It depends on how bad they are. If they were all equally bad, it's a tough choice between the kitchen and bathroom.

I've lived in my home 21 years. The kitchen was done first, then the master bath. Redone only because they wore out. I don't think I'd ever go looking for a new place to own and then have to start remodeling. At least not in So Cal where everything is out of line price wise.

I voted bathroom, assuming that it is so bad that I can't stand bathing in it. But, that being said, the kitchen also would be first because I would want to be able to have people over while the rest of the house is not yet finished. The kitchen is the most used room by residents and guests, imo.

Convert the screened porch to a 3-seasons room and then add a screened porch to that.
