Completed in 2020, this impressive luxury estate was went through a complete renovation of the house and the entire property and gardens. This expansive estate creates a private oasis and retreat in the middle of Dallas. The estate includes a private lake with fountain features and stocked with fish, impressive entry gates, an expansive new driveway and front motor court arrival area, grand steps, stone retaining walls and a meandering path that wraps around the lake and offers a wonderful walking experience around the property. The gardens are spectacular and feature a variety of blooming shrubs, perennials and flowers to create a year round experience of color and texture for the owners. The perimeter of the property features mature privacy hedges and trees strategically placed to enhance the views from the house, while still providing glimpses into the property for the neighborhood. The existing swimming pool was completely renovated to create a tanning shelf for chaise lounges as well as a decorative tile, new plaster and canon fountain jets along the side to provide additional interest. The pool terrace, walkways and all exterior patios feature a beautiful limestone material that dresses up the outside living areas. Adjacent to the pool, the existing cabana structure was redone to create an outdoor kitchen and bar seating for friends and family. The wrap around porches on the backside of the house create inviting spaces for entertaining and offer incredible vistas overlooking the gardens and lake. In addition to the expansive garden areas, we planted dozens of mature and specimen trees throughout the property to help provide an instant impact and to also provide the garden another layer of beauty in the fall with the various fall colors offered by the tree selections. Along side the lake, we created multiple seating areas that offer the owners the opportunity to entertain and enjoy the property from many different angles and at different times of day. A large fire pit terrace was also included beside the lake creating a spectacular experience of water and fire. We also created recreation areas on the property for kids and adults alike. There is a dedicated playground areas with a large swing set for the kids as well as a new putting and chipping green to practice your short game.

Malibu Glass Box House by Klopf Architecture Following the devastating Woolsey Fire of 2018, the site in Malibu offered a unique opportunity to rebuild not just a home, but a new architectural composition that highlighted the property’s potential while navigating strict fire-rebuild codes in the area. Designed by Klopf Architecture, this project embraced a set of limitations and translated them into an architectural asset. The city’s fire-rebuild process required the new structure to remain close to the original footprint, size and bulk, a constraint that ultimately clarified the architectural direction. Perched near the front of a long, narrow lot, the new home frames and overlooks a private, park-like rear expanse, an uncommon luxury especially in this part of Malibu . Without a fixed program, the design process allowed for a different kind of creative focus allowing Klopf Architecture the opportunity to explore how a modernist home could best respond to this site. The team approached the project not with a list of requirements, but with a question: How might a modernist live here? What spatial qualities would inspire calm, connection, and a sense of wonder in this setting? The process became less about problem-solving and more about architectural storytelling—letting the site, the light, and the principles of modern design guide the form and flow of the home. The response emerged in the form of a glass-box pavilion, an open, Mid-Century Modern inspired living, dining, and kitchen space that floats at the edge of the property’s natural descent. Connected to the more enclosed, private areas of the home by a glass-walled hallway, the living pavilion becomes a distinct centerpiece of the design. It opens on all four sides to the landscape with decks and patios on the flanks, an internal garden and water feature to the north, and a dramatic unguarded view of the expansive backyard and ocean horizon to the south. Because of the mandated footprint, careful planning was required to ensure every space could still engage with light, landscape, or both. Strategic voids in the form of atriums and courtyards allow daylight to filter deep into the home’s core, while offering moments of surprise and retreat. These design gestures allow natural light to filter deep into the interior, creating a sense of brightness and openness throughout the day. At the same time, they expand the perceptual boundaries between inside and out, making the home feel more expansive while anchoring its connection to the surrounding landscape. From the central living pavilion, stepping down into the landscape feels more like entering a secluded park where a separate existing accessory structure, trail, and recreational areas await. Fire-resilient materials and assemblies are integrated seamlessly throughout including triple-pane glazing, under-slab and roof insulation, and locally sourced fire-rated cladding ensure the house not only meets Calfornia’s rigorous wildland-urban interface (WUI) standards, but feels effortlessly aligned with them. While technical decisions like fire-hardening and mechanical systems presented some construction challenges, particularly around the cantilevered glass box, the team found a functional compromise that preserved the integrity of the design. The existing home, designed and built in the early ’70’s, was contemporary in style. Two lengthy barrel skylights bathed the interior in daylight. Ribbons of windows provided unobstructed river views. JRML was commissioned to redesign the second floor, expand the library, and add a covered balcony with dining and entertainment below. View and outdoor experience were paramount. Local ordinances restricted new construction to the existing patio size. Angling the library wall and edge-mounting the cable rail increased the balcony’s floor area. Oversizing the sliding glass door maintained the river views. Existing patios, steps and new grill station were resurfaced for a matte look. The earthy color palette, Douglas fir rafters, beam and slatted privacy panels blend with the landscape. Motorized screens exclude insects. The roof and balcony, supported on the most minimal column and beam sizes lend the composition an open, streamlined aesthetic.

