This 2022 project for Sovereign Grace Music was a full-scale, purpose-built recording and production facility designed to support songwriting, live tracking, mixing, and video content creation. Working alongside the extraordinary Sovereign Grace team—and in collaboration with Authentic Carpentry—NILES handled sound reduction, audio integration, and all acoustic treatment design and installation. The facility features a full Control Room, a spacious Live Room, and a large Isolation Booth engineered for dry drum capture or vocal tracking during full-band sessions. Each space was crafted for accuracy, clarity, and intuitive workflow, ensuring that engineers and artists can move seamlessly between rooms without breaking creative momentum. Clear sightlines, generous lighting, and intentional layout choices make the studio equally suited for recording and video production. Every room is wired for a plug-and-play workflow, supporting multi-camera shoots, ensemble tracking, and efficient session flow. Behind the aesthetic, the acoustic infrastructure is highly robust. The Control Room, Live Room, and ISO Booth sit on independent floor systems with tailored sound-reducing wall assemblies and strategic treatments throughout. No suite is mechanically bonded, allowing simultaneous use of all rooms with minimal sound transmission. Monitoring in the Control Room centers around PMC 6-2 loudspeakers, precisely tuned to ensure accurate translation from mix position to the final master. The result is a balanced, inviting, and technically exact environment—built to serve the diverse creative needs of Sovereign Grace Music for years to come.

A rare find in Bloomfield Township is new construction. This gem of a custom home not only featured a modern, open floorplan with great flow, it also had an 1,800 sq. ft. unfinished basement. When the homeowners of this beautiful house approached MainStreet Design Build, they understood the value of renovating the accessible, non-livable space—and recognized its unlimited potential. Their vision for their 1,800 sq. ft. finished basement included a lighter, brighter teen entertainment area—a space large enough for pool, ping pong, shuffle board and darts. It was also important to create an area for food and drink that did not look or feel like a bar. Although the basement was completely unfinished, it presented design challenges due to the angled location of the stairwell and existing plumbing. After 4 months of construction, MainStreet Design Build delivered—in spades! Details of this project include a beautiful modern fireplace wall with Peau de Beton concrete paneled tile surround and an oversized limestone mantel and hearth. Clearly a statement piece, this wall also features a Boulevard 60-inch Contemporary Vent-Free Linear Fireplace with reflective glass liner and crushed glass. Opposite the fireplace wall, is a beautiful custom room divider with bar stool seating that separates the living room space from the gaming area. Effectively blending this room in an open floorplan, MainStreet Design Build used Country Oak Wood Plank Vinyl flooring and painted the walls in a Benjamin Moore eggshell finish. The Kitchenette was designed using Dynasty semi-custom cabinetry, specifically a Renner door style with a Battleship Opaque finish; Top Knobs hardware in a brushed satin nickel finish; and beautiful Caesarstone Symphony Grey Quartz countertops. Tastefully coordinated with the rest of the décor is a modern Filament Chandelier in a bronze finish from Restoration Hardware, hung perfectly above the kitchenette table. A new ½ bath was tucked near the stairwell and designed using the same custom cabinetry and countertops as the kitchenette. It was finished in bold blue/gray paint and topped with Symphony Gray Caesarstone. Beautiful 3×12” Elemental Ice glass subway tile and stainless steel wall shelves adorn the back wall creating the illusion of light. Having two young boys presents its own challenges, and when you have two of their best friends constantly visiting, you end up with four super active action heroes. This family wanted to dedicate a space for the boys to hangout. We took an ordinary basement and converted it into a playground heaven. A basketball hoop, climbing ropes, swinging chairs, rock climbing wall, and climbing bars, provide ample opportunity for the boys to let their energy out, and the built-in window seat is the perfect spot to catch a break. Tall built-in wardrobes and drawers beneath the window seat to provide plenty of storage for all the toys. You can guess where all the neighborhood kids come to hangout now ☺

