and…..the kitchen is DONE!

The budget to renovate this room AND the laundry/pantry was only $1500 so this renovation was done by me…..just me.

Before: A very small room (9'x12') with four doorways that enter the room. One of the doorways was a 6' wide bifold door that enters the laundry/pantry. When our old refrigerator died we bought a new one and got it home only to discover that it was 1" too wide to fit so we put it next to the counter (in front of one of the pantry bifolds). We used the move as an excuse to put a dishwasher in the fridge location (temporarily). The only expanse of counter was next to the stove and that was taken up by the microwave…..there was NO counter room so we used a roll cart. The cart had to be moved one way to access the basement door and the other way to access the pantry…..I hated it. The wallpaper was awful and was an absolute pain to remove. I think I spent more time on that than any other project in this room.

After: Wallpaper removed, lots of wall repairs done, paint added, new floor installed (removing the old floor was…..not fun) and some new trim added . Pantry doorway reduced to 30", cabinet from over the stove moved to the new wall and a new cabinet added over the stove to accommodate an over-the-range microwave (all the necessary wiring done….by me as well). Dishwasher moved to the new wall and a proper end panel and all new countertops installed. The cabinets were refinished using General Finishes Java Gel stain (with black and blue colorant added to make a darker, cooler color) and new cabinet handles were added. Sink cabinet was moved over 1" to the left to accommodate the larger fridge and the doorway to the dining room was widened so the fridge doors could open all the way up (when the old fridge was in that location you couldn't access the drawers because the door wouldn't open up far enough). New lights were also added. There's SO MUCH MORE SPACE now!

The entire renovation was planned with stainless appliances in mind, but since we're building a new house and this house will be sold we figured we'd let the new buyers deal with new appliances.

    Thanks Dytecture!

I don't have before photos of the laundry/pantry. That renovation was mostly wall repairs, paint, flooring and reorganizing the shelving (added a few shelves). The heat vent is now a dark gray (no longer off white) and the ironing board cover is back on (it was in the wash when I took the photo). I really loved this paint color. It looks like a muted green in some light and a robin egg blue in other light……very versatile.

Looks nice! I would paint the bi-fold door and trim white and also the wood trim around the window should be white.

Looks like a lot of work!!! I don't know if I would have gone with black paint for the kitchen cabinets because of your small space. You accomplished so much on such a tight budget. Great job!!

I noticed that you painted the bi-fold door the same color as the wall to make it go away but left the other doors painted white-I would paint them all the same color of the wall. Nice job on your kitchen renovation!

I originally painted all the doors the wall color and then painted them all white. Neither worked. The doors open into the adjacent rooms and are generally left open. When painted the room color they looked odd when open in the adjacent room and when they were all white they were much too distracting (because there are so many of them. The pantry door really needed to disappear on the wall and so that is why changed it back to being painted the wall color.

The window and window returns will not be painted white……it's easy to change trim color and I wanted to give the buyer the option of whether they wanted to put up natural wood or change the color of the window. I would have put up oak trim with a clear coat, but it was absolutely not in the budget.

The cabinets are not black paint, but a gel stain, and yes…..they had to change. There was no way we could replace the cabinets and the finish on them was such that a dark stain was going to be necessary. I was not going to deal with painting cabinets…..especially since these are oak cabinets and would have required a great deal of work in order to paint them. I was worried the dark cabinets would make the room look smaller, but in fact it feels MUCH larger than it did before. Of course opening up the door to the dining room and narrowing up the pantry/laundry door certainly helps.

If we were staying here many things would have been done much differently. I renovated the entire house so that we could put it on the market. We expected it would be on the market for a while as we're in an area that doesn't tend to move houses quickly, but we received a nearly full-price offer w/in 3 weeks of listing (unheard of around here) and the only thing we're waiting on now is the appraisal so we can go forward.

HI -- Great job and I love the colors and the flooring ! I love the fact that you painted the baseboards and the pantry (?) door and trim the same as the walls . What paint and color did you use ?

I think you did a great job. Just think that the white door right next to the pantry door should be the same color. I think the white really stands out next to the pantry door that has been painted the same color as the walls. I really love the changes you have made....Just think the colors of the doors need to be consistent throughout the kitchen area, especially when they are right next to each other.

The paint is: Behr Frozen Pond PPU12-9

I kept the baseboards the same color because there is so much going on in such a small room that I didn't think a white line around the base of the room would be visually appealing. I know much of what I did is not typical, but I'm also not a very typical person.

Actually, I liked the trim the same color as the walls so much that I did the same thing in my new house! All of the trim is painted the same color as the wall even though the windows and pocket doors are all natural pine. I love the look! (picture below of the guest bathroom in the new house - not completely finished…..and the white switches/outlets will be gone soon).

