With this homeowner being a geologist, they were looking for a very earthy, stone-based feel. The stone for the countertop was selected first, and then a bright color was found to match the rusted stone esthetic. The window was also opened to give life to the owner’s beautiful view and grey upper-cabinets were used to tie the appliances into the rest of the design. The Glo European Windows A5 Series windows and doors were carefully selected for the Whitefish Residence to support the high performance and modern architectural design of the home. Triple pane glass, a larger continuous thermal break, multiple air seals, and high performance spacers all help to eliminate condensation and heat convection while providing durability to last the lifetime of the building. This higher level of efficiency will also help to keep continued utility costs low and maintain comfortable temperatures throughout the year. Large fixed window units mulled together in the field provide sweeping views of the valley and mountains beyond. Full light exterior doors with transom windows above provide natural daylight to penetrate deep into the home. A large lift and slide door opens the living area to the exterior of the home and creates an atmosphere of spaciousness and ethereality. Modern aluminum frames with clean lines paired with stainless steel handles accent the subtle details of the architectural design. Tilt and turn windows throughout the space allow the option of natural ventilation while maintaining clear views of the picturesque landscape.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. The Tice Residences replace a run-down and aging duplex with two separate, modern, Santa Barbara homes. Although the unique creek-side site (which the client’s original home looked toward across a small ravine) proposed significant challenges, the clients were certain they wanted to live on the lush “Riviera” hillside. The challenges presented were ultimately overcome through a thorough and careful study of site conditions. With an extremely efficient use of space and strategic placement of windows and decks, privacy is maintained while affording expansive views from each home to the creek, downtown Santa Barbara and Pacific Ocean beyond. Both homes appear to have far more openness than their compact lots afford. The solution strikes a balance between enclosure and openness. Walls and landscape elements divide and protect two private domains, and are in turn, carefully penetrated to reveal views. Both homes are variations on one consistent theme: elegant composition of contemporary, “warm” materials; strong roof planes punctuated by vertical masses; and floating decks. Karen was an existing client of ours who was tired of the crowded and cluttered laundry/mudroom that did not work well for her young family. The washer and dryer were right in the line of traffic when you stepped in her back entry from the garage and there was a lack of a bench for changing shoes/boots. Planning began… then along came a twist! A new puppy that will grow to become a fair sized dog would become part of the family. Could the design accommodate dog grooming and a daytime “kennel” for when the family is away? Having two young boys, Karen wanted to have custom features that would make housekeeping easier so custom drawer drying racks and ironing board were included in the design. All slab-style cabinet and drawer fronts are sturdy and easy to clean and the family’s coats and necessities are hidden from view while close at hand. The selected quartz countertops, slate flooring and honed marble wall tiles will provide a long life for this hard working space. The enameled cast iron sink which fits puppy to full-sized dog (given a boost) was outfitted with a faucet conducive to dog washing, as well as, general clean up. And the piece de resistance is the glass, Dutch pocket door which makes the family dog feel safe yet secure with a view into the rest of the house. This beautiful Craftsman style Passive House has a carbon footprint 20% that of a typically built home in Oregon. Its 12-in. thick walls with cork insulation, ultra-high efficiency windows and doors, solar panels, heat pump hot water, Energy Star appliances, fresh air intake unit, and natural daylighting keep its utility bills exceptionally low. This outdated and deteriorating master bathroom needed a modern update after sustaining a leak. We had worked with them in the past on their kitchen and they knew the design and remodeling level of excellence we brought to the table, so they hired us to design a modern master-suite. We removed a garden tub, allowing for a walk-in shower, complete with a heated towel rack and drying area. We were able to incorporate showcasing of their orchids in the design with an orchid shelf on the exterior of the shower, as well as searching high and low to provide vessel bowl sinks that had a unique shape and utilizing contemporary lights. The end result is a spa-like master suite, that was beyond what they had hoped for and has them loving where they live. Discussions have begun for their next project.

