This Boulder, Colorado remodel by fuentesdesign demonstrates the possibility of renewal in American suburbs, and Passive House design principles. Once an inefficient single story 1,000 square-foot ranch house with a forced air furnace, has been transformed into a two-story, solar powered 2500 square-foot three bedroom home ready for the next generation. The new design for the home is modern with a sustainable theme, incorporating a palette of natural materials including; reclaimed wood finishes, FSC-certified pine Zola windows and doors, and natural earth and lime plasters that soften the interior and crisp contemporary exterior with a flavor of the west. A Ninety-percent efficient energy recovery fresh air ventilation system provides constant filtered fresh air to every room. The existing interior brick was removed and replaced with insulation. The remaining heating and cooling loads are easily met with the highest degree of comfort via a mini-split heat pump, the peak heat load has been cut by a factor of 4, despite the house doubling in size. During the coldest part of the Colorado winter, a wood stove for ambiance and low carbon back up heat creates a special place in both the living and kitchen area, and upstairs loft. This ultra energy efficient home relies on extremely high levels of insulation, air-tight detailing and construction, and the implementation of high performance, custom made European windows and doors by Zola Windows. The 2023 Southern Living Idea House is an oasis on the Tennessee hillside. Bill Holloway and Luke Sippel of Lake + Land Studio had the task of building and designing the perfect home for clients who loved dogs, music, and indoor-outdoor living. The 5,600-square-foot contemporary Southern farmhouse in Leiper’s Fork was intentionally placed to fit the surrounding natural landscape. Holloway and Sippel wanted the home to feel as though it had always been there. An important element of Southern living was present in the home’s design and build: porches. The home has a large, covered porch that runs the nearly the entire length of the back of the home on the main floor and one on the lower level. Using Marvin Ultimate multi-slide doors on the porch unified the indoor and outdoor spaces. The multi-slide door has the ability for the door to open fully, seamlessly blending the two spaces. Mid Century Modern Renovation - nestled in the heart of Arapahoe Acres. This home was purchased as a foreclosure and needed a complete renovation. To complete the renovation - new floors, walls, ceiling, windows, doors, electrical, plumbing and heating system were redone or replaced. The kitchen and bathroom also underwent a complete renovation - as well as the home exterior and landscaping. Many of the original details of the home had not been preserved so Kimberly Demmy Design worked to restore what was intact and carefully selected other details that would honor the mid century roots of the home. This early 20th century Poppleton Park home was originally 2548 sq ft. with a small kitchen, nook, powder room and dining room on the first floor. The second floor included a single full bath and 3 bedrooms. The client expressed a need for about 1500 additional square feet added to the basement, first floor and second floor. In order to create a fluid addition that seamlessly attached to this home, we tore down the original one car garage, nook and powder room. The addition was added off the northern portion of the home, which allowed for a side entry garage. Plus, a small addition on the Eastern portion of the home enlarged the kitchen, nook and added an exterior covered porch. Special features of the interior first floor include a beautiful new custom kitchen with island seating, stone countertops, commercial appliances, large nook/gathering with French doors to the covered porch, mud and powder room off of the new four car garage. Most of the 2nd floor was allocated to the master suite. This beautiful new area has views of the park and includes a luxurious master bath with free standing tub and walk-in shower, along with a 2nd floor custom laundry room! Attention to detail on the exterior was essential to keeping the charm and character of the home. The brick façade from the front view was mimicked along the garage elevation. The front of the house features an open porch, a common feature in the neighborhood. Stairs leading up to it are tucked behind one of a pair of brick walls. The brick was installed with raked (recessed) horizontal joints which soften the overall scale of the walls. The clerestory windows topping the taller of the brick walls bring light into the foyer and a large closet without sacrificing privacy. The living room windows feature a slight tint which provides a greater sense of privacy during the day without having to draw the drapes. An overhang lined on its underside in stained cedar leads to the entry door which again is hidden by one of the brick walls.

Within the entry is a wall of walnut paneling with a hidden door leading to a large closet. The stairs lead up to a second floor landing with a glass railing that opens onto a double height space capped with a series of five over-scaled skylights.

