A departure from the ordinary box, this angular home is nestled in a forest-like setting. This young professional couple fell for its big open living space and good bones, and made the house theirs when they moved to Bloomington in 2015. Though the space was defined by interesting angles and a soaring ceiling, natural light and that beautiful tall stone fireplace, it was outdated. Some spaces were oddly chopped off and others were too open to use well.In the end, SYI did what we don't usually do: put up walls instead of taking them down. (Well, to be fair, we put up some and took down others.) A brand new kitchen anchors the space for these avid cooks, while new walls define a walk-in pantry, office nook and reading space. The new walls also help define the home’s private spaces—they tuck a powder room and guest room away down a hall, so they aren't awkwardly right off the living space. Unifying floor and finishes but breaking up the palette with punches of color, SYI transformed the lofty room to a space that is timeless in both style and layout.

While the beauty of this clients’ kitchen lies in its individuality, some key features run through various successful kitchen designs. Every essential feature satisfied both functional and ascetically pleasing needs of the client. Starting from a broken up home with its defined kitchen, dining room, informal living room and home bar, we reinvented the first floor into a flexible living space. This Transitional kitchen has an open-plan, featuring distinct zones for cooking, eating and lounging, an Island unit that penetrates into the dinning and bar zone creating a subtle boundary in the entire room. The principles of maximizing light and space combined with creating a generous amount of storage space and a balance of transparent, opaque and reflective materials guided the design of the new space. Granite countertops meeting marble tile backsplash wrapping around picture windows helped to bounce lights around the room. The off white cabinets with Burnt Sienna glazing, gave a warm contrast throughout the entire room, the show stopping glass large pendant lights over the island captured modern essence. Smith Family Homes presents a charming interpretation of the Italianate Center Hall Cottage that helped to define the Creole architecture which defines New Orleans. Ironwork along the front porch was custom-made for this development.

This craftsman home needed a kitchen update that maximized the storage potential of this home while maintaining the historic character of the era. We installed new DeWils custom cabinetry that extends all the way to the ceiling as well as creating new mudroom storage and built in seating. We installed beautiful soapstone countertops with an undermount farmhouse sink. The show stopper of the kitchen though is the green glazed terracotta backsplash tile. Located steps from the waterways of Huntington Harbor, California, Phelps Residence is a remodel of a regional mid-century house, developed in the 1960s along with the rest of the Harbor neighborhood. The goal of the renovation was to honor the mid-century bones of the existing structure featuring full-height windows and open beam ceilings while infusing new life and detail via a ground-up renovation. The volume of the house is a two-story stucco façade structure with vertical cedar and black metal accents. The wall-to-wall, full-height sliding doors create an indoor-outdoor experience by extending the front yard fire pit and seating area through the living room to the backyard swimming pool and cabana beyond. The climate of the Harbor provides an ideal environment to open the space up to the yards year-round, thereby expanding the footprint of the house and allowing for an uninterrupted flow between rooms and indoor and outdoor areas. The entry foyer features a steel and terrazzo sculptural stair in a recessed bed of river rock. The lower level’s large-scale terrazzo tiles seamlessly join the living room, dining room, and kitchen. The upper level is reserved for the private bedrooms and a more intimate family room. Hardwood floors flow throughout while large-scale windows seek to capture the unique views offered from each room. Stack bond CMU garden walls in the front yard define the entry sequence, honoring the mid-century history of the residence.

This wet room designed bathroom provides zero threshold access for bathing. The Ann Sacks teal glass deco tiles provide a visual guide for the shower area while adding a beautiful punch of color. A grab bar shampoo shelf by Invisia and an extra long second grab bar by Moen facilitates the transfer from a wheel chair or other mobility assistance devises to the shower seat (and toilet, behind the camera view). The handheld shower on an adjustable slide bar provides flexibility for bathers who are either seated or standing, as well as space for caregivers. The combination clothes washer/heat pump dryer makes good use of the space under the stairs as well as proximity to water supply pipes and waste drains that service the bathroom. The 2" x 2" floor tiles in the shower area provide additional traction to mitigate the potential for slips and falls.
