COMPLETION | 2018 PHOTOGRAPHER | Chalermwat Wongchompoo CONTRACTOR | Legend Construction Group A major pain point of staying in 64 sq.m. of duplex condominium unit, which is used for a home-studio for an animator and an artist, is that there is not enough space for dwelling. Moreover, a double-volume space of living area with a huge glass curtain wall, faces West. High temperature occurs all day long, since it allows direct sunlight to come inside. In order to solve both mentioned problems, three addition items are proposed which are, GRID PARTITION, EXTENSION DECK, and STEPPING SPACE. A glass partition not only dividing space between kitchen and living, but also helps reduce electricity charge from air-condition. Grid-like of double glass frame is for stuff and stationery hanging, as to serve the owners’ activities. Extension deck would help filtrating heat from direct sunlight, since an existing high glass facade facing West. An existing staircase for going up to the second-floor bedroom, is added by a proposed space above, since this condominium unit has no enough space for dwelling or storage. In order to utilize the space in a small condominium, creating another staircase above the existing one helps increase the space. The grid partition and the extension deck help ‘decrease’ the electricity charge, while the extension deck and the stepping space help ‘increase’ the space for 11 sq.m.

Influenced by the "prairie" house style famously introduced by Frank Lloyd Wright, this home consists of 6,500sf and includes 4 bedrooms and 4 full baths and one half baths. The rows of windows, open floor spaces, horizontal lines and flat roofs introduce a contemporary take on the prairie style. Another unique addition includes Passive House standards. High energy efficiency design was utilized throughout, with high Passive Solar standards and triple insulated air tight windows. Those factors contributed to increased air quality and optimal Passive House design.

A kitchen that is set up like this at this level has to go all the way! Every area just has to work and work just right, the appliances had to be high end, the cabinets had to be all custom crafted, double crown moldings molded to the ceiling, the LED lights were all factory cut into the sides and the bottom of the cabinets then covered with light strips for a flush inset look, to match these high-end sophisticated cabinets and new door styles. The island is a monster! it had to perform quadruple duty, prepping, storage and seating. Every inch of that Island was utilized for something, this goes to the heart of our philosophy, which is; no dead/useless space shall be design into any kitchen! Moreover, a double-volume space of living area with a huge glass curtain wall, faces West. High temperature occurs all day long, since it allows direct sunlight to come inside. In order to solve both mentioned problems, three addition items are proposed which are, GRID PARTITION, EXTENSION DECK, and STEPPING SPACE. A glass partition not only dividing space between kitchen and living, but also helps reduce electricity charge from air-condition. Grid-like of double glass frame is for stuff and stationery hanging, as to serve the owners’ activities. Extension deck would help filtrating heat from direct sunlight, since an existing high glass facade facing West. An existing staircase for going up to the second-floor bedroom, is added by a proposed space above, since this condominium unit has no enough space for dwelling or storage. In order to utilize the space in a small condominium, creating another staircase above the existing one helps increase the space. The grid partition and the extension deck help ‘decrease’ the electricity charge, while the extension deck and the stepping space help ‘increase’ the space for 11 sq.m.

This classic Portland bungalow in the highly desirable Irvington neighborhood was in desperate need of a kitchen update. Aside from tired finishes and cabinets that have seen a full life, the original layout left the family living in a small portion of the kitchen and not taking advantage of the full square footage. The family desired a design that married both the original architectural details of their bungalow with their preference for clean and modern European design. To accomplish this request, APD brought in sleek flat panel custom frameless cabinets filled with smart and strategic accessories to make the most out of every cabinet box, including full height pantry pull-out, spice and utensil pull-outs flanking the cooking zone, a blind corner pull-0ut to avoid loosing items in the hard-to-reach space, trash & recycling pull-0ut disguised to blend with the adjacent three drawers, and a wall cabinet pull-out sized to fit under the support beam spanning the width of the room. For the traditional - we kept the classic moldings around the windows and doors, continued the homes hardwood floors into the new space, incorporated classic school house light fixtures, and swapped out the slider to the back patio in favor for one with divided lights adding to the architectural detail. Matte black granite countertops with handmade black ceramic tile backsplash bridge the gap between the modern and the traditional thanks to their clean lines, high contrast color palette, and textural and artistic details. Opting for a few adjustments to the layout created a space plan that took advantage of the full square footage of the room! In the original layout, the refrigerator was squeezed onto the same wall as the cooking, leaving very little counterspace around the hard working cooking zone along with a significant portion of the room (a previous addition) under-utilized. Relocating the refrigerator increased counterspace and storage while creating a “flow” through the entire room. Luxury Miele and Subzero appliances make this kitchen a chef’s dream! To add to the clean modern look, we opted for an induction cooktop with wall oven directly below … a great alternative to the often used range! Paneling the built-in refrigerator and dishwasher help to calm the overall visual noise of the space, hiding the two hardworking appliances away! This new family kitchen is at once hardworking, sleek, and timeless!
