Well-traveled. Relaxed. Timeless. Our well-traveled clients were soon-to-be empty nesters when they approached us for help reimagining their Presidio Heights home. The expansive Spanish-Revival residence originally constructed in 1908 had been substantially renovated 8 year prior, but needed some adaptations to better suit the needs of a family with three college-bound teens. We evolved the space to be a bright, relaxed reflection of the family’s time together, revising the function and layout of the ground-floor rooms and filling them with casual, comfortable furnishings and artifacts collected abroad. One of the key changes we made to the space plan was to eliminate the formal dining room and transform an area off the kitchen into a casual gathering spot for our clients and their children. The expandable table and coffee/wine bar means the room can handle large dinner parties and small study sessions with similar ease. The family room was relocated from a lower level to be more central part of the main floor, encouraging more quality family time, and freeing up space for a spacious home gym. In the living room, lounge-worthy upholstery grounds the space, encouraging a relaxed and effortless West Coast vibe. Exposed wood beams recall the original Spanish-influence, but feel updated and fresh in a light wood stain. Throughout the entry and main floor, found artifacts punctate the softer textures — ceramics from New Mexico, religious sculpture from Asia and a quirky wall-mounted phone that belonged to our client’s grandmother.

OVERVIEW Set into a mature Boston area neighborhood, this sophisticated 2900SF home offers efficient use of space, expression through form, and myriad of green features. MULTI-GENERATIONAL LIVING Designed to accommodate three family generations, paired living spaces on the first and second levels are architecturally expressed on the facade by window systems that wrap the front corners of the house. Included are two kitchens, two living areas, an office for two, and two master suites. CURB APPEAL The home includes both modern form and materials, using durable cedar and through-colored fiber cement siding, permeable parking with an electric charging station, and an acrylic overhang to shelter foot traffic from rain. FEATURE STAIR An open stair with resin treads and glass rails winds from the basement to the third floor, channeling natural light through all the home’s levels. LEVEL ONE The first floor kitchen opens to the living and dining space, offering a grand piano and wall of south facing glass. A master suite and private ‘home office for two’ complete the level. LEVEL TWO The second floor includes another open concept living, dining, and kitchen space, with kitchen sink views over the green roof. A full bath, bedroom and reading nook are perfect for the children. LEVEL THREE The third floor provides the second master suite, with separate sink and wardrobe area, plus a private roofdeck. ENERGY The super insulated home features air-tight construction, continuous exterior insulation, and triple-glazed windows. The walls and basement feature foam-free cavity & exterior insulation. On the rooftop, a solar electric system helps offset energy consumption. WATER Cisterns capture stormwater and connect to a drip irrigation system. Inside the home, consumption is limited with high efficiency fixtures and appliances. In the Master Bedroom the window is framed by two built-in shelf units which serve as display for family photos and a collection of American Art Pottery. The treatment of all the Central Park facing windows in the apartment were all designed with similar framed openings and custom radiator enclosures.
