Agree with JudyG. Outside could use some help. At least get rid of wreaths. The flower beds are also going in an "unfriendly" direction. They almost point awa from front door (at least in the piacture angle). Inside is lovely. Staging is very contrived I wouldn't spend too much on it

i see that these pics were taken in late summer. its ok to not update some of the photos to show lush gardens. but when i see summer shots in mid march, that says to me something has gone horribly wrong with the sales procedure.

this is probably not your job, ms lewis so i dont mean to take it out on you. but its what i would see as a buyer.

anyway, add a dining room table, the chairs look silly under the chandelier otherwise.

i'm also not a fan of staging, the only exception being bedrooms when its hard to tell how much space is in a room without a bed sitting there.

If there was one room I would set up it would be the living room. I'd want to see some real living room seating so I could understand the scale and imagine how my furniture would work in the space.

Ah...how do you people know what the house looks like outside from the posted pictures? Are you in the neighborhood?

Remove the wreaths lol. The outside is not so great but if it looks like the other homes in the neighborhood I wouldn't spend a whole lot of time worrying about it.

We go on about this all the time here on Design Dilemmas. Seems half the country is unable to visualize a bed in a bedroom, and the other half wants to see the house empty and devoid of any reference to the current owner.

I sold my house in 4 days. Multiple offers. Full price. The interior looked much like the interior of this one - clean, polished, buffed. I did have some minimal furniture (we are still living here, after all) but very minimal.

If you are going to stage it, I would stage it 100% or not at all. I would not throw some random pieces in there. Except maybe the bedrooms. I am totally surprised that people sincerely cant picture a bed in a bedroom and you have to show it to them. But here, the correct size bed (i.e. not a full size bed in a master bedroom).

In the end the house needs to be priced correctly in order to sell.

If I am seriously interested in a home, I don't mind at all if it's empty. I get to concentrate on seeing any 'faults' without being distracted by decor. I really appreciate a handout sheet showing the room sizes. I have a friend trying to sell a home that is fully furnished to the point of being overstuffed. Even though it's a high end home, I'm not surprised he's still waiting for an offer. I hope they are not offended if I offer to help de-clutter.

In this case, I would show it empty. There is so little there that it draws attention away from the house. "Oh look, there is nothing in here except two chairs." Not, wow, look at this nice space and gorgeous floors.

So I agree, full on staged or empty.

I agree with handymam, all in or nothing. You could keep the bed as it shows the size of the room ,but those two chairs look lost and don't reference any furniture that would ever be in there. There should be a sofa and two chairs at least for anyone to see how furniture would fit. I get the feeling that some poor guys wife left him and took most of the furniture. I have to agree about the wreaths as well on the exterior. Overall a lovely home in a pretty setting.

lol.... no, i think they moved out and that was the furniture they didnt need right away in their new house.

when we sold we didnt put our house on the market til after we moved, i am beyond the stage in life in wanting to clean for showings. we left our screen porch furniture as our new home didnt have a porch (yet) and the rest of the house was empty and polished. gone in a week.

my comment about leaving the bed, i ought to have clarified. if a master bedroom is small its good to leave a bed so people will know if theirs will fit or not. as much as folks generally know they'll need new living room furniture anyway, needing to go from a king to a queen isn't a good thing to discover on moving in day.

Remove the wreaths. I might even move the planters to the back deck but start with removing the wreaths. Stage a couple rooms. Dining room (keeps people from hitting their head and you already have 2 end chairs). Agree that the lone bed, though made, doesn't do much for buyers. I would get a headboard, dresser, end tables and rug or remove the bed altogether. Remove the window sheers.

Either hire a staging pro to do the whole thing and do it all right, or take everything out. The little bits of random furniture make it seem like you're trying too hard to stage, but won't go all the way.
