Marie Burgos DesignEstablished in 1895 as a warehouse for the spice trade, 481 Washington was built to last. With its 25-inch-thick base and enchanting Beaux Arts facade, this regal structure later housed a thriving Hudson Square printing company. This living room design reflects a tailored “old-world” look, respecting the original features of the Spice Warehouse. With its high ceilings, arched windows, original brick wall and iron columns, this space is a testament of ancient time and old world elegance.
The design choices are a combination of neutral, modern finishes such as the Oak natural matte finish floors and white walls, white shaker style kitchen cabinets, combined with a lot of texture found in the brick wall, the iron columns and the various fabrics and furniture pieces finishes used throughout the space and highlighted by a beautiful natural light brought in through a wall of arched windows.
The layout is open and flowing to keep the feel of grandeur of the space so each piece and design finish can be admired individually.
As soon as you enter, a comfortable Eames lounge chair invites you in, giving her back to a solid brick wall adorned by the “cappuccino” art photography piece by Francis Augustine and surrounded by flowing linen taupe window drapes and a shiny cowhide rug.
The cream linen sectional sofa takes center stage, with its sea of textures pillows, giving it character, comfort and uniqueness. The living room combines modern lines such as the Hans Wegner Shell chairs in walnut and black fabric with rustic elements such as this one of a kind Indonesian antique coffee table, giant iron antique wall clock and hand made jute rug which set the old world tone for an exceptional interior.

Art of Kitchens Pty LtdOur client wanted a unique, modern space that would pay tribute to the industrial history of the original factory building, yet remain an inviting space for entertaining, socialising and cooking.
This project focused on designing an aesthetically pleasing, functional kitchen that complemented the industrial style of the building. The kitchen space needed to be impressive in its own right, without taking away from the main features of the open-plan living area.
Every facet of the kitchen, from the smallest tile to the largest appliance was carefully considered. A combination of creative design and flawless joinery made it possible to use diverse materials such as stainless steel, reclaimed timbers, marble and reflective surfaces alongside integrated state-of-the-art appliances created an urbane, inner-city space suitable for large-scale entertaining or relaxing.

Secret GardensSecret Gardens is regularly presented with new and challenging designs. This warehouse renovation required a complete overhaul of the internal warehouse courtyard and front entrance. Previous renovations had ‘domesticated’ the building, a poor departure from its warehouse origins. The front was given a sophisticated finish with balconies added onto bedrooms and large garage and entrance doors created with a bronze/copper finish. The internal courtyard pool was modernised, BBQ and cabinetry added and the finishing touches of plants added in pots and hanging from the beams to bring greenery to this industrial space. The end result has enhanced the warehouse appeal with a modern touch.

Silent Rivers Design+BuildThe kitchen received a similar treatment as the bathroom with a brick backsplash, and although the bar countertop is actually quartz; it was specified to look like concrete. The outer bar cabinets also received the same stained finish as the bathroom, which enhances the warm tones of the wood floor and the brick. The kitchen cabinets were painted gray to contrast the warm tones and to pick up on some of the metal and concrete elements. The kitchen cabinets feature quartz countertops that resemble white marble for a more sophisticated look. The appliances were selected in a slate finish to recede into the cabinets without having to spend more money for panel fronts to match the cabinets.

Prime 1 BuildersThis project won in the 2013 Builders Association of Metropolitan Pittsburgh Housing Excellence Award for Best Urban Renewal Renovation Project. The glass bowl was made in the glass studio owned by the owner which is adjacent to the residence. The mirror is a repurposed window. The door is repurposed from a boarding house.
