There seems to be a lot of wasted space due to the angled stairs. The area at the rear entry in particular. The three closets in this are are a bit awkward. The deep angle on the island will make it extremely difficult to reach the far corner to clean it. The basement bedroom needs to have a window that meets egress requirements. I see what you are after, but would suggest spending some time with an architect or designer to fine tune your vision. It would be money well spent.

It looks like your front entry is through your garage? The other front door enters straight into your living room without a protected entry hall......Since you live in Manatoba and winters must be fierce, I would recommend a front door that enters through an enclosed entry hall so that the wind doesn't blast through the house when your guests arrive.

Also, your two bedrooms are far away from the bathroom. It would be better is they were close to the bathroom.......I would move the bedrooms closer together and place the bathroom nearby.

Yes - I have been worried about wasted space in the area just past the entry. I dont think it would be very useful for any furniture pieces. I designed it that way to try and keep the angles clean.

I envision that my family and i will enter into the garage almost 100% of the time. That being said company would use the front door. I was planning a short 6' long half height wall/banister to try and segregate that entrance from the living room but I agree that entrance is cramped for space if we are entertaining. Especially with the bedroom doorway being right there.

I think i will be taking you up on your suggestion of finding an architect to re-approach things. A small amount of $ for big improvements!
