Not every project fits neatly into one of the previously mentioned categories, and we pride ourselves on having the flexibility to tailor a solution to your particular design challenges. This particular client was interested in creating a family space featuring an exterior element: a large deck and hot tub. The challenge was to provide screening for the deck and hot tub in a neighborhood setting and at the same time provide the high levels of natural light desired for the interior space. To accomplish this, Sunspace utilized an open ceiling concept so as to provide a large glass area high above the floor. The introduction of this ceiling flooded light into the space and ensured that the privacy hot tub screening constructed around the deck would not negatively impact the interior light levels. By working closely with the client at every step of the process, Sunspace achieved a design that worked well with the existing architecture of the home. Through careful planning and talented execution, we achieved a lovely transition to and from this beautiful and functional space. The client was left with a room to be used by the family all year, and a great environment for relaxing in the outdoors.

A stunning Leicht kitchen meant for that perfect family. It incorporates warm tones and a gold accent, using a stone oak and frosty white high gloss cabinetry. The kitchen utilizes the space by it’s corner solution and deep drawers. Appliances and cabinets are seamlessly integrated to create a flawless appeal. Lastly, the high gloss white cabinetry gives the illusion of a slightly higher ceiling. As an added touch, the kitchen features a blackboard wall for a creative touch.

This gorgeous custom wine cellar, designed and built by wine cellar design experts, Vintage Cellars, shows that you can outfit virtually any space to be a one of a kind, perfect place for wine storage. Here in Laguna Beach, Orange County California, the temperatures stay pretty nice year round. Through the magic of wine cellar vapor barrier and insulation, the design build team at Vintage Cellars was able to properly prepare this outbuilding to store over 1700 collectible wines. Working closely with the client, we were able to understand that although display is nice - uncompromising long term storage was the overarching goal. Sweeping throughout the room above, individual bottle storage reigns to maximize bottle count. At about chest height, you can see two rows of angled high reveal display. Here, the homeowner placed his prized bottles - just a glimpse of what this incredible collection holds. Directly in the center of this medium sized wine room lies a small peninsula - a small section jetting out where larger format bottles are kept atop, as well as more space below in individual bottle storage. A small tabletop can be utilized to open wines or to let your favorites decant while you peruse the gems throughout. Below again is more individual bottle storage, sitting atop gorgeous Mediterranean style tile. Sound Design Marks 20 Years with ELAN-Centered Showroom By RS Staff March 12,2013 Marking 20 years of success and growth in Texas as a custom installation firm, Sound Design is opening a new state-of-the-art home technology showroom in the resort community of Horseshoe Bay, TX on April 1. Sound Design showroom The new 4,500 square foot showroom puts the ELAN g! Entertainment and Control System on the main stage, according to owner Chris Bean, who wants to make sure that it is the first thing clients experience when they walk into the entrance living room. “What better way to celebrate our 20th year as Texas’ premier custom installation firm than to open a beautiful new showroom with all the latest home technologies?” Bean said. “We’ve learned a lot over the years, and our experience helped us design the new showroom in a way that presents a relaxing, luxurious ambience that appeals to our local clientele. We used the best-of-the-best in every category, from the Runco 63-inch plasma TV framed and hidden by a VisionArt motorized art print to the ultra-high-end CAT MBX Sequoia speakers and of course the ELAN g! System. "We have another showroom in Lakeway, TX where we’ve been showing off ELAN g! since the system debuted in 2010. When we first got into custom home installation, multi-room audio and video systems were the biggest client request. Today, we are increasingly finding that homeowners and homebuyers are as interested in complete home control as they are in their TVs and music, if not more so. Expandable, easy to use control systems that utilize mobile devices and simplify home living are going to be major sales drivers of the future for both the CI industry and the home building industry. ELAN g! System The showroom offers a tour of top-of-the-line home electronics, starting with the entrance living room that features AV and lighting control from an ELAN TS10 10-inch in-wall touchscreen, an ELAN TS2 in-wall touchscreen and an ELAN HR2 handheld remote. A kitchen that is set up like this at this level has to go all the way! Every area just has to work and work just right, the appliances had to be high end, the cabinets had to be all custom crafted, double crown moldings molded to the ceiling, the LED lights were all factory cut into the sides and the bottom of the cabinets then covered with light strips for a flush inset look, to match these high-end sophisticated cabinets and new door styles. The island is a monster! it had to perform quadruple duty, prepping, storage and seating. Every inch of that Island was utilized for something, this goes to the heart of our philosophy, which is; no dead/useless space shall be design into any kitchen! This master bathroom renovation in Frisco was completed for a repeat USI Design & Remodeling client as part of a larger first-floor transformation of the home. The original bathroom reflected a very typical North Texas layout of its era — dark stained cabinetry, granite countertops, compartmentalized vanities, a built-in tub adjoining a framed shower, and separated spaces that no longer aligned with how the homeowners wanted to live. As their aesthetic evolved toward a more transitional and contemporary direction, the goal became less about replacing finishes and more about redefining the experience of the room itself. The project needed to feel calmer, more architectural, and far more intentional in how the space functioned visually and emotionally. One of the most important changes was removing the original shower curb