This master bath features honed marble counters, framed pivot mirrors from RH, and a beveled subway tile backsplash. The counter was bumped up in the center to allow for more drawer storage, while still leaving room for the window which brings in natural light (and provides a fantastic view). A Docking Drawer allows the owner to keep hair tools plugged in and out of sight. The Maax soaking tub sits in an alcove with floating shelves that provide beautiful storage space. The marble basketweave mosaic was placed in front of this space to set it off. The glass bubble chandelier is a fun addition.

A visual artist and his fiancée’s house and studio were designed with various themes in mind, such as the physical context, client needs, security, and a limited budget. Six options were analyzed during the schematic design stage to control the wind from the northeast, sunlight, light quality, cost, energy, and specific operating expenses. By using design performance tools and technologies such as Fluid Dynamics, Energy Consumption Analysis, Material Life Cycle Assessment, and Climate Analysis, sustainable strategies were identified. The building is self-sufficient and will provide the site with an aquifer recharge that does not currently exist. The main masses are distributed around a courtyard, creating a moderately open construction towards the interior and closed to the outside. The courtyard contains a Huizache tree, surrounded by a water mirror that refreshes and forms a central part of the courtyard. The house comprises three main volumes, each oriented at different angles to highlight different views for each area. The patio is the primary circulation stratagem, providing a refuge from the wind, a connection to the sky, and a night sky observatory. We aim to establish a deep relationship with the site by including the open space of the patio.

Affordable Hardscapes of Virginia - (Virginia Beach, VA) Our client had recently constructed a new custom waterfront home in Virginia Beach, VA. The homes main property is elevated almost 30' above the water, boat lift and dock. The natural hillside leading from backyard is steep, experiencing erosion, and difficult to trek up and down. To access the main property from the dock you would need to climb the steep embankment and to get to the dock below it was a definite test of will. After meeting the client to discuss options it was clear to us that a innovative blend of science and art would be needed to achieve their goals and expectations. Affordable Hardscapes of Virginia submitted an initial design utilizing Eagle Bay's Dublin wall stone as the primary material to construct the 18 individual steps necessary. At the clients request to utilize material left over from the homes construction (2" thick limestone) and incorporate wood to match homes elements the final design was approved. Planning for the project included submittals and approvals by way of a Joint Permit Application administered by the Virginia Marine Resources Commission (VMRC). Do to access limitations and the desire to have minimal environmental impact all excavation and installation was done using only hand tools. Each of the (18) steps was individually built in place on solid footings with subsurface drainage. The steps risers are built with 12" x 8" x 4" (tall) Eagle Bay Dublin Freestanding Wall block in Tan. The limestone step treads are from recycled material left over from the construction of the new home. This project's objective was to design and build a carport that could be used as a dining patio with minimal integrated planting, stairs, a mid-level lawn, and access to the storage shed. This carport is exceptionally unique. It has a paved surface with planting towards the edges and open wood slated roof supported by a solid steel frame and a roll-up garage door to seal the yard from the adjacent laneway. The existing tool shed was shifted and rotated to open towards the carport while using the rear as a screen for late summer evening movies. Creating space that can be utilized for dual purposes and maintaining open views from the house was achieved by tiering the yard to balance the number of stairs between, removing unnecessary railings and using low vegetation as buffers to soften the edges. The carport doubled as a pergola for dining and entertaining. It was detailed with hanging string lights, a detailed paving pattern, staining the wood to expose the natural grains while contrasting against the steel posts and beams' black finish. For this young family, it was the perfect transition that allowed flexibility and practical seasonal use.

Evening view. Backyard residential patio space with daybed, dining table, small bistro table, and extra seating. Replaced original dining table, but kept existing dining chairs, which were in good condition, and refreshed them with new paint. Relocated existing glider loveseats to new fire pit area and added a daybed and bright colored rug where loveseats had been. Added two outdoor ceiling fans- one over the dining table and one over the daybed. Large succulent "coffee table" was custom made for this project, as was the shelving unit for garden tools and extra pots and supplies. Added 15 colorful outdoor lanterns and bistro lights to the outside edge of the patio cover for lighting at night and an eclectic atmosphere all day.

Tremblay House of Design The living room was the first room to see as you entered the property. Since the furniture was already a modern theme, I added modern accessories to play off of the space. I added small amounts of color to bring out the many colors provided from the furniture. Rusts from the slate fireplace surround had highlights of red or orange. the green was also tied into the slate hearth and the plants in the room. The wall was too bare, so I added abstract art to bring out the natural colors in the room. The spin art was provided by T.H.O.D. A modern and wooden mantle was projected for the fire place wall, but the property sold before it could be installed. The windows were left uncovered to show the beautiful view and the previously Pella windows installed within the space for energy efficiency.

This is the Vanity from our Master Suite Reconfiguration Project in Tribeca. Waterworks 'Henry' Fixtures were used throughout in Burnished Brass, which will age beautifully over time. Our GC developed a custom medicine cabinet with a metal frame to match the fixtures perfectly. Shaker Panels with a stepped detail, metal frames & applied mouldings set up a perfectly proportioned composition. Crown moulding was installed set off from the wall, creating a shadow gap, which is an effective tool in not only creating visual interest, but also eliminating the need for unsightly caulked points of connection, and the likelihood of splitting. The custom vanity was topped with a Neolith Estatuario product that has the look and feel of natural Statuary Stone, but better performance from a hardness and porosity point of view. Kelly Wearstler 'Utopia' Sconces and Shades of Light 'Moravian Star' surface lights were chosen to add a bit of flair to the understated transitional aesthetic of the project.