Aluminum and glass rail rails not only provide protection from the wind but they secure your view. Bronze is a earth tone color that blends well with the natural backgrounds of the Northwest. 36" high rails are code for residential applications. We used a 42" high rail in this project for the added comfort it provides when dining on this deck. 42" high is the rail height you experience in commercial establishments with outdoor dining areas. Sustainable Design Meets Smart Technology This home featured a request from the client to use as many environmentally friendly materials and fabrics as possible. Many common shade manufacturers use materials with PVC plastic, which is known for off-gassing hazardous chemicals that linger in the air in the home for years. The main floor roller shades met the client’s request for an eco-friendly fabric by utilizing motorized shades with GreenScreen fabric. In other rooms, the designer and client wanted the classic look and soft fabrics with roman shades and drapery tracks on several windows in the house. By partnering with the interior designer and fabric workroom, we were able to provide a custom solution for motorization of roman shades and drapery. Lighting Control The client is able control all of the lighting and window treatments in the house with a single control system. This eliminates the need for extra devices on the wall or remote controls that clutter up the space and get lost. By utilizing the custom window treatments, the house is able to conserve energy by keeping the house warmer in the winter, and cooler in the summer by providing insulation and blocking sunlight. The lighting control system further helps to conserve energy by beautifully dimming LED lights as well as using quick buttons that turn off all of the lights in the house, or un-occupied rooms, with the press of a single button. Motorized Window Treatments Motorized window treatments add a high level of convenience to any project, especially those with many windows in hard to reach places. The challenge with many manufacturers is a limitation of style and fabric selection, some may be a s basic as only roller shades. Often times these come with un-reliable, wireless controls. On this Birmingham, MI project completed in March 2019, we partnered with the interior designer and drapery workroom to provide a truly unique solution. The homeowner and designer’s requests included many different styles of window treatments including rollers shades, roman shades and motorized draperies. Typically, this would result in a collection of various shade manufacturers with unsightly remotes scattered across each room or stuck to the wall for control. Utilizing standard offerings, coupled with an incredible team effort by the designer and drapery workroom, we provided all of the requested styles of window treatments, and were able to control them all on a single system. This means that each room has a single, elegant keypad built into the wall that controls not only the window treatments, but the lighting as well. When leaving/entering the home, all of the window coverings can be raised or lowered with a single button press. Shades and draperies can also be set to operate based on the time of day for automatic day-to-day operation using sunlight as a guide. In the end, we achieved convenience, function and sophisticated style.

Photos images: Courtesy of the Homeowners At the end of a dirt road in southern Vermont is a stunning timber and stone residence designed to resemble a small medieval Anglo-Norman manor house originally constructed in the 16th century. According to the owners, a husband and wife with a keen interest in both ancient and modern architecture, the 5,000 sq. ft. home was built slowly over eleven years by highly skilled craftsmen in order to complete all of the authentic hand-planed interior details. The craftsmen then spent an additional two years building the adjacent “ancient“ barn. “We always knew we wanted to take down a delapidated 19th-century hay barn and replace it with something of the period of the house,“ the husband said. The owners designed the barn and began to consider zinc for the roof after looking at northern European architecture and discovering that zinc has been used extensively in Europe for 300 years. Approximately 4,200 sq. ft. of RHEINZINK prePATINA bright rolled Double Lock Standing Seam Roof Panels were utilized to roof the white oak structure. The bright rolled material was selected deliberately in order to achieve the “naturally aged look“ that the owners were seeking. “It’s gone almost immediately to a soft grey which is what we hoped would happen. As the years go by, the color of the weathering white oak and the aging zinc will come together in a dusty grey. Seeing this building in the fog five years from now will feel like seeing a 500-year-old ghost barn floating in the hills of Vermont.“ Installation of the RHEINZINK panels was done by Cold Hollow Contracting, Burlington, VT. “These folks had serious zinc-roofing experience and were clearly the most craft-oriented of all the roofers we met with,“ according to the husband. The main focus was getting an “old look“ as quickly as possible, said Tim Heaghney, co-owner of Cold Hollow Contracting. “That’s really what makes the bright rolled so special—it ages quickly. We fabricated the 28 ft. panels on site and did the flashing fabrication in our shop. Many of the normal sheet metal skills apply to the zinc although we relied heavily on the RHEINZINK installation manual as well as personal support from their technical people. We used a radius cut and fold at the eve termination as opposed to the typical detail used in steel and copper where it‘s just cut at the 90 for the drip edge. The roof was steep but we do a lot of steeples and domes so we’re comfortable working at heights.“ The installers also utilized RHEINZINK’s AIR-Z structured underlayment to provide an air-gap behind the zinc.