and pony wall in favor of a fully open curbless shower with ultra-clear ½-inch heavy glass. Achieving that look required recessing the slab, re-floating the shower floor toward a linear drain, and engineering the space so the room would read as visually uninterrupted from end to end. Throughout the project, many of the design decisions were rooted in restraint rather than excess. The oversized 24x48 Porcelanosa flooring carries very little shade variation, creating a quieter visual field, while the cabinetry was executed in rift-sawn white oak specifically because it produces a far more controlled and consistent finish outcome than more common cuts of wood. In luxury projects, consistency itself becomes part of the refinement. The floating vanity was designed more like custom furniture than traditional cabinetry, utilizing waterfall mitered edges and fully reworked plumbing locations so both homeowners could share in having generous functional countertop space. The original makeup station was repurposed into integrated storage with powered drawers and concealed organization for everyday items such as blow dryers and flat irons. Along the vanity wall, wall-mounted plumbing fixtures were paired with ribbed natural marble surfaces — a detail that required intentional planning long before construction began. Rather than allowing the ribbed material to terminate awkwardly behind the fixtures, the backsplash and stone transitions were specifically designed to resolve those conditions cleanly. Those are the types of details that distinguish highly coordinated design-build work from projects that simply assemble materials together. While the room contains a significant amount of luxury detailing — from the freestanding tub and geoprism marble focal wall to the custom rift-sawn white oak closet doors and elongated mirrors that leverage the 11-foot ceiling heights — the project was always guided by quiet luxury rather than visual competition. Even the water closet enclosure was handled with restraint through the use of a satin-etched glass door rather than another heavy solid opening. The intent throughout was to create a bathroom that feels restorative and serene rather than overdesigned. In our view, the best luxury spaces are the ones that feel composed long after the initial impression wears off.

Leave the brick exposed, the concrete floors as is, and the wood unfinished and it costs more? The sophisticated older brother of the shabby-chic trend, urban industrial style, is taking over. Real estate agents are able to tack on a few extra grand to a flat if they can include “exposed brick” in their advertisements, and designer chefs and master mixologists are moving into warehouses and industrial districts in urban areas across the nation. A friend recently invited me to dinner at Portland, Oregon’s newest, hippest charcuterie spot, and when we pulled up to the building it was in a warehouse where I used to go to underground raves in high school. These industrial style spaces that were once seen as unfinished or lacking in coziness are now seriously coveted. Their rawness is considered authentic, their grit a mark of character. But if you’re a homeowner, there’s a good chance you already have one of them built right into your house: your garage. I like to preach about how much people underutilize their garage spaces, piling them full of storage bins they never touch. Whether you turn it into a workspace or a playroom, there’s a lot of value in a creatively-used garage space. For the overly ambitious, the design lover, or the hostess with the mostess, here’s one idea that blows the rest out of the water. Turn your garage into a multi-purpose, urban industrial wonderland for work and play. Originally outfitted for factories and warehouses, the industrial style facilitates productivity. Now that it’s also being appreciated as a great aesthetic for bars and restaurants, these rooms can serve both form and function, doubling as work and entertaining spaces. This is great for people who have always dreamed of having that extra basement space for hosting friends, complete with a wet bar and a billiards table, but lack the square footage. Just keep in mind that your friends might love it so much, they’ll start ditching their favorite happy hour spot and showing up at your doorstep instead. Here are ten ideas forbuilding the perfect workshop by day and cocktail bar by night in your garage. 1. Clean out the space. Get rid of everything you don’t need. Part of the beauty of industrial style designs is their simplicity and abundance of open space. Excessive clutter can make people feel boxed in, and that’s not conducive to productivity or to social activity. Out of sight, out of mind. Build shelving up high for storing must-keep belongings, much like a warehouse. For bonus points, store your belongings in wooden crates for aesthetic consistency. Or consider stacking them on a pallet, wrapping them in excessive amounts of plastic wrap, and loading them onto the next cross-country freighter. You won’t miss them. 2. Install storage for frequently used objects. The brilliant thing about the urban industrial look is that your tools, tool boxes, and tool storage cabinets already fit right in. Metal storage cabinets and file cabinets are perfect additions to the space. While grey is certainly the color pallet for this style, 50 shades might be a few too many. Mix it up by spray painting one of your cabinetsto add a pop of color. Make a small pegboard to hold up your tools and hang larger items such as bicycles and recreational equipment by pegs. If you have a lot of storage bins that you have to keep, look upward instead of storing them on the floor. Insert a tracking system onto your garage ceiling and slide the bins into place. For extra credit, get an old locker to use as a coat closet when guests come over. 3. Heat the space.Since you’re not turning the garage into a full-time living space, such as a spare bedroom, you really don’t need to go through the work and additional cost of installing full-blown heating and insulation systems. If you don’t need to use the space when the temperature drops, or if you live in a consistently temperate climate, you might not need to do anything. But if you do want to be able to host people through the winter, a simple garage heater will suffice. Here are some good options for installing garage heating. Take it one step further, and get a couple patio heaters to help with the next step. 4. Turn your driveway into a patio space. Even the best restaurants and cocktail bars are nothing in the summertime without a solid patio space. Leave the garage door open on warmer nights and invite your guests to go outdoors. Place some stylish folding chairs and a patio table out for comfort. Place a few potted plants here and there to make the space feel more inviting. For a really lively patio scene, put a portable fire pit out on the driveway or front lawn and surround it with workbenches from your garage. 