Awwww, keep the exterior chimney and just reface in stacked stone. It's a big design element that will be tough to replace.

It leaks rain water into the house and it would cost more to replace it then keep it. We have electric fire place in living room.

Then just block it up as a functional fireplace and keep it as a design element. Consult a chimney specialist about this. If it is leaking, it is probably the pointing and the flashing with the roof.

I'm not sure what you mean by modern. It is a classic mid-century modern and taking out the chimney is going to ruin the proportions and balance. Please consult an architect for a redo. You could be devaluing it.

Don't know what you mean by adobe--it looks like stone to me. Traditional Adobe is rammed earth and needs periodic maintenance. Modern Adobe is stucco. It could be formstone, which is concrete facing.

That's a lot of window to replace, and putting on a quality storm and weatherstripping and caulking is a lot cheaper and just as energy efficient as new, especially for picture windows. Repair any rotted wood with Bondo and prime and repaint.

I think it would look good with the chimney gone. What color will the roof be? I would do something to emphasize the front door. Maybe bring the walk out and make a curved section at the entry. Then maybe a brightly colored pot could be placed on it to draw attention to the entry and add color. The edging stones look as if they need power washing or replaced. I like the color of the fireplace as it is now. It goes well with the roof. Is there anymore color on the house? Some of the plantings look a little overgrown. The Japanese maple is also helping to obscure the entry.

Thanks for that. The roof wil be the same dark color it is. I found a stone I like and will put up to the roof line. I will post progess pictures.We will be replacing and changing the landscape too