We started with a blank slate on this basement project where our only obstacles were exposed steel support columns, existing plumbing risers from the concrete slab, and dropped soffits concealing ductwork on the ceiling. It had the advantage of tall ceilings, an existing egress window, and a sliding door leading to a newly constructed patio. This family of five loves the beach and frequents summer beach resorts in the Northeast. Bringing that aesthetic home to enjoy all year long was the inspiration for the décor, as well as creating a family-friendly space for entertaining. Wish list items included room for a billiard table, wet bar, game table, family room, guest bedroom, full bathroom, space for a treadmill and closed storage. The existing structural elements helped to define how best to organize the basement. For instance, we knew we wanted to connect the bar area and billiards table with the patio in order to create an indoor/outdoor entertaining space. It made sense to use the egress window for the guest bedroom for both safety and natural light. The bedroom also would be adjacent to the plumbing risers for easy access to the new bathroom. Since the primary focus of the family room would be for TV viewing, natural light did not need to filter into that space. We made sure to hide the columns inside of newly constructed walls and dropped additional soffits where needed to make the ceiling mechanicals feel less random. In addition to the beach vibe, the homeowner has valuable sports memorabilia that was to be prominently displayed including two seats from the original Yankee stadium. For a coastal feel, shiplap is used on two walls of the family room area. In the bathroom shiplap is used again in a more creative way using wood grain white porcelain tile as the horizontal shiplap “wood”. We connected the tile horizontally with vertical white grout joints and mimicked the horizontal shadow line with dark grey grout. At first glance it looks like we wrapped the shower with real wood shiplap. Materials including a blue and white patterned floor, blue penny tiles and a natural wood vanity checked the list for that seaside feel. A large reclaimed wood door on an exposed sliding barn track separates the family room from the game room where reclaimed beams are punctuated with cable lighting. Cabinetry and a beverage refrigerator are tucked behind the rolling bar cabinet (that doubles as a Blackjack table!). A TV and upright video arcade machine round-out the entertainment in the room. Bar stools, two rotating club chairs, and large square poufs along with the Yankee Stadium seats provide fun places to sit while having a drink, watching billiards or a game on the TV. Signed baseballs can be found behind the bar, adjacent to the billiard table, and on specially designed display shelves next to the poker table in the family room. Thoughtful touches like the surfboards, signage, photographs and accessories make a visitor feel like they are on vacation at a well-appointed beach resort without being cliché.

Photography-Hedrich Blessing Glass House: The design objective was to build a house for my wife and three kids, looking forward in terms of how people live today. To experiment with transparency and reflectivity, removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. To construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. To tell a story of how the house is built in terms of the constructability, structure and enclosure, with the nod to Japanese wood construction in the method in which the concrete beams support the steel beams; and in terms of how the entire house is enveloped in glass as if it was poured over the bones to make it skin tight. To engineer the house to be a smart house that not only looks modern, but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades/blinds, HVAC, communication/audio/video, or security. To develop a planning module based on a 16 foot square room size and a 8 foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The base of the interstitial spaces also become skylights for the basement gallery. This house is all about flexibility; the family room, was a nursery when the kids were infants, is a craft and media room now, and will be a family room when the time is right. Our rooms are all based on a 16’x16’ (4.8mx4.8m) module, so a bedroom, a kitchen, and a dining room are the same size and functions can easily change; only the furniture and the attitude needs to change. The house is 5,500 SF (550 SM)of livable space, plus garage and basement gallery for a total of 8200 SF (820 SM). The mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hardscapes, all centered on a suburban one-acre lot.

By placing the TV up high across from the bed, the viewing angle is very comfortable and the TV height allows a 6'8" person to walk underneath. To support the 4K video distribution, we incorporated a full 5.1 surround sound audio system for this room. The wood fireplace was hand built with a small 4" x 5" picture as reference for the craftsman. This master suites lighting and A/V are all controlled via a handheld remote, iOS or Android devices and have simple commands like watch TV or goodnight to manage the lights and the A/V with the touch of a single button.

This podcast room was designed to feel creative, soft, and comfortable at the same time. We used gentle pastel pink walls to create a calm background that helps people relax and focus while recording. Warm wood floors and simple wooden furniture add balance so the room doesn’t feel too sweet or childish. We planned the space carefully to support real podcast work. There is a clear desk area for the computer and microphone, open shelves for books and decor, and a small seating corner for conversations or guest recordings. Soft lighting and hidden LED lines make the room feel warm on camera and remove harsh shadows, which is very important for video podcasts. Bright artwork and small colorful details give the room personality and creative energy without making it messy. Everything has a place, so the studio stays clean and functional. In the end, the space feels cozy, modern, and inspiring — perfect for recording, creating content, and spending long comfortable hours working.

This project started as a repair to a severely age degraded basement wall. With a bit of creative thinking it became an opportunity for creating a daylight basement. The plan for this daylight basement project was to terrace the adjacent grade, allowing for a wall of lower level windows and a set of steps dropping down to a new exterior entry door. We had just enough room in the side yard setback to fit it all in. A daylight basement project such as this is no small matter regarding safety issues. I have a lot of respect for the fearless yet professional manner that Jason Smith of Ozz Construction showed to execute this difficult project. The temporary support shoring allowed the crew enough working room to put in the structural steel and wall framing that holds up the entire south side of the building. The completed daylight basement transforms the feel and functionality of this formally dark and dreary area. This new natural light will be a great improvement to this future finished apartment space.

Inspiration for a 1960s open concept dark wood floor and brown floor living room remodel in Cincinnati with white walls and a standard fireplace