5. Build your bar. Pick a corner in your garage for the bar, and get started. You can build a bar pretty cheaply and easily with reclaimed pallets, and get some industrial-style barstools. Behind the bar, you’ll have both your tools and your liquor, and there’s no need to build expensive cabinetry. If you’re serving quality, why cover it up? Build shelving or open cubicles to house your liquor. Put out metal buckets filled with ice to chill beers.Be sure to serve up cocktails worthy of the space. The Hemingway Daiquiri served straight up is a unique way to dress down, or industrialize, a traditionally frou-frou cocktail. To go the extra mile, build a bar with laid brick.Install an extra fridge in the garage so you can avoid having to trek into the kitchen to refill chilled drinks, and you can store dips, vegetables, and other hors d'oeuvres right at your fingertips. 6. Bring on the games. To really turn your hosting space into a fun time, be sure to offer ample play options. For the low on space, a dart board will suffice, whereas if you’ve got a five-car garage and can’t manage to fill the space, put in a couple billiard tables. Ping pong tables are ideal for most because they’re great fun and can easily be folded up and stored. If you want to keep your guests playing until the wee hours of the morning, get an old pinball machine, a vintage arcade game, or a small Skee-Ball alley. 7. Don’t be afraid to rough up the work table by day. The dings and marks created while you build will only lend authenticity to the piece. 8. Install lighting. Remember, the urban industrial style is all about function and showcasing materials in their raw form. There’s no need to buy expensive floor lamps or install a fancy lighting system. This master bathroom renovation in Frisco was completed for a repeat USI Design & Remodeling client as part of a larger first-floor transformation of the home. The original bathroom reflected a very typical North Texas layout of its era — dark stained cabinetry, granite countertops, compartmentalized vanities, a built-in tub adjoining a framed shower, and separated spaces that no longer aligned with how the homeowners wanted to live. As their aesthetic evolved toward a more transitional and contemporary direction, the goal became less about replacing finishes and more about redefining the experience of the room itself. The project needed to feel calmer, more architectural, and far more intentional in how the space functioned visually and emotionally. One of the most important changes was removing the original shower curb and pony wall in favor of a fully open curbless shower with ultra-clear ½-inch heavy glass. Achieving that look required recessing the slab, re-floating the shower floor toward a linear drain, and engineering the space so the room would read as visually uninterrupted from end to end. Throughout the project, many of the design decisions were rooted in restraint rather than excess. The oversized 24x48 Porcelanosa flooring carries very little shade variation, creating a quieter visual field, while the cabinetry was executed in rift-sawn white oak specifically because it produces a far more controlled and consistent finish outcome than more common cuts of wood. In luxury projects, consistency itself becomes part of the refinement. The floating vanity was designed more like custom furniture than traditional cabinetry, utilizing waterfall mitered edges and fully reworked plumbing locations so both homeowners could share in having generous functional countertop space. The original makeup station was repurposed into integrated storage with powered drawers and concealed organization for everyday items such as blow dryers and flat irons. Along the vanity wall, wall-mounted plumbing fixtures were paired with ribbed natural marble surfaces — a detail that required intentional planning long before construction began. Rather than allowing the ribbed material to terminate awkwardly behind the fixtures, the backsplash and stone transitions were specifically designed to resolve those conditions cleanly. Those are the types of details that distinguish highly coordinated design-build work from projects that simply assemble materials together. While the room contains a significant amount of luxury detailing — from the freestanding tub and geoprism marble focal wall to the custom rift-sawn white oak closet doors and elongated mirrors that leverage the 11-foot ceiling heights — the project was always guided by quiet luxury rather than visual competition. Even the water closet enclosure was handled with restraint through the use of a satin-etched glass door rather than another heavy solid opening. The intent throughout was to create a bathroom that feels restorative and serene rather than overdesigned. In our view, the best luxury spaces are the ones that feel composed long after the initial impression wears off.

Moreover, a double-volume space of living area with a huge glass curtain wall, faces West. High temperature occurs all day long, since it allows direct sunlight to come inside. In order to solve both mentioned problems, three addition items are proposed which are, GRID PARTITION, EXTENSION DECK, and STEPPING SPACE. A glass partition not only dividing space between kitchen and living, but also helps reduce electricity charge from air-condition. Grid-like of double glass frame is for stuff and stationery hanging, as to serve the owners’ activities. Extension deck would help filtrating heat from direct sunlight, since an existing high glass facade facing West. An existing staircase for going up to the second-floor bedroom, is added by a proposed space above, since this condominium unit has no enough space for dwelling or storage. In order to utilize the space in a small condominium, creating another staircase above the existing one helps increase the space. The grid partition and the extension deck help ‘decrease’ the electricity charge, while the extension deck and the stepping space help ‘increase’ the space for 11 sq.m.