Karen, I explained my reasons above for the decision on the door colors. That door was white before it was painted back to the wall color. I thought they should all be the same color as well, but I couldn't make it work. It's pretty apparent in the photos, but not nearly noticeable in person.

Can't change it now anyway as we're restricted on making any unauthorized changes to the house while we have a purchase pending.

wow...the kitchen looks so much more open and accessible! Great job - especially on a budget. I understand the constrictions of the budget and think you did a great job - not making it so perfect because the new owners may come in and change everything or feel locked into the color choice. Unfortunately, we have that situation in our house - painted windows everywhere - make so difficult to switch out. Nice job ;)

Impressive, exciting! Great job for the money. If by any chance you want a brighter look in the future. Think about using stainless steel ceiling tile for a back splash. They come 2’x2’ in many styles, cut and install easy. They are very inexpensive, not to mention they will add depth, character and contrast to your floor. I always recommend them for kitchen on tight budgets.

Looks great. You might want to consider painting the inside of the window. Also add some sort of blinds.

Thanks Tina. I explained my reasoning as to why I only painted the trim in a post above. We also added no blinds or window coverings in any the house except for the bedrooms as we wanted the new owners to be able to choose what they want to do with that aspect of the house. We've lived in this house 12 years now and never felt we needed any sort of window covering as an east facing window in Michigan means…..not much sun comes through there.

In other news…..it's official. The house sale is going through. The last hurdle was the VA appraisal and that went through with only one stipulation. It appears they want us to add a vent to the small crawlspace located at the front of the house. That's surprising since the crawlspace is open to the basement, but I guess we'll do what we have to do.

That looks amazing! Awesome job - congratulations! I see the pictures, and know you added some extra colorant to the stain, but would you say the Java colored stain is similar to the popular "Espresso" colored cabinets you can buy? I'm want to use the gel stain to redo some bathroom cabinets, and that's the color I'd like to go for.

Yes, the stain without colorant added is what I would equate to an espresso. I used it like that in the bathroom of this same house. It was fantastic!

Thanks! If we were staying in the house we would have likely replaced the kitchen cabinets for our own use, but it made no sense to do that in this particular house to sell it as, sadly, it's actually one of the nicest ones in the neighborhood. New cabinets would have priced it out of the market in this area and so this was a good solution.

I was worried about dark cabinets and a darker floor in such a small space so I used the light counters to help lighten things up and improved the lighting in the room with new fixtures. The dark appliances were still in very good shape so it made no sense to replace them.......otherwise I would have preferred stainless, but it's alright.....the buyers loved it. Surprisingly, the adjustments I made actually opened it up and lightened the feel of the room.

I think this kitchen is so on trend right now. I think frozen pond is going to be the new grey. Just saw the designer Alexa Hampton's additon and remodel of her NYC apartment in the April issue of Architectural Digest and this color is in her family room and she had custom wallpaper done with this color in it for her foyer and her kitchen was painted all black. She used brown as her accent with the blue green walls for her family room. And her budget was way beyond $1500! haha

What I love about the kitchen is that you have white trim, a little bit for pop, grey floors, a combo of black and white mixed together, for a bigger pop, and black appliances and cabinets with a hush of color in them and it is a perfect balance for the space for the biggest pop. Perfect ratios of colors inthe room! I love the black appliances; ss is on trend but the black works the very best in this room.....you are a genius. The nicest thing about a strict budget is that you are constantly redefining what you can 'have' in the room....challenging. Love it and of course your know it is perfect because it met your goal of selling the house and it met the appraisal goal too. Well done I'd say.

Beautiful. What type of colorant did you add to the gel stain?

The colorant that was recommended to me for the gel stain was Mixol. I used both blue (to cool down the brown) and black.

Blue gel stain? That's great. It sounds like the Mixol brand comes in more color options than General Finishes. How was the Mixol to work with (having only heard about General Finishs), and how did you know to mix the blue, did someone guide you on color mixing? Im going to need a little help figuring out what colors to mix to get the right finish.

    last modified: 11 years ago

I guess I wasn't very clear. The gel stain was the General Finishes Java. The Mixol is only a colorant that was added to change the dark brown of the Java to a cool black. Just adding black to the stain would have only created a darker brown and so I added blue as well.

I'm an artist (oils, watercolors, mixed media and sculpture). I thought to add the stain to a bit of white paint so I could better see what hue the brown tended toward (it's hard to see in very dark colors) before deciding what to mix into the stain. It looked a bit brownish orange. The compliment to Orange is blue and blue is generally a cool color so......I added blue a little bit at a time.

Oh I see. Very smart. I didn't know there were other coloring additive options. I will have to look into that. Thank you!
