought our mobile showroom directly to their driveway. This allowed us to hold up premium light-filtering fabric samples directly against their entryway glass, matching the materials perfectly to their home's natural lighting, interior paint, and trim before making a single cut.
To solve their street-level privacy issue, we custom-built and installed two matching light-filtering roller shades, mounting them flawlessly side-by-side above the front door frame. To keep the home’s interior design completely cohesive, we carried the exact same style to the back of the house, installing a matching single roller shade on the rear door.

Because entryway windows can be tall and awkward to reach manually, our family team integrated advanced smart-home motorization into this Sherrills Ford project.

One Raven is a truely unique project that pushes the boundaries of urban density without losing heritage roots. Located in the heart of North Vancouver‘s up and coming moodyville neighbourhood, One Raven will be a beacon on E 3rd. With one of the last remaining heritage buildings on the front of the lot, the project consists of a NetZero high-performance infill duplex, each complete with its suite. This will add 4 new livable units in an infill laneway format with the heritage home complementing the site. The project is built to Level 5 of the BC Energy Step Code meaning it is already at the energy targets for all buildings in 2032, 13 years early! This spectacular and unique project was designed by the talented architect Tina Hubert at Design Studio 8.
The passive house inspired townhouses and suites will be accessed via an internal courtyard bi-secting the lot in an east-west orientation parallel to the street. A circulation corridor oriented north-south will be accessed from the sidewalk at the existing stone retaining wall and concrete stair.
The site design creates private open spaces yet also fosters connection to the semi-private realm of the inner courtyard. Each townhouse will have access to ground level patios, gardens, balconies and roof decks.
The exterior walls are “super” insulated walls that are 12” or more thick with a focus on air-tight detailing. High performance triple pane windows are oriented southward to maximize solar gain in winter and rely on shading devices in the summer. All other windows are located to promote natural ventilation and to reduce energy losses. The highly air-tight building (0.93 ACH) utilizes heat recovery ventilation system to exhaust air and bring in fresh air. The building is designed to be compact with a reduced surface area.
Maximizing on-site infiltration and rainwater collection will help manage storm water runoff. Ground-oriented landscape lighting and low planting along pathways and lot lines encourage visibility and overlook.

The objective was to transform this expansive estate into a series of functional "outdoor rooms" that maintain a sleek, minimalist aesthetic. We focused on precision masonry and a neutral palette to allow the structural elements of the design to take center stage.
Key Features:
Architectural Hardscaping: We utilized large-scale, custom concrete pavers in a "floating" layout, creating a rhythmic and structured pathway that guides movement through the estate.
The Sunken Fire Lounge: A primary focal point, the sunken fire pit area features a custom-built, L-shaped bench with integrated stone backing. The use of sleek, light-toned stone veneer and smooth concrete surfaces creates a sophisticated space for evening entertainment.
Lush, Low-Maintenance Greenery: Vibrant, emerald artificial turf provides a stark, clean contrast against the cool gray tones of the concrete and stone. To add texture, we integrated native agave and yucca plantings set within dark basalt gravel beds, anchored by large natural boulders.
Structural Definition: The entire space is framed by clean-lined black ornamental fencing and multi-level concrete retaining walls, which manage the site's grade while adding to the modern, tiered look of the property.
The final result is a seamless blend of luxury and functionality, offering a refined Texas Modern aesthetic that is built for both high-impact visual appeal and effortless living.

