This design / build project in Los Angeles, CA. focused on a couple’s master bathroom. There were multiple reasons that the homeowners decided to start this project. The existing skylight had begun leaking and there were function and style concerns to be addressed. Previously this dated-spacious master bathroom had a large Jacuzzi tub, sauna, bidet (in a water closet) and a shower. Although the space was large and offered many amenities they were not what the homeowners valued and the space was very compartmentalized. The project also included closing off a door which previously allowed guests access to the master bathroom. The homeowners wanted to create a space that was not accessible to guests. Painted tiles featuring lilies and gold finishes were not the style the homeowners were looking for. Desiring something more elegant, a place where they could pamper themselves, we were tasked with recreating the space. Chief among the homeowners requests were a wet room with free standing tub, floor-mounted waterfall tub filler, and stacked stone. Specifically they wanted the stacked stone to create a central visual feature between the shower and tub. The stacked stone is Limestone in Honed Birch. The open shower contrasts the neighboring stacked stone with sleek smooth large format tiles. A double walnut vanity featuring crystal knobs and waterfall faucets set below a clearstory window allowed for adding a new makeup vanity with chandelier which the homeowners love. The walnut vanity was selected to contrast the light, white tile. The bathroom features Brizo and DXV.

Welcoming front porch in a small neighborhood where the road sign warns "Road Ends in Water." It takes its design cues from the surrounding docks that extend into the marsh. Rugged pine 4x8 timbers for steps and landings. Upright fence posts with solid color stain, "Blueberry" - to match the porch structure. Bright white solid stain for way finding at the door and the step up adds a nautical look. Concept for the screen door closer is thanks to the sheep enclosure at Middleton Gardens. This Victorian tiled hallway floor at a property in Twickenham was in great physical condition considering its age but just hadn’t been cleaned or sealed in quite a few years. Over the years the protective sealer has worn away and dirt tracked in from outside had sunk deep into the pores of the tile. The floor looked dull, and my customer was finding it hard to clean and maintain effectively. To remove the ground in dirt from within the pores of the tile I needed to apply a strong cleaning product that would breakdown the dirt and deal with any remaining sealer left on the floor. Usually, I find the sealer down the center of the hallway is worn away with use, but you still find traces towards the wall. To do the renovation effectively I would need to remove all the sealer during cleaning otherwise you risk an uneven appearance. The best sealer stripper and cleaner for the job is a product called Tile Doctor Remove and Go so I mopped a strong dilution onto the floor and then left it to soak in for around fifteen minutes. To get the best from this product it’s advised to give it a long dwell time thereby allowing it to break down old sealer and dissolve the dirt and contaminants. The floor was then scrubbed with a rotary floor machine to work the product into the pores of the tile and release the trapped dirt. After the first pass the floor was rinsed with a little water and the soil extracted using a machine. After inspecting the floor some areas were re-treated using the same process to ensure all the sealer and dirt had been removed. After a final inspection I left the tiles to dry off overnight. The following day I returned and started by taking moisture readings from different parts of the floor. Its not a good idea to apply a sealer to a damp tile and damp areas should be dried out with a heat gun first. My client was keen to have a classic shiny appearance, so I chose Tile Doctor Seal and Go to add protection to the tiles. The sealer will prevent dirt becoming ingrained in the tile and protect the floor from staining caused by spillages whilst making it very easy for our customer to maintain in the future. As you can see from the pictures, it also gives a nice sheen finish to add lustre to the floor as requested by my customer. Before leaving we had a quick chat about maintaining the floor and a warning about the use of strong floor cleaning products which can be over strong and prematurely strip the sealer away over time. For this floor I recommend Tile Doctor Neutral cleaner which is an effective cleaner but as its name suggests is pH neutral and mild enough not to harm the sealer. Here we see Gappsi Signature Natural Stone Travertine being used in varying mediums, including patio, coping, wall veneer and a fireplace. Designed in tandem with the homeowners wish list of Built-In BBQ with bar seating, Pool, Spa and a custom fireplace our Designers created a cohesive 1,900 sqft patio that enhanced and reclaimed this once wild and brush ridden yard. Located in Centerport North Shore Long Island this property challenged our design and build team from the start with its contouring slopes and heavly dense underbrush we spent a full seven days removing and regrading the property to work with our design. A seating walls along the back side serves the function of retaining the higher elevation sloping towards the back of the property, somewhere to rest upon and as well a contrasting vertical eye catching visual anchor. The lighter Fiorito Stone veneer plays as a subtle complimentary change to the exotic and brilliant colored Natural Travertine in French pattern. The Fiorito step treads also create a visual warning that there are steps, which benefits all especially at night. The design team incorporated the BBQ/Bar area along the retaining wall to flow unbroken to the fireplace and continue into the natural living waterfall. The addition of the waterfall near the fireplace was done as a theme of fire and water giving the natural elements their respect and admiration the customer wanted. Each of these areas have been given their individual space so the user can feel immersed in each setting without feeling crowded or within another area. The warm tranquil space in front of the fireplace is far enough away from the vivid and fun dining and BBQ/bar area that individuals can almost get away while still being in the backyard. Gappsi ability to design create and accommodate all that you see here helps set us apart from the competition. In the core of downtown Toronto, the client had recently purchased a condo into the luxury 55 Stewart Building/Thompson Hotel. The unit was a bit warn-in and was in need of some updating from the previous owner. We started with a fresh paint job throughout the unit to add a bit more of personal touch to the unit. Kitchen cabinetry was updated as well to keep with the tons of the unit along with new light features above the island. The monochromatic palate of the unit keeps it very neutral but brings in warmth with some textured materials and greenery. Soft lighting fits the space exceptionally well to maintain the feel in the evening. The mix of marble, black matte metal and dark wood furniture blends seamlessly together. And with keeping storage furniture open allows for more light to come through and make the space feel much bigger than it really is.
