Our first floor rental unit kitchen renovation

The rental market in Boston is not just heating up its hot right now. So for us not to take advantage of this opportunity to renovate the kitchen so the rent would be at least market rate would be s a shame. So my husband and I and with a little help from friends we were able to pretty much gut the kitchen and raise the rent from $1750 a month with heat included to $2100 and no heat include. The work was done in 6 weeks starting about May 25 and we were able to have it rented by June 25. What a huge difference!

    The painted cupboards look good. Did you also paint them white (or something light) on the inside? That makes a really big difference when actually using a kitchen - rather than just looking at it for its cosmetic value. It's so much easier to find objects with a white background when rummaging around in the cabinets.

    Also, what did you do on the left side of the sink? We can't really see the wall above that area or to the side in the pictures you uploaded.

    Everything else looks so good- the floors, the countertops, the farmhouse sink, the splash back. Makes such a difference. You must have been so proud once you were done? I hope your tenants are looking after your place well.

    Thank you so much for the wonderful comments and feedback. We were so proud I did not want to go upstairs to my house I loved what we did. It's very beach cottage kitchen now. So to the left of the sink is very interesting. It had a long galley type space with the cabinet running down the entire wall top and bottom but only on the left (same as the sink)..so we removed them all and the top piece that was so dark and dated. At the end of the space is the fridge pushed to the left and in the right we ran open shelving all the way to the backsplash.

    The dishwasher is where the stove was, the stove is where the fridge was and we added a microwave above the stove as well. All the cabinets were raised up about 6" and we added a twelve base from somewhere in the room next to the dishwasher. Also I agree with you about the inside of the cabinets being white, I did paint them so you could see and also so they were clean and fresh and new after 30 years. The design on the cabinet is or was so ulgy, like a bad trailer park from the 50/60's, now it adds to the overall design of the room giving it that beach or cottage look. We did this on a crazy small budget having to cover the full mortgage and not receiving extra for rent it was a tight summer. I will try to put up the rest of the pics somehow. So you can really a see what's going on and the huge changes we made. I want to say we did it with 5-$8,000 total the most expensive items being the flooring which is a Pergo type of flooring I think it wa called Kronnoswiss. All the colors are Benjamin Moore, the cabinets are Software and and the walls are Exhale.