Love the overscale windows. And the outdoor spaces are so great.” Situated atop an old Civil War battle site, this new residence was conceived for a couple with southern values and a rock-and-roll attitude. The project consists of a house, a pool with a pool house and a renovated music studio. A marriage of modern and traditional design, this project used a combination of California redwood siding, stone and a slate roof with flat-seam lead overhangs. Intimate and well planned, there is no space wasted in this home. The execution of the detail work, such as handmade railings, metal awnings and custom windows jambs, made this project mesmerizing. Cues from the client and how they use their space helped inspire and develop the initial floor plan, making it live at a human scale but with dramatic elements. Their varying taste then inspired the theme of traditional with an edge. The lines and rhythm of the house were simplified, and then complemented with some key details that made the house a juxtaposition of styles. The wood Ultimate Casement windows were all standard sizes. However, there was a desire to make the windows have a “deep pocket” look to create a break in the facade and add a dramatic shadow line. Marvin was able to customize the jambs by extruding them to the exterior. They added a very thin exterior profile, which negated the need for exterior casing. The same detail was in the stone veneers and walls, as well as the horizontal siding walls, with no need for any modification. This resulted in a very sleek look. Inspired by the surrounding landscape, the Craftsman/Prairie style is one of the few truly American architectural styles. It was developed around the turn of the century by a group of Midwestern architects and continues to be among the most comfortable of all American-designed architecture more than a century later, one of the main reasons it continues to attract architects and homeowners today. Oxbridge builds on that solid reputation, drawing from Craftsman/Prairie and classic Farmhouse styles. Its handsome Shingle-clad exterior includes interesting pitched rooflines, alternating rows of cedar shake siding, stone accents in the foundation and chimney and distinctive decorative brackets. Repeating triple windows add interest to the exterior while keeping interior spaces open and bright. Inside, the floor plan is equally impressive. Columns on the porch and a custom entry door with sidelights and decorative glass leads into a spacious 2,900-square-foot main floor, including a 19 by 24-foot living room with a period-inspired built-ins and a natural fireplace. While inspired by the past, the home lives for the present, with open rooms and plenty of storage throughout. Also included is a 27-foot-wide family-style kitchen with a large island and eat-in dining and a nearby dining room with a beadboard ceiling that leads out onto a relaxing 240-square-foot screen porch that takes full advantage of the nearby outdoors and a private 16 by 20-foot master suite with a sloped ceiling and relaxing personal sitting area. The first floor also includes a large walk-in closet, a home management area and pantry to help you stay organized and a first-floor laundry area. Upstairs, another 1,500 square feet awaits, with a built-ins and a window seat at the top of the stairs that nod to the home’s historic inspiration. Opt for three family bedrooms or use one of the three as a yoga room; the upper level also includes attic access, which offers another 500 square feet, perfect for crafts or a playroom. More space awaits in the lower level, where another 1,500 square feet (and an additional 1,000) include a recreation/family room with nine-foot ceilings, a wine cellar and home office. From the use of courtyards to the high level of detailing, this project emphasizes the most picturesque and expressive qualities of these styles. The residence reflects the visions of two of Coral Gables’ first architects, who designed beautiful and timeless architecture in this garden city to become a lasting piece in the landscape. This project not only captures the breathtaking views of Biscayne Bay, but with timeless style and lush landscaping, it creates a centerpiece for the view from the bay to Coral Gables. The home is designed as a long gallery, with spaces connected by courtyards and public realms. Another large inspiration for this project was the idea of the garden and landscape. With Coral Gables as a garden city, landscape became an integral part of the conception and design. The primary bedroom and bathroom are the showstoppers of this phase! Unused and awkwardly located closets in both the bedroom and bathroom were removed to make way for additional square-footage in the bath and replaced with a sizable and functional reach-in closet in the bedroom. A dated and cramped shower stall was removed in favor for an expansive step in shower spanning the width of the bathroom and a new transom window washes the room in natural light. While the previous bathroom was only able to accommodate a single vanity, the new layout allowed us to create double matching vanities mirrored across from each other - a much appreciated addition for a primary bath. Floating walnut vanities boast impressive storage and are capped with tower cabinets with hidden outlets for charging and storing electronic bathroom tools. While the color palette is restrained - black, white, gray, and brown - the result is a timelessly modern and masculine space that is at once striking and warm. Modern geometric patterns play with each other throughout the material selections.