This custom double shower blends elevated functionality with minimalist design. A pair of matte black rain and hand shower fixtures offer a spa-like experience, while the soft, textured wall tile adds warmth and depth. The mitered-edge shampoo niche provides seamless storage without interrupting the clean lines. Herringbone mosaic tile underfoot introduces subtle contrast and visual interest, grounding the space in natural texture. Framed in sleek, frameless glass, this shower is a study in modern simplicity and thoughtful craftsmanship.

The foyer created a positive first impression while highlighting key assets of the home. We removed a large area rug to show off the gorgeous hardwoods and stately banister. The view into the living room was made possible . . .

By placing the TV up high across from the bed, the viewing angle is very comfortable and the TV height allows a 6'8" person to walk underneath. To support the 4K video distribution, we incorporated a full 5.1 surround sound audio system for this room. The wood fireplace was hand built with a small 4" x 5" picture as reference for the craftsman. This master suites lighting and A/V are all controlled via a handheld remote, iOS or Android devices and have simple commands like watch TV or goodnight to manage the lights and the A/V with the touch of a single button.

Linear concrete tile, with the character of board formed concrete, encases the fireplace and reaches up to the ceiling, accentuating the scale of the room. The soaring ceiling permits views from the surrounding rooms through to the garden; including the offices, bedrooms, kitchen, and dining area. View lines in the floor plans were carefully considered to thoughtfully compose the experience of the space. The minimal glass guard of the open-riser stair glides up to the second level; flowing along the edge of the hallway, and dying into an opaque accent panel.

Built on a dune overlooking Lake Michigan, this residence appears to emerge from the landscape. The project brief called for an artful house that promotes wellness and outdoor living. Rugged beauty and four-season adventure drew the owners to the area but presented challenges, including wildfire risk. The site needed a durable shelter that responsibly integrates with the environment. Clad in sand-colored stucco, the house will intentionally be obscured by grasses and junipers over time. Outdoor spaces are layered to match the undulating topography. A steel superstructure enables an ultra-thin roof with overhangs for passive solar design that withstand gale-force winds and heavy snow loads. A crushed-granite courtyard offers refuge on windy days. This space is enclosed by operable Cor-Ten panels that rotate open to reveal dune views or close for a cloistered experience. The courtyard is further defined by a deconstructed roof with an aperture that frames sky views. Expansive glazing and porcelain flooring unites interior and exterior, evoking a sense of inhabiting an infinity house. Inspiration for a contemporary l-shaped eat-in kitchen remodel in Milwaukee with an undermount sink, flat-panel cabinets, medium tone wood cabinets, glass tile backsplash and stainless steel appliances

The goal for this mid-century home was to exploit the best features of the property, taking advantage of views, the dramatic light, the potential for an incredible indoor-outdoor experience and the mid-century bones of the house. When we first visited the property, I was struck by the potential for a beautiful mountain view that was currently cut off by a low ceiling height in the main living area. Raising the roof of the main living area became the largest gesture in our scope of work. The former chopped-up side entry and tiny kitchen were combined to make a long, generous kitchen and built-in banquette. The original rhombus-shaped pool was kept, restored and lined with Ann Sacks tiles. In the center of the action, we conceived a large floating desk surface suspended from a black metal screen to define the space and allow filtered light and views to pass between. The clients were drawn to clean lines, pared-down details and highly disciplined palettes of white, grey and matte black. We generally opted for deep, muted colors balanced with crisp white, adding textures to create patterns with the shifting daylight throughout the house.
