Will a 9'x12' rug fit in this room? I'd go as big as possible so that the expanded table will look great and all the chairs will be on the rug.

You need 2 feet of rug all around the table when fully expanded for chair scoot and sit space, so that is an 8 x 10 rug (48"+48' x 72"+48" = 90"x120" or 8'x10'.) If you want to compare the two sizes, simply use painter's tape to tape them out on the bare floor, centering on the light fixture. It usually looks best with an even amount of floor exposed all around, but you also don't want the rug to run into walls or furniture on the walls. Depending on what other furniture goes here, the smaller one should leave adequate space for extra pieces to sit off the rug, will still be adequate for the expanded table, and will look good with the closed, smaller table. Looks like the previous owners covered up a lot of pretty window trim with those cafe curtains. Hope you'll expose them again. Enjoy your new home!

Families with young diners often use indoor/outdoor rugs since they can be taken out and hosed off when stained.

Better than an outdoor rug would be one by FLOR. These are carpet tiles that connect together with little adhesive dots on the underside. You can take them apart easily and wash individual ones with detergent in your sink! They have a huge array of choices of colour/style/texture and you could make the coolest looking rug for your dining room, just the size you want. You can get full tiles or partial tiles which are great for borders. Look at their website and get on their email list because they send out weekly emails with wonderful inspirational photos of what their rugs can look like.

I have FLOR tiles in my home....................they are tough to clean and I would not recommend them for home installations.

Just not able to get any stains from dogs no matter what I use. That is not the case for the commercial carpet, but I am forced to replace the tile again and again......................mind you the carpet tile is white, but that's why I purchased carpet tile.