Night-Time Functionality: At night, the lighting dynamic reverses. The interior foyer lights make the inside bright, while the outside is dark. Because of the specialized tight weave, the fabric blocks the transmission of clear shapes and details. To a person standing out on the street or driving by on a busy road, the view inside is completely obstructed, delivering total privacy when the family is home for the evening.
Challenges of Front Door Installations
Securing privacy for a double wide front entrance introduces unique structural hurdles that standard windows do not face. Traditional blinds with hanging cords or manual pull chains are poorly suited for front doors. They disrupt the clean architectural lines of a grand foyer, create a safety hazard, and can easily get tangled or damaged when the doors are opened and closed.
The window treatments must be mounted high and wide enough above the door trim to ensure that the front doors can swing open and close freely without ever catching on the fabric or the lower hem bar.
How We Applied These Principles in Sherrills Ford, NC
Applying these exact educational principles to real-world homes is what Cole and I do every day at Bloomin' Blinds of North Charlotte. We recently worked with a homeowner in Sherrills Ford whose beautiful new construction property sat on a highly trafficked road. They loved their double wide front door entrance but felt entirely too exposed to the street at night.
We brought our mobile showroom directly to their driveway. This allowed us to hold up premium light-filtering fabric samples directly against their entryway glass, matching the materials perfectly to their home's natural lighting, interior paint, and trim before making a single cut.
To solve their street-level privacy issue, we custom-built and installed two matching light-filtering roller shades, mounting them flawlessly side-by-side above the front door frame. To keep the home’s interior design completely cohesive, we carried the exact same style to the back of the house, installing a matching single roller shade on the rear door.
Smart Home Window Automation at Your Fingertips
Because entryway windows can be tall and awkward to reach manually, our family team integrated advanced smart-home motorization into this Sherrills Ford project.
Beyond the convenience of a handheld remote control, these automated roller shades feature seamless Wi-Fi integration. The homeowners can control their privacy through a dedicated smartphone app or link the system directly to their existing voice-activated smart home networks, including Amazon Alexa, Google Assistant, and Apple HomeKit.
This allows for complete hands-free window automation. The clients can program custom daily routines—such as setting the front entry shades to automatically lower exactly at sunset—or simply use a voice command to secure the foyer instantly from the comfort of the couch.

This project showcases a bold, architectural approach to a large-scale residential landscape, emphasizing clean lines and high-contrast materials to create a truly high-end outdoor experience.
The Design Vision:
The objective was to transform this expansive estate into a series of functional "outdoor rooms" that maintain a sleek, minimalist aesthetic. We focused on precision masonry and a neutral palette to allow the structural elements of the design to take center stage.
Key Features:
Architectural Hardscaping: We utilized large-scale, custom concrete pavers in a "floating" layout, creating a rhythmic and structured pathway that guides movement through the estate.
The Sunken Fire Lounge: A primary focal point, the sunken fire pit area features a custom-built, L-shaped bench with integrated stone backing. The use of sleek, light-toned stone veneer and smooth concrete surfaces creates a sophisticated space for evening entertainment.
Lush, Low-Maintenance Greenery: Vibrant, emerald artificial turf provides a stark, clean contrast against the cool gray tones of the concrete and stone. To add texture, we integrated native agave and yucca plantings set within dark basalt gravel beds, anchored by large natural boulders.
Structural Definition: The entire space is framed by clean-lined black ornamental fencing and multi-level concrete retaining walls, which manage the site's grade while adding to the modern, tiered look of the property.
The final result is a seamless blend of luxury and functionality, offering a refined Texas Modern aesthetic that is built for both high-impact visual appeal and effortless living.

This home office was created from an outbuilding on the property. Seagrass wall-to-wall carpet was installed for ultimate durability and a relaxed vibe. We employed a high-low aesthetic to create a space that was unique but still within budget, utilizing the owner's Stickley desk, a custom desk chair, custom blush Roman shades, a Hudson Valley Fenwater chandelier and sconces, and multiple office items from budget sources like IKEA and The Container Store. This exclusive guest home features excellent and easy to use technology throughout. The idea and purpose of this guesthouse is to host multiple charity events, sporting event parties, and family gatherings. The roughly 90-acre site has impressive views and is a one of a kind property in Colorado.
The project features incredible sounding audio and 4k video distributed throughout (inside and outside). There is centralized lighting control both indoors and outdoors, an enterprise Wi-Fi network, HD surveillance, and a state of the art Crestron control system utilizing iPads and in-wall touch panels. Some of the special features of the facility is a powerful and sophisticated QSC Line Array audio system in the Great Hall, Sony and Crestron 4k Video throughout, a large outdoor audio system featuring in ground hidden subwoofers by Sonance surrounding the pool, and smart LED lighting inside the gorgeous infinity pool.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood.
INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site.
EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot.
THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place.
HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde.
YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting.
ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements.
RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage.
OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet.

A bright dining room with lots of natural light in a mountain modern house in Asheville. The room has high windows with great panoramic views.The owners are geologists and have an extensive mineral collection. Creating display cabinets that are integrated into the rooms and highlight the beauty of the minerals was a priority. These minerals and their cabinetry became a driving factor in our design and decision making process and in many cases were a focal point of the architecture and interior design.

2014 Legacy of Design Award 1st Place Contemporary Living Space. Our clients love the colors blue and grey and desired a color palette limited to those shades for their home. They also wanted a transitional, relaxing home conducive to entertaining.
